Montgomery's open land may get developed

MONTGOMERY - The Montgomery Planning Commission has gotten its first look at a plan to build on the city's last large, undeveloped piece of land.

 

Blue Ash-based Great Traditions Development Group submitted plans for a development on 70 acres that are part of Gate of Heaven Cemetery on Montgomery Road. The plan for the Vintage Club at the Reserve calls for a mix of residences, offices and retail. It would be the first of its kind in the city.

MONTGOMERY -- From dog grooming to living space, Montgomery's Heritage District could see the passing of a business in exchange for 10 new townhouses.

 

The development, headed by Montgomery-based Chrisman Fine Homes, is called Montgomery Row and would go on the northeast corner of Remington Road and Main Street.

MONTGOMERY - Work on the first new homes in the heart of the Heritage District should start in the next few weeks.

 

Chris Chrisman, president of Chrisman Homes, got final approval to start the 10-home development during Wednesday night's City Council meeting. By the end of the month he'll demolish one home and a pet grooming business on the property, which is on the northeast corner of Remington Road and Main Street downtown.

SYMMES TWP. - Some homeowners in a Symmes Township neighborhood fear new traffic from a large development planned in nearby Montgomery will isolate their neighborhood.

 

Richard Schwen, who lives in Pemmican Run subdivision, said it's nearly impossible for homeowners to walk anywhere from there as it is.

MONTGOMERY - Montgomery officials want a smoother ride for the anticipated 90,000 people driving to Homearama in June. They've asked the state to speed up resurfacing on an approximately 1,200-foot section of Montgomery Road that runs over Interstate 275.

Montgomery preparing to host Homearama

 

The City of Montgomery is preparing to host Homearama 2007, the return of the home showcase to Hamilton County after more than 10 years.  The last show held in Montgomery in 1995 was the largest attended Homearama in the event’s 46 year history!  City officials have partnered with the Home Builders Association of Cincinnati to ensure this event will be the most successful they have ever held. Homearama will be held Saturday, June 9th through Sunday, June 24th at the new Great Traditions development.

 

Anyone who has driven by the Homearama location at the Vintage Club has seen the flurry of activity by builders and developers as they prepare for the June debut. Even the recent spate of winter weather did not deter contractors and construction workers from their work on these impressive home sites. With just over three months until the event, the event site will see quite a transformation in anticipation of the grand opening.

 

Visitors and guests to this year’s Homearama are anticipated to number nearly 90,000 over the 16 day event. City staff will be preparing informational mailings and online updates to keep all residents and businesses aware of the many aspects of hosting the event.  These updates will address event specifics, opportunities for business and community outreach, items of interest for residents and visitors, as well as traffic and public safety concerns.  The City website will be updated regularly with Homearama details and specifics.

 

Admission to this year’s Homearama is $12.00 for adults, with children under 12 admitted free with an adult.  Hours for the event are 4:00 PM to 11:00 PM weekdays, and Noon to 11:00 PM on the weekends. All parking, restrooms and concessions will be located directly on the event site. 

 

City officials and volunteers will be on site every day of the event to welcome residents, guests and visitors.  We invite you to stop by and say hello! The Vintage Club's mixed-use concept is similar to the long-delayed Banks development along the riverfront in downtown Cincinnati.

 

"Not everyone wants to live on the river," said Hume, who says the demographic profile of Vintage Club residents ranges from baby boomer "empty nesters" to 20-something young professionals.

Well if you call it mixed-use it must be similar...it doesn't matter what the components are.

The Home Builders Association of Greater Cincinnati's annual home show might highlight decorating and design trends, but a big goal is to sell the new homes featured.

 

This year, just two of the 10 homes at Great Traditions' Vintage Club at Montgomery are under contract.

Developers show off plans for $100M+ Montgomery project

The development team working on a more than $100 million mixed-use project in Montgomery plans to completely transform the vacant land that was once home to two car dealerships.

 

Gateway Partners LLC, a group that includes Great Traditions Land & Development Co., Brandicorp, Greiwe Development Group, North American Properties and Sibcy Cline, was selected last week to develop the prime land along Montgomery Road and Ronald Reagan Highway. The team worked with architects Craig Gossman, owner of Gossman Group, Clete Benken, principal of MKSK Studios, and Sari Lehtinen at Glaserworks to design the “urban in-fill village” project.

That is a big development for certain.  I used to work close to that area and always thought the traffic was really tough around there especially from 3-6 and I am assuming in the mornings it is as well.  I wonder if they will need to make any infrastructure improvements leading up to that but, since it is on Montgomery Road through downtown Montgomery they won't be able to add any lanes, etc.

I wonder if they won't be able to add direct access to WB Cross-County from the development.

My first reaction to the rendering was the lack of parking.  Unless all those buildings have underground parking, the amount shown is woefully inadequate.  Now, I do hope most of the parking is under the buildings, but most developments of this type don't warrant the cost.

 

There will be a 750 space underground garage.

$100 million-plus Montgomery development gets more land

The scope of a more than $100 million mixed-use development in Montgomery just expanded.

 

The Hamilton County Board of Commissioners voted unanimously to sell more than 10 acres of land at the interchange of Montgomery Road and Ronald Reagan Highway to the city of Montgomery for $500,000. Montgomery City Council also approved the purchase of this land. With this acquisition, Montgomery owns about 21.5 acres of land to develop with the city’s preferred developer, Gateway Partners LLC.

Traditions to build $60 million mixed-use development in Montgomery

Montgomery Quarter adding new-to-Cincinnati hotel

 

Montgomery Quarter, the $150 million mixed-use development at the entry of Montgomery, has landed a hotel brand that will be the region's first of its kind.

 

The development team of Brandicorp, Neyer Properties and Jeffrey R. Anderson Real Estate Inc. has secured the Tapestry by Hilton brand for the boutique hotel planned for Montgomery Quarter. The hotel will feature multiple event spaces, a uniquely designed lobby bar and 118 luxury guest rooms.

 

The development team, in coordination with Hilton, will design and curate the guest experience to highlight the uniqueness and energy of the Montgomery area. Construction on the Tapestry by Hilton is scheduled to start in late 2022 and an opening is planned for May 2024.

Nice little article in the business courier about Montgomery Quarter. I like how he states why the second phase cannot just start today. I also give a gold star to a baker in downtown Montgomery who stated “If you’re not happy about this development, you’re probably not happy in life.” She gets it.

Brandicorp, Neyer Properties starting second phase of Montgomery Quarter

 

The development team building Montgomery Quarter is preparing to begin work on the mixed-use project’s second phase.

 

The Gateway Partners Montgomery development team, a partnership between Brandicorp and Neyer Properties, announced infrastructure work for the second phase of Montgomery Quarter is underway. This second phase will open up the property for the addition of about 240 more apartment units on top of the 148 that were built in phase one. The apartments in phase II are expected to be an investment of more than $50 million.

 

Gateway Partners Montgomery will not partner with Casto to develop the second phase of apartments. The development team is not ready to announce its partner for phase II. The additional units will be located in multiple four- to five-story buildings. The luxury apartments will offer “first-class” amenities.

Developers unveil apartment partner for Montgomery Quarter's $300M second phase

 

The development team behind Montgomery Quarter expects to break ground on a $300 million second phase next year, effectively doubling the size of the vast mixed-use project in downtown Montgomery.

 

Gateway Partners Montgomery LLC, backed by Bellevue-based Brandicorp and Evanston-based Neyer Properties, announced Nov. 18 the addition of Hills Properties as the multifamily development partner on Montgomery Quarter's second phase.

 

Hills Properties, headquartered in Blue Ash, will build 239 luxury apartments south of the existing buildings at Montgomery Quarter. The developers declined to break out the project cost for the apartment component. A groundbreaking is expected in the summer of 2025, with the first residents moving in by 2028.
