Welty Building Company will move Cleveland office to former Sammy's in the Flats

 

"Welty Building Company, Ltd., a 70-year-old company based in Fairlawn, has signed a lease on much of the first floor of the brick complex on West 10th Street. The company and its furniture subsidiary, Environments 4 Business, are the first tenants lined up for an office redevelopment of the buildings, empty since the well-known Sammy's catering and events business closed in 2013.

 

A group led by Cleveland-area investor Joel Scheer plans to refashion the buildings as an office complex called Settler's Point. The name is a nod to the nearby site where Moses Cleaveland's surveying team landed in 1796 to sketch out a town on the east bank of the Cuyahoga River."

I wonder now if he was referring to the Justice Center moving. It's hard to say, he was very vague.

Does anyone know what the plans are for Tenk Building?

I knew it was up for sale but didn't know it was moving forward with development....

Re: Tenk Building

 

I'm not sure who actually bought it but the guys that own Platform Brewery are opening a cider house there.  They have a Facebook page up - the name of the cider house will be Urban Apple.

 

Platform hosted a few parties in the parking lot there over the summer.  The guys said there's a ton of interior work needed and they're not sure when it will be opening, but I think he said they're trying for next year.

Are they re-using the VanDuzer building or tearing down and starting new?

As someone who runs in this area, I found it odd that the pathway along the river in Settlers' Landing Park does not connect to that in the small park under the Detroit-Superior Bridge next to the Center Street bridge. I did not know one of those buildings in between is a pumping station. Who owns the other abandoned building between those two parks?

Awesome! First the announcement the Metroparks is turning that ugly old parking lot across the street into a park, and now this! That area is going to be so much better.

FYI: a construction trailer (I assume that's what it is, since I saw it from from a bus on the Shoreway bridge) is parked in the lot between the Powerhouse and the newest Stonebridge residential building.

Settlers Point, on West 10th, old Sammy's location is getting renovated.  First & third floor tenants signed up, second floor still open.  Demo work underway, opening up the windows on front & rear.  New elevators & all building mechanicals

CLEVELAND, Ohio – Treasure hunters would be disappointed.

 

No hidden masterpieces lie inside the bunker-like home and studio along the Cuyahoga River downtown, built by the late Cleveland artist Clarence Van Duzer, who died in 2009.

 

The dark, hulking, concrete block structure, which Van Duzer sold in 1989, is scattered with broken glass, dust, graffiti and cardboard boxes in which homeless people have camped out, plus dozens of discarded condom wrappers.

No. They're by far the most common roof type in urban areas. Not all building types lend themselves to something other than a flat roof. Which really isn't a problem.

Harbor Inn sells, finally, to Jacobs affiliate; new management to step in

 

CLEVELAND, Ohio – The Harbor Inn, a well-trodden watering hole on the west bank of the Flats, finally has a new owner.

 

An affiliate of Jacobs Investments, Inc., owner of the Nautica Entertainment Complex and other nearby properties, bought the building last week – nearly four months after the sale originally was set to occur.

 

In early September, the deal hit speed bumps related to the bar's liquor-license transfer and the incoming management group, which changed amid the delays. On Wednesday, Jacobs paid $350,000 for the building at 1219 Main Ave., according to real estate records. Those documents don't reveal the price for the business.

I mean, as opposed to a peaked roof. I understand that not every building lends itself to that option. But it seems every flat roof from Frank Lloyd Wright houses to every 50's-70's school building in America, they inevitably leak. 

It is a win for the Flats that the NEORSD project includes the boardwalk along the entire project and will use part of the demolished house property for the future park. This will add some incredible riverside views to the park. Now, if only that boardwalk could extend to FEB.

Every roof will leak if not maintained properly. Commercial buildings typically use flat roof because they understand the benefit and cost effectiveness.

I know this says non-stonebridge, but not sure where to put it since Stonebridge has been broken up and really isn't a thing anymore. My building, formerly the Condominiums at Stonebridge, is rebranding and rebuilding the facade. you may remember the issues from the county corruption case about the shoddy construction and the kickbacks leading to water leaking in during heavy rains. Well the homeowners association, who now owns the building, won their lawsuit (I think last year) and had planned to completely rebuild the exterior to correct the problems. They just passed out fliers today to the residents showing the new conceptual renderings, and it appears the building will be renamed Viaduct Place.

 

From the flier, "The design was created using the existing window openings and creating a simple pattern from the façade surrounding the window openings. Shades of grays, dark browns, and white will be used on building’s exterior. New windows and window designs will help create a more uniform pattern on each face of the building. The Superior Viaduct entry features a modern canopy design and an all glass foyer."

And they typically need to put HVAC systems on the roof.

PoshSteve[/member], so is the entire cost of that being covered by the winnings from the lawsuit?

I don't know for certain. I'm just remembering from a .com article from before that said the winnings from the suit were going to go toward facade reconstruction. The condo association hasn't said anything regarding where the money is coming from though. Btw, I don't own a condo here myself, so I'm not included on any discussions on assessments or association fees.

I think that would be appropriate and allow the lawyers to get "actual value" out of the condos.  It's easy for the lawyers to hire an appraisal firm to put a dollar amount they want on the condos.  At the very least, the condos should be appraised by a third party entity without any connection to either side (the lawyers or the association).

2. Section 359.02 which states the following regarding discontinuance of a Nonconforming use:

(a) A nonconforming use of building or premises which has been discontinued shall not

thereafter be returned to such nonconforming use.

(b) A nonconforming use shall be considered discontinued:

(1) When the intent of the owner to discontinue the use is express: or

(2) When the use is voluntarily discontinue for six (6) months or more.

The intent to voluntarily discontinue a use may be implied from acts or the failure to act,

including, but not limited to, the removal of and failure to replace the characteristic

equipment and furnishings; or

(3) The cessation of business operations for 2yrs or more unless the cessation of

business operations was caused by factors out of the control of the business such as the

disability or illness of the proprietor of governmental action unrelated to the behavior of

the business. If the business operations have ceased for more than 2yrs, the presence

^As much as I want to say "the more the merrier", I'm skeptical with other spots like Music Box not far away. Hopefully they can make a go of it; I have too many memories of the space from the mid-90s (as Metropolis, then Trilogy, then Metropolis again) to picture it as a "comedy/corporate event" venue.  :|

I remember parking there back then, and wondering if my 84 Chevy Cavalier would still be there come 1am. It was almost like the world dropped off just a block north.

Is the image "Stonebridge 14" in the planning agenda implying it will be equipped with awesome external lighting?

The only thing I'm disappointed with is that they're going with 2211, instead of 2222 like everyone uses now. 2222 is so much simpler, as it corresponds with the mailing address on Detroit Ave and also with the Superior Viaduct side. Plus I think it rolls off the tongue alot easier.

Sounds good so far. Hopefully, they'll make the parking entrance on Washington and they'll make that a presentable space as well at the street level. That stretch definitely needs some help.

Interesting that 11 stories seems to be the magic number for new apartment buildings. There's this, the Edge/CSU housing on Euclid at East 18th, and the Flats East Bank Phase 3. Seems the number of floors is due to the 115-foot height limit in the zoning code. I assume that exceeding it requires a variance and additional scrutiny? I have to wonder if Brinkman's new plan for the Ohio City/Duck Island development will reduce to 11 stories to conform to this limit?
