Next phase of Orleans Landing: Walkable waterfront, hotel on riverfront

The second phase will see Turay's City Growth Partners LLC build about 300 apartments, 100 hotel rooms, 25,000 square feet of retail space and a fee-based parking deck on 3.1 acres on the northwest corner of Riopelle and Atwater, just inland from the Detroit RiverWalk and waterfront parkland.

Preliminary plans call for a pair of eight-story buildings on the site facing the river, but Turay said the design is still in the works. Construction is expected to begin next year.

Old vs New, I'd take the old because the outer skirt is just fascinating, but I hope they improve the new rendering, as in they put in some more flashy stuff.

Key tower is ~880 ft to ceiling height, but its architectural height reaches ~947 ft. It will be ~35 ft shorter than Key, allowing it to remain as the tallest tower from New York to Chicago.

^Comcast Center in Philadelphia is 1121 feet  so no.

I prefer to say Key is the tallest between Chicago and the East Coast. ?

People living at Park Avenue House — a hotel at 2305 Park Ave. known as an affordable housing option in the city — received notices this past weekend that they have 30 days to vacate.

The news, which was accompanied by rumors that the building has been sold, highlights the continued development and interest in downtown Detroit but also draws attention to limited affordable housing options in an increasingly desirable city.

Downtown Detroit Church of Scientology set to open

After years of planning, the Church of Scientology’s downtown Detroit location is slated to open to the public next week, officials confirmed Friday.

The newest location near Jefferson and Griswold is scheduled to welcome the community starting at 9 a.m. Monday, spokeswoman Karin Pouw said.

Ford Motor Co. is one step closer in its quest for $103.5 million in tax breaks it seeks from the city for its Corktown campus.

The City Council is expected to weigh in as early as Tuesday on three of the four requested tax abatements after the council’s planning and economic development committee on Thursday moved the items forward with a recommendation to approve them.

For decades, Toronto has looked down on Detroit, a neighbour that’s gone from hot prosperity to hard times. But architect Mark Nickita lives in both cities, and he has a surprising message: When it comes to city parks, Toronto looks lousy in comparison.

“If you’re a tourist and you visit the two cities,” says Mr. Nickita, “It would be very clear that the parks in one city are at a much higher level of maintenance. Those in downtown Detroit are on par with what you’d see in London or Paris. And I don’t see that here.”

Albert Kahn Building redevelopment to cost $58 million

The redevelopment of the Albert Kahn Building in Detroit will come with a $58 million-plus price tag.

The cost to redevelop the historic New Center area building is revealed in a Detroit City Council document requesting the creation of a commercial redevelopment district for the property, which would allow for an up to 12-year property tax abatement on the planned commercial space.

Construction is expected to begin in January and take about 18 months to complete, said Matthew Sosin, principal of Farmington Hills-based Northern Equities Group, which is half of the joint venture that bought the building and five other West Bethune Street parcels in June for $9.5 million from another joint venture led by Detroit-based developer The Platform LLC. Birmingham-based Lutz Real Estate Investments is the other co-owner of the property along with Northern Equities.

West Riverfront Park lands $50M grant from Ralph C. Wilson, Jr. Foundation

A transformational park development along the Detroit riverfront is much closer to reality today.

 

The Ralph C. Wilson Jr. Foundation, in honor of its namesake’s 100th birthday, is gifting $100 million each to green spaces and trail initiatives in southeast Michigan and western New York, specifically Detroit and Buffalo. The gift will fund two major parks—including Detroit’s West Riverfront Park—and about 250 miles of trails in the regions.

 

President and CEO David Enger tells Curbed that Wilson loved exercise and being outside and near the water, so it made sense to give this great gift in honor of him on his birthday.

Left for dead, little-known Detroit shopping mall is now coming back

A little-known enclosed shopping mall on Detroit's west side that has barely survived is now on the brink of revitalization after landing a major tenant for an empty department store that closed in the 1980s.

 

Tower Center mall, 15400 Grand River at the corner of Greenfield, will be the newest Michigan location for fast-growing discount retailer Forman Mills, which is preparing to open a roughly 45,000-square-foot store in a section of the mall that once housed Montgomery Ward.

 

The store's planned Nov. 2 grand opening would mark the biggest development in years for the onetime Detroit retailing landmark whose last extensive renovation was in 1984. Many city residents are unaware that the small urban mall even exists.

this is heartening news. the article sez the cool old 1940s brick italianate style mall closed in the 1980s and has carried on with black owned businesses at $1sqft rents. they are excited to get forman mills into the old montgomery ward space. it will bring in a lot of foot traffic.

 

we got a forman mills in the south bx hub near where i work sometimes. its decent and they have a lot of affordable merch. it will do well there.

 

just another example of detroit bouncing back in every way.

Lafayette West moves quickly through community benefits process

A $108M development will bring 374 new residential units—both for-sale and for-rent—just east of downtown in Lafayette Park. The development has moved through the community benefits process, with the developer and Neighborhood Advisory Council (NAC) agreeing to multiple issues.

The Community Benefits Ordinance (CBO) for projects over $75 million allots six meetings between the NAC and the developer, and the process for Lafayette West only took five. The developer, Ginosko, agreed to many of the requests made by the NAC; key issues included parking, hazardous materials abatement, work hours and noise concerns, and pest control.

Google opens sales office in Little Caesars Arena

It may not be servicing searches or developing self-driving technology, but Google Inc.'s new Detroit office is seeking to help drive the future forward.

One hundred "Googlers" from the tech company's Birmingham offices moved to its modern, amenities-filled spot at Little Caesars Arena in August. The Menlo Park, California-based company is the latest tech firm — including Microsoft and Tata Technologies — to pick up their operations from the Detroit suburbs and drop them into the city proper, reversing a decades-long trend.

Ford plans construction on Michigan Central Station by year's end

Ford Motor Co. expects to start construction on its Michigan Central Station renovation before the end of 2018, the automaker said Thursday.

The automaker will work with design firm Quinn Evans Architects and architects at Christman-Brinker on the project expected to be completed some time in 2022.

Plum Market to open location in downtown Detroit in summer 2019

Plum Market, Michigan-based grocer, is set to open in downtown Detroit next summer in Ally's One Detroit Center. 

The location at 500 Woodward Ave. will have grab-and-go food options for breakfast, lunch and dinner, a scaled down grocery store, a self-serve food bar, Zingerman’s coffee, baked goods, fresh-cut flowers, a bar and a rentable event space with outdoor seating overlooking the Spirit of Detroit, according to Curbed Detroit.

Gilbert to sell Greektown Casino-Hotel for $1 billion

 

Jack Entertainment LLC, owned by Quicken Loans Inc. Chairman Dan Gilbert, reached an agreement late Tuesday to sell Greektown Casino-Hotel in downtown Detroit in a $1 billion deal.

Wyomissing, Pa.-based gaming conglomerate Penn National Gaming Inc. and Vici Properties Inc. are the buyers of the 400-room hotel and casino.

Penn National, which operates 39 thoroughbred horse racing tracks and casinos, mostly under the Hollywood Casino brand, will pay $300 million for the casinos operating assets and serve as the casino operator. Vici Properties, a real estate investment trust spun off from Caesars Entertainment Corp. during its bankruptcy last year, acquired the real estate for $700 million and will serve as the property owner.

Federal and state gaming authorities must sign off on the deal, which is expected to be completed within six months, Gilbert told Crain's.

A local muni official who gave me a great tour of central Detroit developments last August said the big worry is that construction is ahead of demand - and maybe WAY ahead. Like Cleveland, apartments aren’t the worry, but commercial office and retail space is.  They are concerned that slow absorption will jinx things. Their lesson was RenCen’s very slow take off when it was built.

A stretch of West Warren Avenue is showing signs of life and soon, occupancy, as a row of townhouses and a duplex finish up renovation. We stopped to talk with owner Jon Zemke about the properties and the work it takes to renovate homes in Detroit.

The properties—the townhouses and duplex—were bought through the tax auction and private sales. Zemke and his wife Kristin Lukowski also own the surrounding land. One notable feature is the TARDIS shared library, which was started by Zemke’s brother Dan.

Oh what a difference three years makes.

Amid a strengthening downtown real estate market, Wayne County reached a tentative agreement to sell a downtown Detroit office building near Campus Martius for $4.65 million to the Elia Group, according to a joint press release on Sunday.

The deal for the four-story, 29,968-square foot building along Woodward Avenue in the shadow of the towering 40-story Guardian Building still needs approval by the Wayne County Commission. But if it comes together, the sale's price would be more than double the amount tentatively agreed to in 2015 with a different prospective buyer.

That building is so strange. It's always been a bit of a mystery to me why the Guardian Building wasn't originally designed to include a Woodward entrance.

'Upscale' mixed-use development planned north of Midtown Whole Foods after $15 million site sale

An entity tied to Southfield-based Ciena Healthcare Management Inc. in Southfield has purchased a key piece of Midtown real estate with plans for a mixed-use development.

In what is so far the most expensive land sale of the year in Detroit, the 3.78-acre property at 3750 Woodward Avenue immediately north of the Whole Foods grocery store sold to a limited-liability company registered to Ciena CEO Mohammad Qazi for $15 million, or $3.97 million per acre, according to city property records. It was recorded with the city on Sept. 24.

I've wondered about this too. The new Hudson's building will be massive. Who is going to fill the office space? Is Gilbert assuming that his companies will keep growing so he will need the space? What happens if the mortgage market crumbles? Quicken won't be needing any new hires will at some point trim people. It's great that Detroit is making a comeback but its almost all on the backs of one company and one person. Reminds me of the old days where the auto industry was the only thing keeping the city vibrant. Now you can add mortgages and a few tech firms, especially for downtown.

As a native Detroiter, I'm skeptical that the Illitches are going to do anything big. They always talk big but almost never deliver. I just came back from Detroit and outside of the arena and the new HQ (which is way behind schedule), all I found was a bunch of new Illitch branded parking lots and some windows on the empty Eddystone. Quite frankly, DTE has done more in that area with Beacon Park than the Illitches have done with their growing acres of concrete.

Vacant Jefferson-Chalmers buildings to be rehabbed for apartments

Two more buildings on the east side will be rehabbed for housing. In a partnership between Jefferson East Inc. and Shelborne Development, the city announced a $5.4 million redevelopment of the two Jefferson-Chalmers buildings.

 

23 residential units will be available, with 12 allocated as affordable for residents making $30,000 or less. The rent for these will be about $800 per month.

 

Jefferson-Chalmers is one of ten neighborhoods part of the Strategic Neighborhoods Fund, which is driving development and investment in specified neighborhoods throughout the city. Last week, the Fund received $35 million in corporate funding.

Pullman Parc development team to start site work for townhouses, apartments

Construction is expected to start soon on Pullman Parc, a new residential development just across from the Lafayette Park neighborhood. Broder & Sachse Real Estate, Hunter Pasteur Homes, and Woodborn Partners announced that site work is starting on the project, which includes demo of the Friends School.

 

Demolition is expected at the end of the month, with construction starting in early 2019.

Fouts details $170M Warren Town Center development

Mayor James Fouts released details Wednesday of a $170 million public-private development project in his city, including the selection of a master developer picked to put the parts together.

 

Flaherty & Collins Properties, which has “extensive experience in building high-end hotels,” according to Fouts’ news release, was selected by the city's Downtown Development Authority to develop Warren Town Center.

 

“This is an important first step in achieving the city’s goal of creating a downtown that will draw visitors and new high-end businesses to our city,” said Fouts. “The downtown concept has been a vision for city leaders since the 1960s.”

Extended-stay hotel to open Monday in historic Metropolitan Building

 

Element Detroit is slated to open its doors on Monday, offering visitors an extended-stay hotel downtown.

The eco-focused hotel is inside the historic Metropolitan Building at 33 John R. Its opening comes one month after officials gathered to celebrate the restoration of the Neo-Gothic building that had sat vacant for nearly 40 years.

Food hall, co-working space set for colorful Milwaukee Junction building in $16 million project

Office and co-working space and a food hall are slated for a building in Detroit's Milwaukee Junction neighborhood best known for its colorful mural on its western wall.

Construction on the $16 million project to redevelop the building sometimes referred to as the Bleeding Rainbow building, is expected to be done by the end of the year, according to a news release by Detroit-based developer The Platform LLC, which is active in Detroit neighborhoods and along the Grand Boulevard corridor.

The first two floors of the 1913 building at 2937 E. Grand Blvd., which is being rebranded as Chroma, will get a public market by West Palm Beach, Fla.-based Grandview Public Market, which "will feature 14 chef driven concepts, most of which are locally owned," the news release says. A full bar with beer, wine and cocktails is also planned as part of the project.

Residential property values in 2018 rose in more than 90 percent of Detroit’s 194 neighborhoods, Mayor Mike Duggan announced Tuesday, saying it's a sign that revitalization efforts are impacting more areas of the city.

 

The average increase in residential value citywide was 12 percent, with several neighborhoods seeing gains of more than 20 percent, according to data released Tuesday by the City Assessor’s Office as part of its annual proposed property assessment changes.

 

"I always thought that we would see double-digit increases,” Duggan said Tuesday during a press conference on the 2018 assessments. "But it's one thing to think it should be happening, and it's another thing when the assessor walks into your office and shows you the map that it's happening all across the city. That’s reassuring.”
