Pistons hold groundbreaking for medicine complex

 

 

Officials hope a new state-of-the-art training, rehabilitation and sports medicine complex in the New Center area will spark additional development in the surrounding area.

 

 

The Henry Ford-Detroit Pistons Performance Center, scheduled to open in summer 2019, will house a training facility and the NBA franchise’s corporate headquarters.

Ilitches seek developer for mixed-use project on Fine Arts Building facade property

 

Olympia Development of Michigan is seeking a developer for a mixed-use project on the site of the Fine Arts Building facade in downtown Detroit.

 

A request for proposals obtained by Crain's says the Ilitch family's Detroit-based real estate company wants a developer for a project with residential and other uses that could include retail, restaurant and/or office space on the site on Adams Street and Grand Circus Park, which features the facade of a historic building designed by Louis Kamper that was demolished eight years ago.

Construction on Ilitch School of Business half done

 

After breaking ground on the site in July 2016, District Detroit has announced the Mike Ilitch School of Business at Wayne State University is halfway complete.

 

Work crews have begun installing the building’s exterior glass façade, along with its exterior limestone, metal panels and custom curtain wall systems.

Google signs office lease in downtown Detroit

Google has finalized its plans to move downtown with a lease signing for a new office space alongside the Little Caesars Arena, company officials announced Monday.

 

The 29,000-square-foot office will be at 52 E. Henry St. More than 100 employees will occupy the space following the move planned for spring 2018.

Wayne State finalizes 40-year, $1.4 billion student housing partnership

 

Wayne State University finalized Thursday a 40-year, $1.4 billion partnership with Corvias to develop, finance and operate the school's student housing.

 

Under the agreement, the Rhode Island-based public-private property management firm will create 841 new beds and renovate 368 beds in addition to managing the existing 2,950 beds on campus, according to a Wayne State news release.

 

Beginning Friday, Corvias will begin managing all on-campus housing facilities, with 28 full-time employees on campus.

The Hamilton apartments' $12 million rehab kicks off

 

A $12 million renovation to the former Milner Arms apartment building in Midtown is officially underway.

 

Among the improvements to the building, now called The Hamilton, are a new ballroom, new flooring and appliances in individual apartments, upgraded landscaping and updating the mechanical, plumbing and electrical systems, a news release says. Renovations are expected to be complete in the fall 2018; preleasing is expected to begin in the spring.

MDOT moving ahead with plan to rip out I-375 freeway, restore surface street

After years of study and debate, the Michigan Department of Transportation is moving ahead with plans to rip out Detroit's I-375 expressway and restore a surface street there.

 

It won't happen overnight. The soonest MDOT might move ahead is about 2022, provided details are settled and funding arranged.

 

But the commitment to remove I-375 and restore a surface street puts Detroit firmly in the ranks of cities trying to undo the damage done a half-century ago by ramming high-speed freeways through urban neighborhoods.

Capitol Park Lofts now open downtown

Mark another building in Capitol Park off the renovated checklist. This downtown enclave has seen a resurgence in investment and renovations in recent years, and now the Capitol Park Lofts building at 1145 Griswold is completed.

 

The $30 million renovation was a partnership between developers Karp and Associates, Prater Development, Kraemer Design Group, and construction manager Buildtech.

Lee Plaza, adjacent property up for redevelopment

Could it finally be Lee Plaza’s time for redevelopment? Plans have been introduced to redevelop the 15-story building west of New Center in recent years, only to fall short in funding.

 

A new request for proposals (RFP) has just been released for redevelopment of the long-vacant building, plus the surrounding land. In total, it’s 1.68 acres about one mile west of the Fisher Building on West Grand Boulevard. The building is on the National Register of Historic Places and qualifies for historic tax credits. The asking price? $350,000.

Olympia Announces Yet Another District Detroit Development: $30m With 730 Parking Spaces

Word came over the press wires that Olympia Development has begun construction of a new $30 million building on Temple Street in the District Detroit (or as we’ve always called it around the office, Ilitch Village).

 

If you’re not familiar, that’s the 50 or so block area around the new Little Caesars Arena that’s seeing a ton of new investment and development, including the addition of Google as a tenant.

New Studio Live development to bring 145 apartments to New Center

One more development to keep an eye on in New Center aims to bring about 145 new apartments, 10,000 square feet of retail, and 87 parking spaces to the neighborhood. The development—named Studio Live—is still in the early phases, and the developers hope to break ground in late 2018.

 

The redevelopment will take the historic WJBK-TV building—which was built in 1956—and convert it into apartments and retail. The red brick building itself is 30,000 square feet with two stories, and two more will be added on. About 19 apartments will go in the existing building, and the rest in the new construction. In addition, a new eight-story, 105-foot-tall building will be built behind it. The development is at the corner of 2nd Avenue and Bethune Avenue. Since Bethune is a dead-end, construction shouldn’t impede on the surrounding streets.

this tower is great at the ground level, you can tell that is where they have put a lot of thought into so far, but everything above that needs to go back to the drawing board. we'll see.

Looks amazing.  Detroit could be the first major metro where we get a glimpse of severe economic calamity happening in the suburbs as more and more population and businesses move back into Detroit. 

 

I'd hate to the be the City of Auburn Hills budget director right now with the Palace shutting down, and the Silver Dome just imploded (well almost)!

New eight- to 10-story building planned across from Belle Isle

 

Details are emerging for an area that will see a lot of development in the next few years. This spring, The Platform acquired the Big Boy site on East Jefferson, across from Belle Isle. The former restaurant is about to be demolished this week and by this time next year, construction will start on a new $50 million, eight-to-10 story mixed-use building.

 

According to a press release, The Platform would like to see, “[A] multi-family residential development with around 11,000 square feet of ground-floor retail and on-site parking. The $50 million project will feature about 240 apartments, with 20% of them set aside for affordable housing. Its mix of studio, one-bedroom and two-bedroom apartments will boast some of the most scenic views in Detroit.”

Highland Park looking to redevelop 1,000 properties

Highland Park is putting out call for qualified developers for 1,000 properties in the city.

 

The city is working with state and county land banks in the effort.

 

More than half of the city’s 7,000 parcels are held by a public entity – city, county or state. City leaders said they are looking to increase home ownership, boost the local economy and improve the city’s marketability.

A developer touting Detroit's first newly constructed apartment complex in three decades aims to hold a ceremonial groundbreaking Thursday.

 

The project, now named City Club Apartments CBD Detroit, is among the latest new residential construction in downtown Detroit — and another example of Detroit's revival.

 

The new development — at Washington Boulevard and Park Avenue — is expected to offer nearly 300 residential units and more than 10,000 square feet of retail at a location that was at one time home to one of the most opulent places in Detroit to get a room, the Statler Hotel.

Detroit RiverWalk link features path over water

Newly released renderings of a proposed link for the Detroit RiverWalk show it would jut onto the river and connect the 3.5-mile pedestrian/bicycle trail with West Riverfront Park.

 

The updated images highlight a public RiverWalk path that sits atop the Detroit River and is 17 feet from the current water’s edge, which is private property. The property is part of the Riverfront Towers, a rental and condominium complex. The residential complex, made up of three residential towers, is just west of Joe Louis Arena.

Crowne Plaza hotel owners plan 28-story second tower downtown

 

The owners of the Crowne Plaza Downtown Detroit Riverfront hotel downtown are planning a 28-story second tower that would rise about 338 feet, taller than the existing 25-story building.

 

The owner, a Mexican and European investor group called Operadora de Servicio Para Hoteles de Lujo, submitted documents to a Detroit City Council committee saying that the second tower for the hotel formerly known as the Hotel Pontchartrain would have 448,300 square feet with typical floors of about 15,900 square feet.

 

Construction would start this fall or winter and be complete in 2021, a document provided to the Detroit City Council's Planning and Economic Development standing committee says. When complete, there would be about 150 permanent workers in the tower.

James Beard Award-winning chef Shawn McClain to open restaurant atop RenCen

The rumors are true: Shawn McClain, a James Beard Award-winning chef known for properties in Chicago and Las Vegas, will open a new restaurant atop Detroit's Renaissance Center.

 

The as-yet-unnamed restaurant will take up approximately 20,000 square feet on the building's 71st and 72nd floors, home previously to Coach Insignia, which shuttered almost one year ago when the landlord declined to extend its lease. Back then, General Motors subsidiary and RenCen owners Riverfront Holdings, Inc. issued a statement saying the search was on for a "world-class restaurant" to replace it.

 

That search now appears to be over.

Leland Hotel to get $120 million renovation

 

An historic hotel in downtown Detroit will undergo $120 million in renovations starting later this year.

 

The Leland Hotel at 400 Bagley, at the corner of Cass, will be converted to 339 affordable and market-rate apartments with a 650-space parking deck.

A new residential high-rise building with more than 20 stories is planned near Comerica Park, Crain's has learned.

 

The project would be east of Woodward Avenue and overlook the home of the Detroit Tigers, with the Ilitch family's Olympia Development of Michigan and Baltimore-based Cordish Cos. working on the plans, according to four sources familiar with the discussions who asked for anonymity. Canadians see summer groundbreaking for long-sought Gordie Howe International Bridge

One day last week I visited Windsor for my umpteenth interview about the Gordie Howe International Bridge project. The Canadian border guard, hearing my assignment, smiled and asked, "Is that bridge really going to be built?"

 

Such skepticism about the Gordie Howe project lingers on both sides of the Detroit River. And it's forgivable, seeing how many years this project has been in the works. Discussion about a new border crossing goes back at least to the 1990s.

 

But the skeptics are running out of time. No later than around June, the Windsor-Detroit Bridge Authority, the Canadian entity overseeing the project, will pick one of three international teams vying for the contract to build and operate the bridge.

The Wayne County Community College District campus in the city’s downtown is expanding following a groundbreaking Thursday of a $25 million campus building that will focus on health, wellness and education.

 

The City Center project, on Fort Street and Howard, is the final construction project in the district’s 20-year “Pathways to Transformation” strategic plan. The building will sit next to the WCCCD Downtown Campus and is expected to be complete in spring 2019.

Map reveals new District Detroit details, new tower

 

Two high-rise buildings are planned to flank Comerica Park.

 

The towers, overlooking the home of the Detroit Tigers, are just a few of the developments in the Ilitch family's District Detroit project revealed in an aerial map that shows the latest vision for what surrounds the 41,299-seat baseball stadium.

 

In addition, a new hotel where Hockeytown Cafe now stands and retail flanking both sides of Woodward Avenue's passage over I-75 are planned, according to the map, which Crain's obtained last week.

 

All told, it includes nearly 200,000 square feet of new retail space, plus the previously undisclosed hotel, a "tech store" and a market, in addition to the two high-rise buildings referred to as Montcalm Tower and Adams Tower.

Detroit home values up for first time in 17 years

Residential property values in Detroit have risen overall for the first time in 17 years, according to figures from the city assessor's office.

In 2008, the assessed value of all residential properties was $8.8 billion. Last year, it was $2.8 billion and this year, the value of Detroit's 263,000 residential properties was up slightly to $3 billion, according to the mayor's office.

 

"This is another sign of progress. We still have a long way to go to in rebuilding our property values, but the fact that we have halted such a long, steep decline is a significant milestone," Mayor Mike Duggan said in a news release. "This also corresponds with the significant increase in home sale prices we have seen in neighborhoods across the city."

Dan Gilbert's real estate firm has bought Comerica's downtown Detroit bank branch for a reported $5 million.

 

Comerica on Friday plans to vacate the ornate Neoclassical bank building, 201 W. Fort St., and reopen the branch next week inside the Penobscot Building, which is one block away.

Detroit, come get a look at the potential future of the west riverfront

 

Detroiters will get an early glimpse of their future west riverfront Thursday as four design teams vying for the job of designing a new park show off their concepts.

 

Beginning at 9 a.m., the daylong presentations will take place at the 1001 Woodward office tower in downtown Detroit. The general public is invited.

 

At stake: What to do with 22 acres of open space on the west riverfront where an old Free Press printing plant once stood. The parcel today features a paved extension of the RiverWalk and has hosted the occasional concert. But mostly it remains a flat, empty grassy expanse.

Dan Gilbert to redevelop former Detroit police headquarters

 

Businessman Dan Gilbert's real estate firm announced Thursday that it will redevelop the old Detroit Police Department headquarters at 1300 Beaubien, a legendary but now-vacant property that the city bargained away during bankruptcy.

 

Gilbert's Bedrock firm plans to fix up and transform the run-down, 240,000-square-foot structure for a future purpose through a partnership with a former City of Detroit creditor.
