New Ross-Ilitch plans totaling $1.5 billion would convert Fox offices to hotel, will seek state aid

 

The Ilitch family's Olympia Development of Michigan and Stephen Ross' Related Cos. are seeking what could be hundreds of millions in public financing as they seek to build what they say is $1.5 billion in new and redeveloped buildings, including turning the Fox Office Building downtown into a new hotel.

Detroit-based Olympia Development and New York City-based related said in a Tuesday press release that they plan a total of 695 residential units, 1.2 million square feet of office space, 100,000 square feet of retail and 467 hotel rooms across 10 properties in the Ilitch family's District Detroit area downtown.

Twenty percent of the residential units would be reserved for those making 50 percent or less of the Area Median Income.

Start of Community Benefits Process Marks Next Phase of Proposed Mixed-Income, Mixed-Use Development in The District Detroit

 

This phase of proposed mixed-use projects in The District Detroit includes:
 

Four residential projects totaling 695 units with 20% of units set aside as affordable housing at 50% Area Median Income, including:

  • Two new construction residential buildings:
    • 2250 Woodward Avenue. A proposed mixed-use development that includes residential space with ground floor retail.
    • 2205 Cass Avenue. A proposed residential building that will be part of the mixed-use campus of the DCI.
  • Two historic preservation residential buildings:
    • 408 Temple Street. This is a planned rehabilitation of the brown brick and terra cotta building, formerly known as the American/Fort Wayne Hotel, designed by Ellington and Weston and located in the City’s Cass Park Historic District. It is proposed to be renovated into a mixed-use building with first floor retail and residential space.
    • 2210 Park Avenue. This is a planned rehabilitation of the neoclassical style Detroit Life Building, designed by Arnold & Schreve and located in the City’s Park Avenue Historic District. It is proposed to be renovated into a mixed-use facility with first floor retail and residential space.
  • Four commercial office buildings:
    • 2200 Woodward Avenue. A proposed mixed-use development that includes first floor retail and office space.
    • 2305 Woodward Avenue or 2300 Cass Avenue. A proposed mixed-use development which includes first floor retail with office space above.
      • Two different locations are under consideration for this structure depending on prospective tenant feedback – either: (a) 2305 Woodward Avenue, west of Woodward Avenue, East of Park Avenue, south of I-75 and north of Montcalm Street or (b) 2300 Cass, east of Cass Avenue, west of Clifford Street, south of I-75 and north of Montcalm Street.
    • 2300 Woodward Avenue. A proposed mixed-used development that includes first floor retail with office space.
    • 2115 Cass Avenue. A proposed business incubator that will be part of the mixed-use campus of the DCI. This project will include the adaptive reuse of the former Moose Lodge building at that location.
  • Two proposed hotels, including:
    • 2455 Woodward Avenue. This previously announced hotel is located at Woodward and I-75 Service Drive, adjacent to Little Caesars Arena.
    • 2211 Woodward Avenue. This is a proposed adaptive reuse of the current Fox Office Building to a hotel. It will not alter the historic Fox Theatre.

Capitol Park building designed by Albert Kahn to add 4 floors, get new facade

 

The Capitol Park neighborhood in downtown Detroit is expected to see a roughly $13 million restoration and addition to one of the last vacant buildings there.

Karp and Associates, which has several projects in the tiny enclave west of Woodward Avenue, is planning to add four stories to the roughly 16,000-square-foot, seven-story building at 1133 Griswold St. and add a new facade.

 

In all, the redevelopment would bring first- and basement-level retail, a second-floor office and 25 apartments to floors three through 11, said Karp. There would be 16 one-bedroom units, eight two-bedroom units and one three-bedroom units, with 20 percent affordable at 80 percent of the Area Median Income.

Construction begins on future AC Hotel in Midtown Detroit

 

Construction has begun on a long-awaited 154-room Marriott International AC Hotel in Midtown Detroit that will incorporate the historic Bonstelle Theatre as a bar and event space.

Developer Roxbury Group announced Thursday that work on the new 10-story building is officially underway and could finish in the fourth quarter of 2024.


The AC Hotel was first announced in early 2020, on the eve of COVID-19, and construction was subsequently delayed by the pandemic and its effect on the travel and hotel industries.

AC Hotel is a mid- and upper-level, European-inspired brand that began in Spain and has been owned by Marriott since 2011. The Midtown location will be the second AC Hotel in Michigan after Grand Rapids.

Cathedral Arts Apartments start construction near Boston-Edison

 

You might have noticed fencing and site work recently across from the large Cathedral on Woodward, just north of Boston-Edison. MHT Housing, the Archdiocese of Detroit, and the city broke ground this week on a new construction apartment building on the site. 

 

The four-story building will bring 53 two-bedroom apartments to the neighborhood, all at "affordable" prices. It will also have 6,000 square feet of commercial and retail space, part of which will be a workforce training center. According to a release from the city, 

  • 27 units will have rents starting at $960 for residents with incomes earning at or below 60 percent of the area median income (AMI);  
  • 6 units with rents starting at $800 for residents with incomes at or below 40 percent AMI;  
  • 4 units with rents starting at $540 for residents with incomes at or below 30 percent AMI;  
  • Residents in the remaining 16 units will have vouchers from the Detroit Housing Commission to help support their rent, so they won't pay more than 30 percent of their income on rent and utilities. These vouchers will generally be targeted to residents making 30 percent or less AMI.

Michigan State endowment buys majority stake in Fisher Building

 

Michigan State University's endowment has purchased a majority interest in the historic Fisher Building in Detroit's New Center area.

 

In addition to buying the Albert Kahn-designed tower affectionately referred to as "Detroit's largest art object," the endowment has purchased two surface parking lots adjacent to the 441-foot tower as well as the Baltimore Garage previously controlled by Detroit-based developer and landlord The Platform LLC, which is run by Executive Chairman and CEO Peter Cummings.

 

In an interview, Phillip Zecher, CIO for Michigan State, said the endowment paid $21 million for a 79% ownership of an entity that now owns the four properties. The deal, in discussions for more than a year, closed Monday.

 

The remaining 21% is now owned approximately 50-50 by The Platform and Michigan State University Federal Credit Union. The new joint venture between the endowment, The Platform and the credit union is taking out a loan from the credit union to retire existing debt and pay for exterior restorations, building operations and leasing activities like tenant improvements.

The Parade Company unveils campaign for new $45M headquarters along Detroit River

 

The Parade Company announced Monday a new campaign to help raise $45 million for new headquarters along the Detroit Riverfront.

 

In 2021, The Parade Co. and the City of Detroit reached an agreement to purchase the old Brodhead Armory along Jefferson Ave. just past the MacArthur Bridge to Belle Isle, but the Detroit Free Press reported last month there were setbacks.

 

On Wednesday, The Parade Company unveiled the plans for their new headquarters, and the "Be A Heart of History" campaign. The goal is to raise money for the new 160,900-square-foot studio, design and operation headquarters.

It may also serve to encourage maintenance and rehab of what are now marginal properties likely to be abandoned.  It will be interesting to see how this works out for Detroit.

US tower tops out on $5.7B Gordie Howe Bridge

A Fluor, ACS Infrastructure and Aecon JV is building the project that will span Detroit and Windsor, Canada. Work is entering final stages.

The $5.7 billion Gordie Howe International Bridge project connecting Detroit and Windsor, Canada, is entering the final stages of tower construction with help from man’s best friend, according to a press release from the project. The bridge towers have been under construction since 2019.

 

The last concrete pour for the architectural heads at the top of the pylon on the U.S. side of the span is complete, and that tower has reached its full 722-foot height, according to the release. The heads are sloped to prevent snow and ice from accumulating.

 

Crews are now removing the jump form system which supported the concrete cast. These same last steps are anticipated to begin on the Canadian tower this month, per the release. Crews will remove equipment, platforms and materials before a crane lifts away eight giant panels from the tower, a process that takes about four weeks.

 

When complete, Gordie Howe will be North America’s longest cable-stayed bridge with three lanes each way for vehicular traffic as well as a multi-use path for bikes and pedestrians. Bridge officials told the Windsor Star they continue to target a late 2024 opening, but this could be pushed to 2025 due to pandemic delays.

Music Hall expansion plan clears Historic District Commission

 

Detroit's Historic District Commission has given final approval to the design for an expansion of Music Hall Center for the Performing Arts.

 

The final design, reviewed by the HDC at its Wednesday meeting, includes updates for the building's roof and the decorative screen that will encircle the building.

 

Music Hall President Vince Paul said the project is expected to go before City Council early next year, but it must first secure approval from the city Economic Development Corp. to issue $80 million in tax-exempt 501(c)3 bonds for the $122 million expansion.

Outside of Chicago, I believe Detroit has the most impressive skyline in the Midwest.  This new building by Bedrock will add a much needed pop of glass as is also the case with SW new building in Cleveland.  Both cities are on the rise IMO.  The new cities will never have the old historic to blend with new modern construction.

I would rate Minneapolis' skyline over Detroit.

minny has a nice, dense skyline, but detroit’s is way better.

Hotel Water Square

 

The former Joe Louis Arena site on the Detroit River, now called Water Square, is set to welcome a new addition in the form of a 25-story, 600 room hotel. The Developer (Atwater and Second Associates, LLC) which includes Sterling Group as the principal, proposes this new hotel consisting of five (5) podium floors which include a ground floor restaurant, a lobby bar, two ballrooms, 50,000 sq ft of meeting rooms, swimming pool, spa and fitness area. The back-of-house areas will include offices, staff support spaces, and a large kitchen to support the seamless operations behind the scenes. A pedestrian bridge will span over the future 2nd Avenue and provide a direct connection to Huntington Place Convention Center. This important feature will enhance accessibility and convenience for convention-goers and guests alike and allow for truly connected access to the convention center. The hotel tower floors will comprise 20 levels and offer unprecedented views and amenities. 

 

Detroit is at a significant disadvantage when competing for convention business, as the number of rooms within walking distance of the convention center and not having a connected hotel is a major concern of all meeting planners. With the new connected hotel this will allow Huntington Place and the City of Detroit to attract events and conventions that were previously not attainable. 

 

The Developer is seeking governmental approvals and to commence construction of the new hotel in the second quarter of 2024.

Q2 2024 is pretty speedy for them to get it going -- very good news.

This is happening in Columbus right now with the old Spaghetti Warehouse building. Sad to see such lazy effort put forth by developers, when it’s clearly possible to fix and restore just about anything.

Castle-like James Scott Mansion reborn with nod to past

Detroit developer Joel Landy said no one believed he could save the historic James Scott Mansion when he bought it from the city in the early 2000’s.

 

It cost nearly $6 million to rehab the mansion into a 26-unit apartment building. The project was funded by Landy; community development lender Capital Impact Partners; historic tax credits; and brownfield credits, according to Midtown Detroit Inc. Invest Detroit was also an early lender in the project.

AP Source: GM to move Detroit HQ to new downtown tower, plans to redevelop iconic Renaissance Center

DETROIT (AP) — General Motors plans to move its iconic Detroit headquarters to a new downtown office tower and redevelop its home office site, a person briefed on the plans said.

 

The company has scheduled a news conference Monday afternoon with the Bedrock real estate firm to announce the plans, the person said.

 

In addition, Bedrock, which owns multiple office buildings downtown, will join GM in studying redevelopment of the seven-building Renaissance Center now owned by GM, said the person, who asked not to be identified because the plans have not been formally announced.

Good for Detroit's downtown. Without a major tenant like GM, I don't know how they occupy the central office space at the Renaissance Center in the future. A conversion to luxury apartments/condos would be very cool, but also probably really expensive.

Residential would be amazing--I was once upgraded to the Presidential Suite at the Marriott there years ago.   Four bedrooms, grand piano and I could have probably seen Cleveland on a clear day... 

I really like that building. Shame to see GM leave.
