The Linden Fresh Market and Charitable Pharmacy are located in a building at the site of the former Eagle Market carryout.  The City of Columbus purchased the building, which was a nuisance property due to gangs, drugs and violence.

 

Officials then worked with Linden neighborhood advocates and community partners to create the pharmacy and market.  The Fresh Market is run by a non-profit Community Development for All People and is similar to the All People's Fresh Market on Parsons Avenue, which was also converted from a carryout, and opened in 2018. ... The pharmacy is run by the Charitable Pharmacy of Central Ohio and Nationwide Children’s Hospital.

 

Nationwide is paying for much of the project and has pledged $1 million to the organizations for use in the South Linden community, including $450,000 for the market, $75,000 of which is being used to purchase and install a walk-in cooler and other necessary equipment.  Nationwide will provide the remaining balance over the market’s first five years at $75,000 annually to cover 50% of the market’s projected annual operating costs. ... Free food and medication is available to those who are at or below 200% of federal poverty level.

Linden Fresh Market and Charitable Pharmacy Open to Community

 

The Linden Fresh Market and Charitable Pharmacy are open, providing free fresh and nutritious food and pharmacy services to the Linden community.

 

The project, as part of the 2018 One Linden plan, was announced last year. The market provides a much-needed resource to underserved Linden residents — healthy food alternatives.

 

The market, at 1464 Cleveland Ave., was made possible by a public-private partnership between the City of Columbus, Community Development for All People and Nationwide Children’s Hospital.

 

The site was previously a carryout before being shut down as a “longtime nuisance property” in 2016. Columbus Next Generation Corporation and the city then purchased the site to redevelop it, with a project eventually proposed with the help of Linden neighborhood advocates and leaders, community stakeholders and partners.

 

The Fresh Market is run by Community Development for All People, the Charitable Pharmacy of Central Ohio and Nationwide Children’s, with the latter investing $1 million to Community Development for All People for use in South Linden — including $450,000 for the market. Mid-Ohio Food Collective supplies the free food.

Local architecture firm Moody Nolan’s Legacy Project has come to life. A family will be given the keys tomorrow to the modern, new house on McClelland Avenue in Linden.

 

The 750 square foot, three-bedroom, two-bath house is move-in ready for the family which was selected by the YMCA of Central Ohio and Southeast Inc. The refrigerator and cabinets are stocked with food; there are clothes in the closets and sheets on the beds thanks to the over $3,000 the Moody Nolan team raised to furnish the house.

Rumpke spending $50M on new Columbus facility

“Rumpke Waste and Recycling is investing $50 million in a new Columbus recycling facility, an effort it says will allow for more landfill diversion and more economical recycling for business and community members. 

 

The new Rumpke Recycling Resource Center will be the fifth-largest recycling facility in North America, the Cincinnati-based company said. 


The new facility will be built at 1178 Joyce Ave., where the company currently stores large recycling containers.

 

Andrew Rumpke, the company's area president, said the technology at the new center will allow the company to adapt as new materials can be recycled and new products are made.

 

Site work will start this year, with construction starting in 2023 and operations beginning the following year, Rumpke said.“

Did they spray paint the dirt black?  I thought it might have been mulch, but then there's just like a hard black line between the front yard and back but not a change in texture. Maybe it's just a weird gothic photoshop? Very odd.

Mulby Place: Stakeholders hope $26M project is just the beginning for Linden

 

“Homeport hopes to breathe new life into the Cleveland Avenue corridor with its Mulby Place development. 

 

This $26 million mixed-use project has been in the works since 2019, when Homeport responded to a request for qualifications from Columbus Next Generation Corp. That group had pieced together about 3 acres along Cleveland Avenue and wanted to see it developed.

 

Homeport won the right to do so, and broke ground Wednesday morning on its project at the intersection of Myrtle and Cleveland avenues. 

 

Leah Evans, president and CEO of Homeport, said new residents living at that intersection could support new retail, restaurants or other uses along the Cleveland Avenue corridor.”

Nationwide Children's affordable housing expansion in Linden hits first 100 units repaired or built

 

"Nationwide Children's Hospital's affordable housing initiative is on track this year to repair 70 homes and build or renovate 32 housing units in Linden, where efforts expanded after more than a decade revitalizing the area south of the hospital.

 

Overall the disinvested Linden neighborhood, about 4 miles north of the hospital, has 5,000 occupied units today, according to U.S. Census data, with fewer than 1,400 of those in South Linden where much of the hospital's efforts are concentrated. Median income for the five tracts ranges from less than $24,000 to $35,000, and 29% of Linden households with incomes less than $20,000 spend more than 30% of that on housing expenses – the definition of unaffordable.

 

Children's since 2008 has operated an initiative called Healthy Neighborhoods Healthy Families, renovating more than 375 houses in the Livingston Avenue area while keeping them affordable for rental or homeownership. It added Linden as a focus neighborhood in late 2019, boosted by philanthropy including major hospital donor and namesake Nationwide Mutual Insurance Co.

 

The pandemic interrupted 614 for Linden's first year, and Children's focused on changes to safely provide healthcare in Linden, according to annual reports. Still through 2021 the coalition built or renovated 444 new housing units overall and helped 304 residents avoid homelessness through rental assistance and financial counseling."

I’m hoping sometime in the future some calming for the traffic happens. That road is terrifying to drive on, I can’t even imagine walking it to go to area businesses.

That’s one of the reasons I really want the BRT project to move forward. It’ll force traffic calming by removing two driving lanes.

So glad this was built up to the sidewalk. Linden has the same potential as S parsons and hopefully they both get built up in a great way.

For the past two years it's led a group funding a $105 million revolving loan fund at the Affordable Housing Trust for Columbus and Franklin County. Nonprofit housing developers access the fund to act quickly to buy properties before for-profit developers snap them up, then raise tax credits and other slower forms of fundraising.

 

"They get their traditional financing, then that (Housing Trust) money recycles," Steinour said. "We're looking at something large in Linden right now." He could not divulge details of the Linden project.

Funding for Linden revitalization program ends this year, but Columbus leaders say momentum will continue

 

The city of Columbus and Linden are celebrating a big step forward in advancing the One Linden.

 

The funding season for 614 for Linden, six nonprofits partnering with community development financial institutions to impact the neighborhood, will end this year, but community leaders remain committed to the neighborhood.

 

JPMorgan Chase’s $5 million philanthropic investment into The 614 for Linden was a three-year commitment to support community leaders in all aspects of community transformation, which started in 2019. The partnerships represented a $21.25 million commitment to the Linden neighborhood and addressed some of the ideas outlined in the city's One Linden plan.

An article from CU in March says they plan on finishing the factory first, then using product from the new factory to create the new housing on site:

 

"A local developer’s plan to turn the former Value City site at the corner of Innis and Westerville Roads into a modular home factory is moving forward.

 

Brad DeHays, the founder of Connect Realty and of a new company called Connect Housing Blocks, is convinced that the project can achieve several lofty goals at once, providing good jobs for local residents and revitalizing a key intersection while increasing the supply of affordable housing. The plan is for that new housing to end up on scattered sites throughout the region, but also directly on the property, where the housing modules produced in the factory will be stacked together to create two new apartment complexes.

 

The two apartment buildings will be built on what is now a large parking lot, and eventually would add about a hundred residential units to the 27-acre site. That portion of the project, though, is not scheduled to happen until 2024, DeHays says. The focus right now is on turning the large, interconnected buildings on the site – which together hold about 270,000 square feet of space – into a modern factory, complete with a state-of-the-art manufacturing line that could eventually churn out as many as 1,500 affordable housing units a year."

The refreshing of the old Schottenstein's site continues. 

 

Can't believe how different that entire corner already looks with just some fresh paint and a fresh parking lot!  It will be great to see this corner alive again soon with both the factory and the housing.

Columbus Next Generation Corp. continues to focus on creating 'downtown' Linden with new mixed-use development

 

A long talked about change could come to "downtown" Linden.

 

Going into the new year, Boyce Safford, executive director of Columbus Next Generation, said the organization's biggest goal is to continue its efforts in Linden, helping create a "downtown" focal point.

 

NextGen is working on a deal with Detroit, Michigan-based developer Woodborn for a mixed-use development across the street from Homeport's Mulby Place project. Woodborn is doing due diligence on the site right now, Safford said, and couldn't disclose other details about the project.

“DeHays is turning the former Value City Department Stores headquarters property at 3251 Westerville Road in Linden into a modular apartment manufacturing facility. 

 

DeHays said he hopes to provide the prefabricated apartment product to affordable housing developers at lower costs. DeHays said the facility will not only create jobs, but also will help address the affordable housing shortfall in Central Ohio. Hiring is ramping up now, he said. 

 

Manufacturing will happen in the existing Value City headquarters building. At full capacity, the facility will be able to produce four apartments per day.

 

There will also be two multifamily developments on-site. One closest to Innis Road will have 54 units and the one closest to Westerville Road will have 60 units. The apartments DeHays is building next to his East Market will also be prefab apartments. 
 

The facility is planned to be operational later this year. The production line is being set up now.”

This really has a nice street presence. It would help a lot if the city could do some calming to slow traffic along Cleveland at the curve

Yeah these look amazing and you’re right, hopefully the city does some calming along there, it isn’t enjoyable to drive, I can’t imagine walking it.

I do hope the new plan can help make this intersection feel more safe from a pedestrian perspective. The lack of on street parking or a tree lawn, together with the angle of the streets, means that traffic on Cleveland and 11th have some very wide angle highway onramp style turn lanes almost directly on top of the sidewalk

Connect Housing Blocks facility now open, prefabricating apartments in Linden

 

The faded terrazzo tiles of a former Schottenstein Department Store sales floor are now home to prefabricated apartments instead of clothing racks.

 

Brad DeHays, founder of Connect Real Estate, is prefabricating affordable housing units at a modular apartment manufacturing facility at the former Value City Department Stores headquarters property at 3251 Westerville Road in Linden. Before it was Value City, the store was Schottenstein's.

 

DeHays bought the more than 360,000-square-foot building and the surrounding land in 2020, launching a plan to affordably and quickly manufacture apartment units.

 

"We've been working on this concept for over four years, planning out each line and how the process would be most efficient," DeHays told me. "I think this is not the solution to our housing crisis, but it's a solution."

“DeHays is turning the former Value City Department Stores headquarters property at 3251 Westerville Road in Linden into a modular apartment manufacturing facility. 

 

DeHays said he hopes to provide the prefabricated apartment product to affordable housing developers at lower costs. DeHays said the facility will not only create jobs, but also will help address the affordable housing shortfall in Central Ohio. Hiring is ramping up now, he said. 

 

Manufacturing will happen in the existing Value City headquarters building. At full capacity, the facility will be able to produce four apartments per day.

 

There will also be two multifamily developments on-site. One closest to Innis Road will have 54 units and the one closest to Westerville Road will have 60 units. The apartments DeHays is building next to his East Market will also be prefab apartments. 
 

The facility is planned to be operational later this year. The production line is being set up now.”

Nationwide Children's Healthy Homes program gets $50M for affordable housing in Linden

“Nationwide Children's Hospital's affordable housing initiative in Linden will get a $50 million infusion.

 

The Ohio Capital Finance Corp. has created a $50 million fund to help Healthy Homes, the affordable housing arm of Nationwide Children's Healthy Neighborhoods Healthy Families initiative, to build 150 rental units over the next decade. That's on top of the 30 units now nearing completion in the Linden neighborhood.

 

The fund includes a $25 million loan and $25 million in grant funding.

 

Jonathan Welty, president of OCFC, said the organization was able to raise capital from funding partners including Nationwide Children's Hospital, Nationwide, Park National Bank, the Affordable Housing Trust, Huntington Bank, Key Bank, U.S. Bank, Fifth Third Bank and the Columbus Foundation.”

Those are looking pretty nice. I’m really surprised they are turning out that good.
