Posted November 28, 201014 yr 4000+ posts and I have yet to contribute a single photo thread to this site. I’m not much of a photog, so I try to leave it to the pro’s. I never realized how much work goes into it, so many thanks to the members who consistently create these threads. Anyways, this thread covers current and recent developments along Euclid Avenue through University Circle. I was originally planning to do a thread covering the Healthline’s impact on all of Euclid (including the Clinic, MidTown, CSU, and Downtown)… but there is so much to cover, my camera’s battery (and my availability) only made it a few hundred yards on what was supposed to be a few mile tour. As planned, I’m going to start on the “eastern frontier” – Coltman 27 – which is encircled by Lakeview Cemetery, University Circle and Little Italy. The Cemetery offers a nice “buffer zone” to the East. The development is built to flow into the Little Italy neighborhood and has wonderful access to both the current (E 120) and future planned (Mayfield Rd.) RTA stations, not to mention the Healthline. 1. The view from Euclid 2. Rowhouses… Townhomes. Tom-ay-to…. Tom-ah-to 3. 4. 5. 6. I believe this is the last set currently under construction 7. 8. As I said, it flows nicely into the LI neighborhood 9. I believe we learned recently that the legal dispute over this land has been settled and development is planned. Of course, we will hear the usual moan from the PD and its commentators about how parking is already a nightmare in LI and this will only make it worse… 10. Say goodbye to Coltman as it peers out over the redline’s tracks onto Euclid and beyond… 11. Say hello to “the other side of the tracks” and Circle 118 (as seen from Euclid) 12. 13. From E. 118th 14. 15. Again… good job weaving it into the existing urban fabric 16. A bit pretentious? 17. There certainly is not a lack of transportation options right at your doorstep. Keep in mind that the redline uses the same ROW as the freight line you can see in this picture and the current E 120th station is right under that overpass (Coltman 27 is on the other side of that station). 18. Say goodbye to Circle 118 as we continue to inch west on Euclid 19. I really have to give CWRU credit for the way it has been developing its campus, with respect for the surrounding neighborhood 20. 21. 22. 23. And it has a great, dense urban neighborhood to work with… 24. The Cleveland Institute of Art 25. Nothing is imminent, but talks continue regarding an expansion/renovation on this side of the building. 26. The recently completed Cleveland Hearing and Speech Center 27. Say what you want about the design, but it was “woven” nicely IMO 28. 29. “Uptown” is chugging along at a nice pace 30. 31. 32. 33. 34. 35. 36. 37. 38. 39. 40. 41. Don’t you just love seeing these in your City 42. 43. I’d say we can call that “built to street” 44. Plenty of land left for “Phase 2” 45. 46. Some shots of the future “Alley” – Uptown’s version of E. 4th 47. 48. 49. From the east… 50. Bye-bye Triangle building…. you won’t be missed 51. 52. This corner is going to look very…. ummmmm…… “different” once MOCA is built 53. The back of the Triangle building getting torn down 54. 55. Crossing over Mayfield/Ford, we come up on UH and all its recent and ongoing developments. First, of course, is the Ireland Cancer Hospital 56. A lot of people criticize this building, but count me as a fan 57. See the prism effect 58. See it with its sibling, the new parking garage 59. Not so much of a fan of the garage, but nothing worth throwing a fit over… 60. Who said it lacks “street presence”? 61. Seems like it will have multiple entrances 62. 63. And it will help frame the new main entrance, which will front but not clog Euclid 64. 65. Future site of a ‘bland’ Courtyard Marriot… but good infill nonetheless 66. Same lot… facing the new cancer hospital 67. Just some quick observations on the beautification efforts along Euclid which came along with the Corridor project 68. 69. New ER entrance I think. 70. 71. 72. On the other side of Euclid…. CMA is looking niiiiiiice 73. 74. Close-up on the atrium skylight 75. 76. I like this 77. 78. 79. Not bad 80. I got “lost”…. The future site of the West Wing 81. 82. While I am over here, I’m going to give a little love to a recent development which I feel doesn’t get enough attention. Here’s the bottom line. There’s a lot happening on this little stretch of Euclid 90.
November 28, 201014 yr Congrats on your inaugural photo thread. You've given some thorough, detailed coverage to an area where a lot of change is happening, and yes, photo threads done properly are a lot of work!

Yeah, I'm one of the posters who b%tches about how the cancer hospital meets Euclid (from all the renderings) and the preliminary designs of the new hotel (also from renderings)... but only because I'm so excited for this stretch of Euclid :) I am eager to see how the cancer hospital turns out when the whole project, including the landscaping, is finished. A small point, but the poured concrete steps in front of the Circle 118 houses look pretty cheap for such a high profile/price point project, IMHO. Will be fun to see how unit owners end up relandscaping over the years.
November 28, 201014 yr Awesome pictures! I never new the backside of circle 118 were colorful. Coltman looks nice. I really think the cancer center is looking good as well. Again, great pictures!
November 28, 201014 yr Outstanding tour Hts121! Its everythiing I wanted to see when I was back for my very quick visit but didnt have enough time.... Exciting time indeed. I really do like how the Coltman project turned out... We came very close to buying the end unit, but decided to hold out for the perfect house in the Heights.

November 29, 201014 yr Good call on photo #76, by the way (the glass-enclosed "joint" between the new East Wing and the 1916 building of the CMA)- definitely one of my favorite places in town now. I am completely unable to pass through that space without stopping and staring out the window for a few minutes.
November 29, 201014 yr Thanks for this thread! I did not get to make my annual Euclid from E. 222nd to Public Square drive this Thanksgiving. This makes me feel I didn't miss it. Related question, anyone know how the Park Lane Villa is doing in terms of occupancy?
November 29, 201014 yr ^Not sure about current occupancy, but I thought it was doing relatively well when it first opened 2 years ago. We came very close to buying the end unit, but decided to hold out for the perfect house in the Heights. I can't argue with that line of thinking ;) Quick question....Is the corner of the new University Hospital parking structure finished or is there more stainless skin to be applied? It seems unfinished/unresolved. Not sure, but I believe the corner you are looking at is finished. I am completely unable to pass through that space without stopping and staring out the window for a few minutes. Me too. The view captures me more than the exposed penis :) But I haven't been there since the Ireland Cancer Hospital got its skin. I'll be interested to see how that impacted the view.
November 29, 201014 yr Depends on what you mean by "fits". I, for one, find UC's greatest strength to be architechtural diversity and the Cancer Hospital, whether you do or don't like the design, definitely adds to the diversity in many ways - shape, exterior, size, it impacts the 'UC Skyline', it's modern, it's 'curvy', etc.
November 29, 201014 yr ^Yeah, I agree that the architectural variety is one thing that makes UC awesome. Can't wait to see Uptown add to it. Of the new projects, the only one that doesn't "fit" for me is the new hotel, because its design is just so banal and cheap looking, in contrast to almost everything else under construction now. My beef with the cancer hospital is mostly the facade material- I kind of despise the semi reflective metallic finish of the unglazed portions and worry how well it's going to age- and the ground level of the Euclid end, which I suspect will end up being fire exits and a thin band of generic landscaping. I hope to be impressed/surprised by the final result though. So I'll shut my pie hole about it until then.

Not sure, but I believe the corner you are looking at is finished. I don't think so. Each time I've been by I have seen more of the "skeleton" covered than the time before. but i guess we'll see. This rendering seems to show the metal skin wrapping around the curved corners: http://media.cleveland.com/business_impact/photo/uh8jpg-f1a71d9ffd074e1e.jpg My gripe about the UH plan is that by siting the ER and a garage at the front, it seems to close off the potential for expansion up to Euclid Avenue. This leaves a less than beautiful ER building and a semi-permanent swath of greenspace facing Euclid. If another building is planned for the grassy area, it would be end up somewhat detached from the rest of the hospital by the garage and the need to maintain access to the ER by that lateral street. Another hotel would fit there, but half of the rooms would be directly facing a busy helipad and ambulance port.

December 2, 201014 yr ^ you mean rebuild 10 of them. anywhere. there were once others like that. :| wow awesome thread thats a lot of action in a small radius. coltman and circle are very colorful. i like the cancer center too. hopefully any awkward fronting can be worked around. if its too noisy for much maybe they can squeeze in some related business building like hospital supplies or something instead of just a grass lawn - ugh. i havent seen any of this stuff looking so far along -- so thx for the updates!
December 2, 201014 yr There really isn't much room facing Euclid, if any at all, for any retail of any kind. The landscaping will mostly be on the west side of the building, facing the new loop main entrace. And I think a cancer hospital like this, urban setting or not, needs green space for patients and families to enjoy when able. Thanks for all the compliments, everyone. December 2, 201014 yr That "greens space" facing the main entrance drive will be the patient "cancer gardens" and would be surprised if they look to do anything with it other than the cancer gardens any time soon.

December 13, 201014 yr University Circle is very nice, I was fortunate enough to visit it on a clear summer day last summer, and the Cleveland Museum of Art, cool place!
