My girlfriend and I are moving home after living in Washington D.C. for the past 2 years. We are looking to rent an apartment in Over-The-Rhine, Downtown, or Prospect Hill. We would like to keep the price below $1000. Unfortunately we are not going to be able to come home before we move to look at apartments, so that makes it much more difficult.

 

We have been looking at the apartments by urbansites, and we like the price points of two of them on 1400 block of Walnut, but that street concerns me as to the safety of my girlfriend walking at night. I think that Walnut stays fairly dark and lacks pedestrian traffic up in that area. Any thoughts on that?

 

We are also interested in the new Parvis Lofts, but it would make it a lot easier if they had a website.

 

If anybody has any suggestions on buildings, units or areas of downtown I'd really appreciate it.

You should be able to find lots of great places in the $800-1,000 range.  The northern part of Walnut can be a bit sketchy.  I rented from Urban Sites for 5 years, and they are great.  I would stick to Main Street area, but there is stuff all over.  I may have a place available and will PM you.

I would not recommend any properties north of 12th to Liberty on Walnut. The units that are available tend to be of inferior quality when compared to ones on Vine and Main, and there are a host of issues relating to noise, theft and that ridiculous Biff's Bar (which is partially owned by a Cinci Police officer, so nothing ever happens to it).

 

Parvis is going to be in your price range, but let me ask to see when they will be completed. It may be around August, if I remember correctly. When are you looking to move?

We are looking to move in either May 31 or June 1st. I got in contact with Karen (the person in charge of Parvis). The rent prices are doable, but I was hoping for a 1 bedroom to be more in the $750 - $900 range. They are priced at $985 - $1,025. On the steep end for a place where i do have to worry about my girlfriend's saftey. 

I would consider Parvis to be a great option. I can only imagine the quality of renovation they'll deliver and the area is going to quickly make a transition. Vine is almost completely renovated up to Liberty, won't take much longer and Vine St. will be dramatically safer in that particular area.
