April 22, 20223 yr This was always a concept with soft targets but nothing ever solid. The TMUD was going to help push it further up on the timeline I think, but we never saw the full details that I recall. I believe the forces that be will support a decent tower on the peninsula with or without TMUD. It might not be multiple like some prior concepts but the city, CDCC, and the developers have all been pretty consistent in their desire for something big at some point.
April 22, 20223 yr Millennial Tower, Harmony Tower, the high rise proposal for Brewery District, and now possibly this. I have no idea how Austin, Nashville, Charlotte, and Raleigh manage to build high rises and for us, it's like pulling teeth.

As outside developers come into the market it *should* push demand. There's no incentive for Arshot to build Millenial Tower. They paid pennies for that land decades ago. Thought y’all might be interested in this new development downtown because it is very similar to the Scioto Peninsula development. it’s called Water Street. It’s located on the southern edge of downtown (separated from downtown by the Crosstown Expressway) and it sits on the Garrison Channel, which leads out to the Bay then the Gulf. Phase 1 just wrapped up. Includes 7 high rises (20-24 floors) of office/residential/hotel/retail/restaurant/university space. Hotel rates start at $500/night, studio apts at $2K/month, condos at $1 mil. Phase 2, which will include as many buildings, will be on the northern edge of the Crosstown with construction to start next year. Like I said Water Street is so similar to the Scioto Peninsula as far as density, urban location, water location, mixed-use development. Only difference is the building heights. There are WAY too many surface lots in the downtown corridor to ever need to build tall. Also, the downtown workforce has been cut by least 30% with new work-from-home arrangements, so there isn't going to be the demand for commercial office space. We are only seeing the tip of that ice berg now, once companies' lease agreements start to expire, many will either not be renewing or drastically downsizing. Huge supply of empty lots + decreasing demand for space = no tall buildings. Trust me, I want tall buildings just as much as all of you, but I just don't ever see it being a reality. I honestly don’t care much about getting super tall buildings. I would rather just get a good proportion of 12-20 story buildings with a really good walkability and street presence. Taller buildings look good, but having the development at ground level is even better.

GARAGES! *and yes I forgot about the artwork! That and some landscaping/flowers/street trees should help even more. I also would love for the city to take the lead when it builds any more garages to make them like this but also leave the roof to be activated for use and landscaping. Or even solar panels would be nice. And to encourage the same from private developers. That is how I read it, anyway—that they “need” it. Either way, I’m keeping my fingers crossed that they break ground on something by year’s end, just to keep the momentum rolling, even if they hit “pause” on the 34-story tower until they hear back on the TMUD round two credits.

The proposal has not yet been brought before the Downtown Commission for a design review. Daimler CEO Robert White, Jr., called the phase two plans “still conceptual,” but added that the development team intends to “go after [the tax credits] in the coming rounds.” The state recently announced the opening of a second round of the program, with an application deadline in July. He also said that they are “pursuing a first floor grocer,” for the second phase, and that finding the right match for the space could mean a lot for Downtown and the surrounding area.”

I did not think I could possibly have wanted this development more. I was wrong. Can't the city or some entity just drop some funds to help it along? It will be worth it in the long run. May 27, 20223 yr With all of the new development between Gravity and the Peninsula (plus everyone else in East Frank), a grocer would be excellent right there. I would’ve loved having a grocery store to walk to when I lived at Gravity. I wouldn’t be surprised if Phase Two ends up shrinking some, but I’m really hoping they still keep it 15+ feet.

I had to stare at the picture for a few seconds to get my bearings. But wow, what a great depiction of how far Franklinton and the rest of the central city have come.
