September 25, 201212 yr I've gotta believe there is a more sensible and logical geographic location for the ALI to operate to reach their target group than at the base of Mount Adams, in what is one of the hottest commercial corridors in the CBD. I'm not advocating consolidating social services such as these into one concentrated area but I just think there is a better, more profitable, use of this land and the right arrangements could be made to ensure the ALI and the people they serve are not forgotten and have their needs met. Yes, undoubtedly there's a more "logical", "efficient" way to use this land. The thing is, you could make that argument about all sorts of current businesses and nonprofits, not just the ALI. You might as well say that the City would make a lot more money if we tore down the Taft and put a luxury hotel in its place. City development is inherently not 100% efficient. What matters here is that ALI has a right to remain, and that the presence of ALI doesn't detract from the neighborhood or negatively impact the other residents of the area.

Your arguments bring me to the exact opposite conclusion. Relegating affordable housing to areas where the gap between market-rates and affordable-rates is minimized is counter-productive. Having the ALI, by all accounts a good neighbor, at the foot of Mount Adams, where it is "undersirable" to have untaxable uses is all the more reason to keep the current location. Basically, the subsidies get more bang for the buck at this location rather than relegating these women to an area where it will be more difficult for them to get/stay on their feet. Additionally, their mere presence adds value to an area where their demographics are under-represented.

The same logic is just as applicable to uses other than housing. Arts and diversity both enrich the neighborhood, regardless of their direct profitability.

The ruling upheld an earlier trial court decision in Hamilton County Common Pleas Court that a building permit and certificate of appropriateness for the renovation of the property by its owner, Cincinnati Union Bethel, had been issued in error. February 11, 201312 yr Techincally this thread is related to several things. W&S has announced long term plans to replace the 3rd and Broadway garage "possibly with condos". Also, they are trying to take over the Anna Louise Inn for a new hotel(not a tear down). Then finally, they have said they want a new office headquarters but haven't really specified where but they do own most of the land surrounding Lytle Park and between 3rd and 5th around Broadway. It might help if it was renamed "W&S Development Projects (Lytle Park Historic District)"

February 12, 201312 yr If they do end up replacing the garage with an office tower, I wonder if they'll be able to hang on to the rotating W-S clock and use it as a roof ornament on the new building. The contrast with the tiara next door would be appealing IMO, and the view from inside the ballpark would be pretty cool (if the theoretical building had enough height).

August 22, 201311 yr They've been talking about it for years. And I think they want money from the City. The City just signed a deal that will have the port build a 600 space public garage at 7th and Sycamore. The W&S new garage would be at 7th and Culvert. They originally were going to build a 1000 space garage and wanted the City to put a bunch of money in (around 2009) but the City wasn't interested. then they announced a 700 space garage that they would build. I bet they will start the new garage some time next year.

August 23, 201311 yr So wait, is the HQ a separate project from the condo tower? Dumb question I guess. But from what I am reading we will get condos and an HQ built on a garage base at 7th/Culvert. Those lots at 7/Culvert are huge and dying for something. Which one is it exactly that is the site? Seeing what it does for that cove of DT will be interesting. Furthermore, if the tower is a trophy, the drive into the city from I-71 will be all the more spectacular.

Here is a recap of what has been publicly said about these projects. 1) new garage, roughly 700 spaces at 7th & culvert 2) renovation of Lytle Park including hotel renovation to Anna Louise Inn 3) W&S has said they want a new headquarters downtown and want it to be a high rise. Have not said where, but rumors have included replacing their current headquarters which is a mid rise building. 4) tearing down of W&S clock garage at 3rd & Bradway to be replaced with new garage and tower overhead. November 22, 201311 yr Lately there's been considerable speculation as to what W&S is planning for its "ALI quadrant" of the CBD, especially a possible new HQs. Yet, on 10/27/13, the Enquirer ran a detailed business article about this insurance behemoth and its powerful president/CEO, John Barrett--and, therein, was this information: "It [W&S] also bought 170 acres near the Cincinnati/Northern International Airport, which Barrett is hoping will attract new companies into the region. He said companies in states like Illinois and California, with higher corporate tax rates, should be prime targets for economic development officials here." Considering that not long ago, Barrett was in talks with Sears about their HQ relocation from suburban Chicago's Hoffman Estates, IL to Cincinnati (at least until John Kasich came to town, along with his infamous $400,000,000 lure to Columbus), I wondering if such discussions might not be quietly taking place once more--or am I hoping for far too much? :wtf:
November 22, 201311 yr Yeah I don't know if that really will end up having anything to do with the east side of downtown, but it's interesting anyway. If they draw more companies here and sell off that land slowly it could create more density around the airport, which could really help it out in the long run. That would also solidify a reason to build light rail out to the airport to connect it and whatever they are looking to develop to the rest of the city.
