I didn't notice before that they were planning on redeveloping several buildings on the other side of the road and streetscaping Columbus.

This is going to be great, I was down at Merwin's Wharf Friday night and the place was vibrant and busy, as was the few new business on Columbus Road.  Cant wait to see the momentum carry beyond these areas.  So many great old buildings on Columbus waiting to be used.

Those buildings are all already being used, they're just businesses with minimal public interaction, in at lease one  cases, apartments on the upper floor. One of the buildings is something for the cleveland museum of art, another stores the lolly the Trolley vehicles and their office.

I believe the CMA building is the Parade the Circle warehouse.

Has anyone heard any info on the new club opening up in the old Metropolis/Dream space at 2325 Elm?

 

I know it's called Halo Live and they have events on Nov 4th and Nov 18th.

Pieced together something called Old River Brewing Co. llc which was registered with the state in June. Seems to be headed for the old Watermark space at 1250 Old River Rd.  The working address is given as 1285 Old River Rd. which is Samsel Supply.  A permit with the city shows 35k in alteration work, which isn't that much but that's the only permit I could find.

Looks like the Settlers Point office building (formerly Sammy's) is close to having Accenture, Welty and others move in.  The rebuild looks great, especially the top deck/penthouse suite... Also, there appears to be some action over in the old Watermark Restaurant building.  Went by there last weekend, and the lights were on inside and the place looked fixed up.  Would love to see another quality restaurant go in there.  Anybody know what's going down there?

Also, alot of work has been going on with the old Spaces building along the Viaduct over the past few months. There was a big crane out front earlier this week for some roof work. I don't recall the plans for the building though.

Yes, this will be the Lake Link Trail, which will link Whiskey Island/Wendy Park to the Tow Path Trail.

 

Also, alot of work has been going on with the old Spaces building along the Viaduct over the past few months. There was a big crane out front earlier this week for some roof work. I don't recall the plans for the building though.

 

The SPACES sign was removed this week, that's what the crane was for. Some additional roof work has been going on as well. As for the plans for the building...it's a renovation project with historic tax credits that will transform it into a mixed-use building containing retail/commercial space as well as 11 luxury apartments. Project should be completed March 2017. Michelle Jarboe did an article about the project back in 2014, don't know if anything has been published about the project since then.

 

Ah yes, that's right. I do recall reading that before. Thanks. I'm glad he's including parking underneath. It already gets tight around there, especially when there's an event at Nautica, with many people parking illegally in front of fire hydrants, in front of driveways, or in handicapped spots.

So I messaged Halo Live on Facebook asking if they are still opening, and they said they were "still working on making it the best we can." Take that as you will, but I also noticed that the two events they had planned there in November were moved to the Odeon instead. I wonder what's holding them up?

I Googled "Cleveland" "and Old River Brewing" but didn't get much more than you did.  I'm still pleased that something new will be going into this beautiful old Victorian space...

 

That said, I sure wish Samsel would relocate and free up their huge hardware store/warehouse across the street.  While I appreciate Samsel (and have actually been a customer of theirs in the past), I just don't think an industrial hardware store is a good fit for this radically changing upscale apt/restaurant district.  Their building could be retrofitted into a really substantial and nice apartment complex, with balconies too.  Just like with E. 4th, the synergy that could be generated with this tight, old street/walking district could be electric... Just like with FEB, major rents could be had...

With Samsel, from what I understand they have equipment that is so heavy it would be cost prohibitive to move. I always thought they could become the ultimate neighborhood hardware store if there was enough demand, ie new residents.

^^What could be cool is if Samsel stayed as ground-level retail with apartments above.  Obviously, though, much of their stuff would have to go elsewhere.

How much of the upper story floors do they use currently?

I haven't been in there in about a decade, but when I was there they we were on the 2nd level and there was heavy equipment and inventory everywhere.  They also had quite a few customers.

Former Sammy's building emerges as a renovated gem in the Flats.

 

With its outstanding views of downtown Cleveland and the Cuyahoga River, Sammy’s in the Flats maintained a presence at 1400 W. 10th St. as the signature place in Cleveland for weddings, celebrations and other special events for more than three decades. Then in 2013, the iconic event hall closed it's doors.

 

Last Thursday, Oct. 27, the building came to life.....

... I guess I have some mixed feelings about the apartments not being built at this location, but ultimately am more happy that these historic and beautiful buildings are being preserved and adaptive-ly reused.  I'm doubly glad that a restaurant is going back into the fine old Watermark space-- even if it'll be yet-another beer joint.  A win-win situation would be if, ultimately, a residential (apt) building could be built on that small-ish surface parking lot between the Hausheer and Upson-Walton buildings.  But that could be down the road and I'll take what's happening now, any day.  It'll be great to breathe new life into historic ORR south of FEB.  Keep the party going!

Maybe now there will be more constructive conversations about continuing the boardwalk.

exactly!  You will have towpath trail ready to connect at Canal Basin Park...and then you will have that big gap.  It has to be finished!

Wow. FEB restaurants/bars seem like a disaster. I wonder hop much longer the other bar owners could hang on with nobody their.

Maybe it is just too pricey. Summer 2017 is a long way off.

Ghost town seems a bit of a stretch.  Restaurants come and go.  But there being replaced.  Would like to see some kind of activity at Margaritaville.....still nothing done on the inside.

Bad plans lead to bad results.  The original plan for FEB, the one that looked like it belonged downtown, should be used as inspiration for how to fix it.  Unfortunately it's too late to lay out the roads in a proper grid.

I don't want to be negative, but some of this is growing pains, some of it negligence. First off, CROP should have never been granted that much space.  Secondly, I don't know the details with the Toby Keith's joint and its bankruptcy, but that was a bad deal.  Thirdly, the residential/office population to restaurant ratio is way off.  The weekends do just fine, but they could be doing better - and with all the competition - they easily could absorb twice the foot traffic down there.  With the low # of residents, office space, and non-alcoholic based attractions - this place will continue to have growing pains.  Hopefully Phase III is not too far in the distance.

Keeping a restaurant profitable is a hard task. Restaurant would kill for a 10% profit margin. Most rely on liquor sales for revenue, and assuming there's some tough competition in the FEB I'm not surprised. It's pretty normal for a high restaurant turnover, I wouldn't get to worried about it.

Zack Bruell will launch one of his most ambitious projects yet, a brewery and brewpub in the East Bank of the Flats, and he will do it with one of the area's most consistent and well-known brewers: Luke Purcell, a veteran of Great Lakes Brewing Co.

 

The as-yet-unnamed brewery and brewpub will be located in the space formerly occupied by the Watermark, at 1250 Old River Road. The building - more than 100 years old by Bruell's estimate - sits about 100 yards south of Alley Cat, one of Bruell's restaurants.

CLEVELAND, Ohio -- In the 1980's when Cleveland-area investor Joel Scheer drove through the Flats, he noticed a cool, historical warehouse-style building between West 10th Street and the Cuyahoga River. It was occupied by Sammy's, one of the hottest restaurants in the Flats at that time.

CLEVELAND, Ohio - Jumping at the chance to own a large potential development site near the Cuyahoga River, local investors have purchased 7.7 acres and eight buildings in the Flats from Forest City Realty Trust, Inc.

 

Public records show that an investor group led by Joel Scheer paid $3.5 million Tuesday for a motley collection of industrial buildings and roughly 500 parking spaces along Stones Levee, West Third Street and Canal Road. The properties, south of Tower City, sit in the shadow of the Lorain-Carnegie (Hope Memorial) Bridge and near the end of the East Ninth Street Extension.

 

Publicly traded Forest City, based in Cleveland, acquired many of the parcels in the early 2000s to provide parking around the now-demolished Tower City Amphitheater. The decade-old outdoor concert venue closed in 2011, after Forest City sold the amphitheater site and surrounding land to an affiliate of Michigan businessman Dan Gilbert's casino-gaming operation.

The county values the property at $37,800 for taxes (it's listed for sale at $4 million!).

Property taxes are billed to Lapine and to a Michael L. Miller, Trustee, the secondary owner, at MLO PROPERTIES, 614 W Superior Ave, Suite 200, Cleveland, OH 44113 (same address & suite # as Benjamin F Cappadora Real Estate and Rockefeller Building Associates, a company begun in 2011. Names listed to Rockefiller Building Associates are agent Benjamin F. Cappadora and trustee Diane L. Miller). Diane Miller is probably the wife of Michael Miller who also appears to have died (though if he did it was very recently according to this article, look under the subhead "Honoring Lawyers": http://www.cleveland.com/chagrin-falls/index.ssf/2016/03/dancing_wheels_performs_in_cha.html).

 

Lapine was (I assume he's dead since his ownership is listed as "trustee"? I also see he was born in 1927) a Gates Mills man who founded and ran Apollo Property Management (http://www.apm-mgt.com/) among other real estate and investment companies.

So here's the interesting part: This property appears to be an air-rights parcel. Why? Because within the quadrant of the Eagle, Ontario, Lorain/Carnegie, Canal street rights of way, there is no GCRTA ownership nor any other legacy rail right of way ownerships. The location of this parcel is just west of the recently-removed roadway of East Fourth Street/Pittsburgh Avenue that were south of the old Central Market (1856-1949). The only thing west of that now-gone roadway is the slope down to the RTA tracks and the tracks themselves, plus the adjoining Cleveland Union Terminal ROW (opened to railroad traffic 1930-1977). The age of the parcel seems to go back to May 1930 when it was owned by Union Properties Inc., part of the Union Trust Bank. After 1959, Union Properties Inc. was a tradename of Huntington Bank. Lapine/Miller acquired the property in February of 1987. That was right around the time that the Cleveland Union Terminal railroads rights of way were transferred to GCRTA. It should be noted that when the Van Swerigen brothers built Cleveland Union Terminal, they not only built over the station tracks structures like Terminal Tower and the Landmark Offices. They also anticipated building structures southeasterly along Ontario Street, and above the CUT railroad/rapid transit tracks.
