I don't mind being teased. Any mention is good and may e they need to readjust the residential vs office? When, where, etc. do we send emails/letters/etc. to regarding whomever makes the state tax credit decisions? Is this that "transformational" thing? 30 stories will transform the Peninsula!

 

We could also use another 20-30 floor tower at the northwest corner of West Town and Belle streets.  Two towers would cement the area as actually the Western part of Downtown rather than the area across the river from it.

Yeah I hope it's moving forward, but I have to imagine that 245k sq ft of office in the original proposal is a tough sell. I mean we're not San Francisco, but 350 California Street was worth $300 million four years ago. It might sell for 80% less now, brokers say, in a market where office vacancy rates have soared. Wells Fargo & Co. recently said the volume of its office-building-backed loans that are classified as “nonaccrual”—meaning the bank no longer expects full interest and principal payment—jumped to $725 million in the first quarter from $186 million in the 2022 fourth quarter. 

 

I doubt office is dead forever, but if Dublin is filling in holes in it's office parks with apartments, that's a pretty good sign it's at least not the thing to build now. Make it all residential over retail. Split it between condos and apartments and let's get it built.

I’m down with using that 245,000 sq ft for more rental units, or s**t throw some damn condo units in there.

The flood markers are cool, hopefully they have some plaque or something explaining it.

It's supposed to be a flock of starlings in a random flight pattern (Get it?? Starlings on Starling street?? 😐). The rendering looks like a couple of whales, but the actual installation looks like a blob. Are the individual birds visible in person?

I see dolphins. Someone will probably complain about the "lewd" dolphins ready to go at it the same way they were upset about that one "slutty and provocative" deer. 

 

I think as it looks now it kind of looks like a dragon clinging to the building-I would rather have that lol.

If they want art they should put the blue serpent canopy that was going onto the Broad Street bridge on the top of the main long garage building.  Or have it straddle Washington Blvd. between Main and Rich.

I think it was planned for the rich st bridge and they should just go ahead and do it. It has the supports for it already there.

It I believe was planned for the Broad St. Bridge. But they can adjust the thing as needed to place it somewhere else, like the Rich Street Bridge. It was really just a concept with a model so with the permission of the artist I am sure they could make it work in any number of places. I just love the idea and it would be iconic. 

 

We don't acknowledge our ancient Adena And Hopewell cultures nearly enough. Nor do we acknowledge the indigenous people who followed them.

You’re right, it was broad street, and I wish there was a push for it again. I like that it was focusing on the history of mound st and the native tribes of Columbus. That history isn’t shown enough in the city and I would love more of a push for it

Exactly the event I was thinking of when I said they still have shows here! You can go find some pretty cool coverage of the event last year. Had some excellent drone shots of downtown from the Veterans Memorial at night as well.

 

I believe this event is all local artists as well which is great. I've seen Fear and Lowe a few times and they're a really fun local House music act.

It’s not my style of music, but from what I saw it looked like a great time. It’s the perfect venue for something like that, and it’s cool they are able to use it. 
 

I think I read 2 of them are touring acts, but the event is put on by locals, and I assume most of the one performing are.

It's all very nice, but I can't help but feel like the sidewalks are so narrow (especially compared to downtown and Short North). I feel like with all the activity this area could generate, they're going to get cramped so easily.

It's all very nice, but I can't help but feel like the sidewalks are so narrow (especially compared to downtown and Short North). I feel like with all the activity this area could generate, they're going to get cramped so easily.

Yep, it is way too car focused still, I don’t understand how this was allowed to get approval. I love this city but at the same time hate so much about it.

You have to consider what the draw is here. It’s a museum and COSI, a majority of those who will be visiting both won’t also live in the neighborhood.

The parking garage under the park and the parking garage make it easy to park and walk. This whole area should have just been walking with a road to the underground parking and a road to the parking garage.

This streets are ripe for temporary closure for events and what not though. Have to imagine that's something they plan to do here, the set up is way too perfect not to.

Yes! I was thinking the exact same thing. Hopefully they take advantage and do night markets, food truck events, small concerts, and other events where they can easily close sections of the street.

 

I am worried about the sidewalk observation, though. It's hard to tell from the photos, but where in the development are the sidewalks narrow? That's such a shame, as this area would be perfect for sidewalk dining for restaurants and cafes.

I was referring to Belle Street but most of the development seems that way. They're not the suburban-minimum of 4 or 5' - I was able to bike the sidewalks and weave people with ease. But I can tell you, sidewalk dining or food vendors are likely not going to be permitted (unless in special circumstances like street closures). Establishment like that would nearly make it impassible in some sections.

So I went to the Art Festival last weekend, and walked by the Peninsula...I liked how it turned out.
I remember in the past, how parking across from COSI was like the premier location to park and there would be crowds and hordes of people who would funnel their way over to the bridges and Genoa Park area. Last Saturday evening, The Peninsula area was surprisingly calm but there was a nice buzz of people, so it felt balanced. As @TIm mentioned, Belle Street was closed, so we were free to walk the sidewalks and streets. It was nice.

I parked at the Gravity garage and walked over to the arts festival and am excited for that area to continue to fill in and come online. Had to force myself not to look too closely at the state of the railway bridge... a little creepy how rusted out it is.

I've heard a rumor of a new arts facility for the Columbus symphony for that piece of land, but not clear to me how much fire is behind that smoke.

I have heard that the symphony is actively raising quite a bit of money to build their own venue/facility, and head heard they were heavily looking in Franklinton, but didn't realize a location had already been confirmed.  This site would have pretty good potential though.  Hopefully whatever it is they make it architecturally eye catching.  I'm not saying Sydney Opera House necessarily but something bold and modern would be cool here.

Given the population that is significantly about to pop near the original PINS, I think also with the population about to explode in Franklinton, both locations will be okay honestly.  They are somewhat near but yet still completely different areas of town.

 

Even at 24 stories, this is hugely significant for this side of the river.  I can only imagine more to come as well as downtown!!!  Will be excited to see the final design.

The height doesn’t really bother me, but this looks like crap. Hopefully it changes up as it gets closer to construction.

The OG pins (AND 16 bit) are closing per the article in 2025 - but will open a new concept in that space

I don't even live downtown and even I'm gassed up about this grocery store.

Eh, I think that’s a dumb decision honestly, but it’s their business so more power to them. That original pins has such a better feel than any of the other ones.

If that’s all it is going to be, they better make it something incredibly bold. 
 

I honestly feel like it needs to be something more than just a symphony, but obviously it could be used for more things.

This has been one of my top desires for that space. A new state of the art facility for the symphony and potentially the larger Broadway in Columbus shows. The Ohio is wonderful, but you can only do so much and some things warrant a state of the art facility built for modern performances. 

 

My other desire has also been a new art museum. (Not replacing the existing, but another one for modern art or something) Maybe it can be both! 

Love it! Wish the office building wasn't essentially a twin of the original with added balcony space. 

 

Looking forward to seeing final designs and hearing which grocer was selected. Going to guess its a Market District similar to what is in Bexley.

Agreed, the height is fine... The architecture isn't it. I also dont love that the office building is shown as a literal copy/paste of the one just built. I hope that is just a placeholder because while the tower needs a lot of work I really do not want to see Daimler phone it in and just duplicate their design to save $$$.

Rockbridge's next new place to stay will give visitors plenty of room to play.

 

The Columbus-based firm will add a 120-room independent hotel at the second phase of The Peninsula that will include a new Pins Mechanical Co. The venue will occupy a 40,000-square-feet across the building's first two floors.

 

Troy Allen, founder and CEO of Pins operator Rise Brands, said the downtown Pins and 16-Bit Bar + Arcade locations, the original sites for both of those brands, will close when the new space opens in 2025.

 

"Our brand has evolved in the 10 years since we first opened," Allen said. "We've been making these great, grand entertainment venues and we felt it was time to come back to downtown Columbus."
