That will be nicer once another building is built across from the hotel to 'close in' the street. Hopefully we can see a proposal for that smaller site at least soon, if the larger already-announced "phase 2" continues to have issues getting off the ground

I know on the Peninsula website that space is just marked as “future phase” now, but wasn’t that block originally planned as a second hotel building?

I commented on the Peninsula’s Instagram and asked if we would hear any news about phase 2 soon and they responded to “Stay tuned for updates on Phase II after Phase I is complete.” It’s kind of obvious at this point, but I still think that’s a bummer. Was hoping this would have continuous construction rolling

Eh, I would rather it get done correctly. Maybe by waiting they will see the demand to build a tower or two. 

Agreed, I would love to see rolling phases but the housing, office, commercial, and retail markets are very unpredictable right now so I appreciate the due diligence in getting this done right. I truly think this has so much more potential and feels so much better being built in these phases with multiple developers vs the master plan/super development originally proposed... helps us avoid another AD situation in terms of architectural diversity. 

A bit random, but I noticed Apple Maps has 3D outlines of the Peninsula phase 1 buildings.

This is a really nice looking building, and that view will be great. It’s a shame that cosi isn’t a great looking building.

I think there could be some cool opportunity to do some sort of enhanced light effects/show on the modern "submarine" wings of the building.

The Junto hotel on the Scioto Peninsula announces its opening date

 

The Junto is now taking reservations.

 

The independent hotel developed by Columbus-based Rockbridge will open Memorial Day weekend, the company announced Tuesday.

 

The hotel, part of the mixed-use Peninsula development rising west of the Scioto River, is the first Columbus property from Makeready, a hospitality company founded by Rockbridge CEO Jim Merkel. Through Makeready, Merkel has led independent hotels in Savannah, Charleston, Nashville, Dallas and Denver.

 

Merkel said he's happy to bring a hotel like this to Columbus.

Found these pictures on Instagram from the One at the Peninsula apartment building. 
 

They also have some pricing on their website, prices range from a 457 sq ft Studio at $1,104 a month all the way up to a 3 bedroom 3.5 bath 2160 sq ft apartment at the low price of $7,999 a month.

A typo, hopefully?? That would be a huge apartment, but I can’t see anything going for that high here!

Yeah, I’d imagine it would have a hard time leasing even at half that rate lol

Well it's just two apartments on the top livable floor with the best views of downtown. The two up at that high end price are also enormous and at least one of them has multiple balconies. I don't think those few apartments priced at that are for us normal folk. Sounds like a spot for a Crew or Jackets player to rent or something like that. The remainder of the building is priced pretty typical for a brand new build in a hot area in Columbus.

Still seems crazy, even for a player to rent it. They could just buy a condo unit in the Parks Edge building for way less a month, with no money down. That’s if they don’t just buy it outright. The HOA fee isn’t a huge factor either. 
 

To me it would make more sense to make those top units for sale units. Good luck to them and I hope they rent out.

That’d be a good idea. I really hope future phases of the build out features for sale units. Would love to make that my retirement home one day. Especially if they land a grocer on site too.

I think you're overestimating how much professional MLS players make haha. The minimum salary they can pay is like 85K/year to a player. NHL players on average are paid much more, but those guys that bounce around between the lower leagues and the NHL aren't making "buy a condo in a city you might not be in for more than a year" type money. Plus this is Columbus, we aren't paying superstar salaries.

There is a condo unit in Parks Edge for $550,000 right now. There are at least 12 players on the crew who could very easily afford that, with a lower monthly payment than renting a place for $8000 a month. 
 

looking at the blue jackets salaries, every player for the jackets on the active roster could afford it with no problem at all, with the lowest salary being $700,000. 
 

I can get not wanting to buy a place being an athlete and never knowing where you will end up. If I had a choice between buying and renting a place for $8000 a month, I’m going to buy and take my chances at selling, if I get traded. 
 

They also wouldn’t have the incredible views that the $8000 apartment unit would have though, so I get it. I’m going to take a guess and say some business will rent it out for when they bring board members and higher ups to the area.

Mensah, who was just traded to San Jose, owns a $250k condo downtown and a $350k house in New Albany. Next let's analyze local companies and see what C Suite folks in the metro might also be able to afford either of these 2 units 😅

 

I'll put it this way, if there are folks willing to rent or mortages of insane amounts outside 270, at some point, surely there will be a person or two who will do the same downtown. The 1% gonna 1%. And worst comes to worse, the rest of us might get it for a steal at $5000 a month some day 🤣

😲😮🙈....My Gawd.  Why would someone rent at that price. And 2160 square feet is an average suburban house, smaller actually than most new builds(closer to 2,500 square feet). Pushing 4 dollars a square foot now? Wow. 

 

It must be nice. damn.

 

*I hate when I look at floor plans and see errors.  Unit 908 appears to have the smaller of the two bedroom measurements as 25 feet by 18 feet 9 inches. I don't think so lol.

And just for comparison, the lowest paid 19 players on the Crew combined make the same as Zelarayan. Plus we got the Crew 2. Would be a cool spot for some young players to be roommates and live the high life.

Yep, MLS has pretty crazy pay disparities because of the Designated Player setup. They've really increased the pay of the non-DP players in recent years though. Look at the change just from 2017 to 2022. In 2017, the fifth highest paid player had a base salary of $450k compared to $800k last year. The 10th highest paid player in 2017 received $165k compared to $550k. In 2017 we only had 4 guys made more than $500k base salary compared to 11 last year.

It looks like Daimler has found a tenant to take up the other half of the 6th floor. Now floors 5, 6, 7, and 8 are all fully leased. I’m still keeping my fingers crossed that the ground floor will end up playing host to Smith & Wollensky. 
 

As I’ve said before, I’m still bummed the Peninsula hasn’t been able to land an out of state expansion/relocation yet, but it’s still a good sign that jobs are moving back to the city core from suburbia. Hopefully as this building continues to fill up, we’ll hear something on the next phase.

Rockbridge's The Junto hotel headed for May opening

 

As The Junto hotel nears opening on the Scioto Peninsula, Columbus Business First visited for a look inside.

 

Work continues at the property for now. But when guests begin staying at the hotel Memorial Day weekend, they'll see rich blues and greens throughout the hotel and have views of either COSI and the Columbus skyline or Franklinton.

 

The lobby of The Junto will be filled with floor-to-ceiling bookshelves, and feature a fireplace, soft seating and even a signature scent.

I love COSI but it'd be nice if the city could come up with a creative plan to improve both the aesthetics of the west facade seen above (now that it's actually facing something) as well as its permeability through the middle to the riverfront

 

There was a vague proposal pre-COVID ... and I hope we can see that revived in some way. It's definitely not an easy task, but I really think it'd be worth doing

They do need to change it up somehow, but I didn’t like that plan because it cut up the historic, and only good looking part of the building. If they have a more creative way, I’m all for it. 

You know, I haven't thought about that side of the building in a while. My god that's a lot of concrete. I'd expect something like that from the '70s, not 1999.

Seems like a great opportunity (and massive blank canvas) for some muralists to do something big.

Yes. and maybe some public art that is incorporated into the actual outside wall of concrete-somethings to help break up the mass and change up the shape as well. Even slight extensions of that facade that are of a different material and shape(as in box like or something)might be ok. 

 

Are they thinking of COSI like they appear to think of the Convention Center?-like it is some great architecture that must be preserved and all?(I hate the look of the CC and think it needs a big overhaul on the outside).

I like the Convention Center design, it's quirky, but it does look better at night with up lighting than it does during the day. Although, at least it has visual interest and honestly what do you do with a multi-block long building that's purpose is to be a fancy warehouse space. 

 

COSI is super interesting to me because they put the ugliest wrapper around the very attractive Central High School. But it's not even all that functional, you wind up with these super long hallways and really oddly shaped exhibit rooms that seem like they were a square peg forced into a wing shaped hole. I understand that you don't want windows in exhibit spaces but 500ft of concrete wall on either side of the front doors seems like a bad solution. The glass cut through they proposed a few years ago was solving the wrong problem. The middle bit that was the high school is the only good bit. The rest needs to be reworked somehow.

They needed to do that convention center tower like proposed years ago. The addition was underwhelming to say the least. It needs to be at least 50% glass.

Looks great and I really really hope the next phase brings some more height. It also should have been more dense with pedestrian only streets other than to the parking garage. People can walk a block to the garage, they will survive.

Ah no, you're right, Its along Belle. I looked at Google maps too fast before I posted this, I grabbed the first road in front of COSI, but Wolf Dr is the small road directly in front of COSI, that's closed to normal traffic and I didn't think had a name. Sorry for the confusion there.

I never knew that little drive had a name. TIL. I wish they would brick it over or something and make it a "pedestrian stroll" when it is not needed for anything else. Being lined with those trees it would be quite pleasant...add some benches, some art, some shrubs and flowers, you know.
