The "U" shape keeps units from being too long. Shorter length units allows natural light to reach further into the unit when the building is basically a square.

This is actually a historically adopted design method that allows for more natural light. It works if done properly. Nicholas just needed a bit more character on the facade. Bring back some of the old brick/limestone/terra cotta art on buildings and it won't be as much of an issue.

It can work if done right, but none of the new builds are built with quality material. I think the only time it works is with stone buildings.
December 13, 20231 yr I dont have a ton of faith it would be better though as a solid mass. It is very case by case I know, but I would take the massing breakup of the Nicholas over the flat wall that is Highpoint any day... though... I'd take the wall that is 250 High over the the Nicholas. Materials reign supreme, but if we arent getting materials, I am okay with the U or E on a base approach.

If they wanted to actually say something about making the design better, then I wouldn’t complain. It was a pointless remark and felt like someone just giving a participation observation, like look what I did!

The Downtown Commission considered the newest addition to The Peninsula on Tuesday on a conceptual basis, meaning no action was taken. But commissioners had positive feedback for the developer, Indianapolis-based Flaherty & Collins. Flaherty & Collins will have to come back to the commission for a certificate of appropriateness. The 135-unit, seven-story building is part of the $290 million second phase of The Peninsula, which is scheduled to start construction in late 2024. December 21, 20231 yr I know this is further down the road, but I hope they can do something impressive or more emphatic with the streetscape and frontage along Town. I like entering the Peninsula through Broad. Seeing COSI and the Veterans Memorial, and having the traffic light at Belle all help make an impact. Driving on Town everyday, I know we like narrow, walkable streets, but Belle feels almost like an alley there and the Peninsula there has a blink-and-you-might-miss-it experience. You zoom past and then you're going under railroad tracks to Franklinton.

January 17, 20241 yr I hate to be the Debbie Downer here, but I had hoped for much more than a 3 story building there. I can't find anything about that organization in a cursury googling. Great architecture would help, but other than that one time I walked up the spiral of the vets memorial to see the view that building really hasn't contributed much to the density or vibrance of the peninsula. I had hoped for a much larger condo or other building that would contribute to the skyline of downtown, add residents, and hopefully have some family friendly retail on the bottom, like an ice cream shop or an accessible lunch place as a contrast to milestone and as a benefit to families visiting COSI. I guess I'll reserve some judgment until more info comes out.

If it’s a cultural draw type of thing it doesn’t need to be tall. The city lacks a lot of draw for that type of stuff and any of it we can get is a good thing. I wish it was an aquarium, but will take whatever this will be.

It should not be lined with 15-story condo towers. Those can go one layer back, which is what is happening. Also, regarding the vets memorial, I think it’s an awesome looking building and will he even better once the surface lot behind it is developed.
January 18, 20241 yr Color me skeptical as well, but I'd love to be proven wrong We need a real attraction on this parcel that has wide appeal and can consistently generate a significant amount of daily activity in the area. The new Veterans Memorial falls short on both accounts, to put it mildly. I hope we don't repeat that same mistake again here

Who has an annual membership to it, does such a thing even exist? I've never talked to anyone who's gone to it, nor have I ever seen anyone going into it. January 18, 20241 yr I'm not going to turn down a potential new concert venue for the symphony et al. It is really needed. Especially as some peer cities have found time and money to invest in new orchestra spaces for those that don't have legacy spaces built for orchestras. The Ohio is beautiful. But it's not built for orchestras. And it's not built for stage shows. Adapted, yes. But it's high time Columbus move on to proper venues for the arts. It will certainly be a win in that regard and transformational for that organization(s). Though I anticipate something in the realm of a college campus performing arts center and less along the lines of the Kansas City Performing Arts Center. I agree the vets has been a let down. From the beginning I was concerned with the direction it was going from a museum standpoint. Frankly, if it didn't have national status, I don't think it would still operate as a museum. The programming it offers and the physical spaces as a memorial are fantastic and I don't regret them. I just want more for the average visitor which is why I always wished the city and county would have tried to bring Motts Military Museum to a much larger museum experience in conjunction. Heck, maybe throw in a loaner or two from the Air Force Museum. Much like the other comments, something that provides the constant turn over of people. My Sim City was always vets+Motts, COSI, New arts center for the symphony, stage shows, and art museum, primarily keeping the Wexner modern art collection in mind. Collectors with half his collection have major wings of museums or stand alones (see Pizutti), let alone being the foremost Picasso collector in the world. Add in the fact that Lichtenstein is an OSU Alum and former professor, there is certainly the foundation of a great modern art museum. Plus, the museum offering daytime activation and symphony hall and theater providing for evening activation. Either way, it will be good to see it filled. Even if not the most stunning cultural or architectural piece it could have been, that's OK. The true activation of the peninsula is the mixed use development and Franklinton. Even my Sim City fantasy wouldn't do much if there wasn't a mixed use neighborhood adjacent to it. A condo tower or other tower on that spot would do little more than is already planned for the many acres yet to be developed. Plus, the visual balance of the 3 cultural institutions along the river without towering over it while the rest of the peninsula and Franklinton rise behind it seems ok to me as well.
