October 20, 20213 yr The Scioto Peninsula 360 drone shot has been updated as of October 14th. https://8impact.com/360/thepeninsula/
November 29, 20213 yr This proposal sounds beautiful—30 story tower!—and it adds a lot more housing units. Fingers crossed this doesn’t get watered down before final approval. The Peninsula's $211M second phase: Here's what's planned “The project's second phase will feature about 400 new residential units and 245,000 square feet of Class A office space. The 2-acre second phase will wrap around Daimler’s phase one office building at Belle and West Capitol streets with a 950-space, four-story parking garage topped by a seven-story office building and a 30-story residential tower. The development will be filled out with 9,000 square feet of ground-floor retail. Flaherty & Collins’ plans include approximately 400 apartments. Flaherty & Collins will continue their commitment to providing affordability, with 20% of the units meeting those requirements. The developers hope to begin construction of phase two in 2022, finishing up by 2025. Daimler’s new phase complements the 233,000 square feet of Class A office space the firm currently has under construction at the development. “This second phase on The Peninsula creates the prospect of exponential growth and transformation by raising Columbus’ profile both physically and metaphorically as a highly desired downtown destination for work and residence,” Daimler CEO Robert C. White Jr. said in the release. This second phase will bring more than 1,000 new permanent jobs, in addition to 1,800 construction jobs.” https://www.bizjournals.com/columbus/news/2021/11/29/second-phase-of-the-peninsula.html
November 29, 20213 yr Awesome! Great news that they are following through with giving us some height and they are planning to start next year. That means we should expect to have three towers in the 350-400' range under construction by the end of next year. In addition to those, we should have about three more in the ~15 story range under construction. It looks like Columbus will continue to be littered with tower cranes all around the urban core!

So it will actually be a 34-story tower, in addition to a 11-story tower, if I'm reading this and counting the floors on the rendering correctly.

Office space: 478,000 sq ft (24% complete) Residential: 730 units (41% complete) Hotel: 180 keys (75% complete) Parking: ~2,000 spaces Retail: 54,000 sq ft (27% complete) Acres: 11 acres (42% complete) Some of the phase one figures have changed since the table above was published, so this is just a rough estimate. Pretty exciting to think about! I had a feeling the 2020s would be the height boom for Columbus and things are kicking off nicely already! Getting something of this height on the west side of the river is honestly going to be huge for future developments in the downtown and Franklinton areas. More successful tall projects is just going to attract more developers of tall buildings to the area.
November 29, 20213 yr Our 3 tall residential towers around downtown average about 12 feet per floor. If we assume this tower will be similar, the tower will be about 360 feet tall, not including the parking levels. If we conservatively estimate the parking levels to be 10 feet each, that will get us to 400 feet.
November 29, 20213 yr CU has an article up with a few additional renderings. Build it now please. Also, sorry for spamming the thread, lol. https://www.columbusunderground.com/34-story-tower-proposed-for-scioto-peninsula-bw1/
November 29, 20213 yr Very nice. I will say this about the old train station and new garage, after passing by the other day, I'm annoyed they didn't front the garage with something against the historic station. The juxtaposition of this new tower doesn't bother me but the open garage next to it does for some reason. Now.... if by some miracle, the Millenial Tower proposal could be resurrected.
November 29, 20213 yr I enjoy how gravity 2.0 is still under construction when the tower is completed 😅

November 29, 20213 yr 22 minutes ago, DTCL11 said: My guess is that anything we've seen proposed for this development is not dependent on the TMUD. I'm guessing that something like this is pretty much guaranteed with or without but being awarded the TMUD *may* affect future phases depending on how much they can save and transfer to other projects. There's been so much momentum with this and movement it seems to be rolling on its own. Where Millennial or even Market Tower has had so much Flux over the years, they may be more reliant and an award may affect the outcome. That's just my suspicion. On TMUD, noticeably absent are Millenial and Harmony towers. Noticeably present is the CoverMyMeds campus. I also noticed the old Graham Ford site is listed as an applicant but can't recall the specific proposal. Easton and Polaris both have applications as well. I remember reading somewhere that Harmony is officially dead. And AFAIK, nothing has been released publicly regarding the Graham Ford site. But this proposal seems like it would be a shoe-in for the credit. It definitely checks all the boxes. Also, anyone else noticed on the updated site map that the second hotel building went from being included in phase one to now being marked as “future phases“?

It very well could be, but it would also be kind of stupid to say otherwise before it's determined who will get the credits. I read this as them campaigning for the credits, which makes sense from a financial standpoint.
November 29, 20213 yr That list of applicants for the TMUD tax credits is kinda wild based on what I thought was the criteria. I don't even think half of those would qualify... but who am I kidding, I'm sure some clever legal work-arounds are happening in their apps to meet the minimums. How is the CMM campus mixed use? EDIT - It looks like the official text considers structured parking as a use under "mixed-uses", so basically any semi-urban project qualifies. Edited November 29, 20213 yr by DevolsDance

The way I understood the text was if parking was one of the uses, then it must have at least three uses. I have no clue how CMM would qualify, unless they have additional plans for the site. Hopefully this bodes well for the projects, like Peninsula 2, to receive the funding.

Pssst -- I have a suspicion (yet no proof) that Millennial Tower got delayed due to the family losing a lot of money with their retail investments (especially CBD kiosks) over the past 2-3 years. I don't know how much they commingle their money between businesses though.

December 1, 20213 yr Peninsula developers confident Columbus will support 30-story tower, more office space The developers behind the Peninsula development say that they are confident in the market's appetite for the large residential tower that has been pitched for the $211 million second phase of the project now taking shape on the Scioto Peninsula. The Peninsula’s second phase will feature a 30-story tower, about 400 new residential units and 245,000 square feet of Class A office space. Developers Flaherty & Collins and Daimler hope to begin construction of phase two in 2022, finishing up by 2025. One of the main goals of the project is density, which the residential tower would accomplish. Deron Kintner, general counsel for Flaherty & Collins, said when the original vision for the Peninsula was released, there were renderings with a few towers at least 30 stories tall. "People want density," Kintner told Columbus Business First. Indeed, Deron, indeed. Right now the Miranova is the only place that fits into that category but that place isn't an option for most and it seems like this will be a lot more affordable with smaller units.

December 7, 20213 yr I found some recent construction pictures on Flickr. It looks like these were taken on December 4th.
December 10, 20213 yr The thing that disappoints me about all of the announced tenants thus far is that the SP has only managed to draw companies from other parts of the city. Here’s to hoping we’ll start hearing about companies new to or newly expanding in Cbus. Insight Global moving to Scioto Peninsula “Add staffing company Insight Global to the list of tenants headed to the Daimler Group office building rising on the Scioto Peninsula. Daimler CEO Bob White Jr. shared the news of Insight's lease at a Columbus Metropolitan Club forum this week. Atlanta-based Insight, whose Columbus office is currently located at 230 West St. in the Arena District, did not respond to multiple requests for comment. Insight is the third office tenant confirmed for the building, which is one component of the $250 million first phase of the Columbus Downtown Development Corp. project that has been dubbed The Peninsula. White previously said the building is 31% pre-leased, including the then-undisclosed third tenant.“ https://www.bizjournals.com/columbus/news/2021/12/10/insight-global.html

It would be nice to see this office space and that around downtown be filled by companies either expanding their local presence or relocating from outside the metro/Ohio. 23 minutes ago, wpcc88 said: It will happen eventually but cost of living isn’t exactly in our favor anymore unless we’re pulling from the east coast or Chicago. December 13, 20213 yr https://www.columbusunderground.com/34-story-tower-proposed-for-scioto-peninsula-bw1/ I gotta say as wow-ed as most people are by the tower, I really don't like a majority of the proposed design for this parcel. I would really hope that there would be open pedestrian connections though the podium base because otherwise it creates a huge wall against Broad St without the urban porosity that is the whole point of this new development (EDIT: Upon closer look at the rendering, maybe it does at least have that pedestrian connection through the ground floor to Broad. Could still be far more prominent). Also, the piece of the parcel behind the office building under construction has... nothing above the podium? It is basically 3 parcels merged into a super-block of sorts but with only 2 actual buildings above the podium? This needs a lot of re-working Edited December 13, 20213 yr by jebleprls22

Would make a ton of sense so this beast isn't blocking easy access to the rest of the peninsula. I would see them not doing it though because it will mess with the way they can organize whatever will be on the ground level. If it's the garage though, there should absolutely be a way to cut through and I feel like that wouldn't be difficult to do at all.
December 13, 20213 yr I see no issue with a building wall fronting Broad as long as it's usable space. If part of it is just ground floor parking space, then I could see the issue.
December 13, 20213 yr There’s definitely a pretty significant walk-through area on the Broad-facing side. And I would hope/imagine the rest of the ground floor is occupied by retail, which I’m fine with.
