Homeowners may be moving into Grandview Yard under a plan by Wagenbrenner Development Inc.

 

The urban developer, best known for projects in the Short North, wants to build 20 detached homes and 25 townhomes on 3 acres between Burr and William avenues, according to plans filed this week with the city's planning commission.

Here is an update to a previous Grandview Yard development map posted on August 2014.  I added the two green blocks between Burr Avenue and Williams Avenue to indicate where the recently approved Wagenbrenner 20 single-family houses and 25 townhomes units would be built.

Neither the Business First or Columbus Underground articles contained a site plan for this newest phase.  But from the renderings published by CU (next post), it looks like the single-family homes would be located next to the existing Grandview Heights residences that face Northwest Boulevard, and that the larger townhome buildings would be on the block facing the existing Grandview Yard development.

I don't have any photos but I was shopping at the Market District today and saw steel is starting to go up on one of the Nationwide buildings.

I think one office building and one parking structure are starting to rise.

 

I broke out my drone for a photo today. The picture is taken about 85' up and facing north towards the Giant Eagle. To the right is probably the parking garage and in the middle is first building in the Nationwide campus.

 

I would've have gone higher, but it was a windy day and I'm still building my confidence my phantom 2 vision ;)

Announcement of a new project in Grandview Yard at the northeast corner of Goodale Boulevard and Yard Street.  Actually, more of a confirmation of a previously mentioned project (the footprint of which can be seen as building #16 in this previous post).  The Grandview Yard project is as follows:

 

- 4-story, 135-room Courtyard by Marriott hotel to be located between a recently completed office building and the Hofbrauhaus;

 

- 12,440 sq. ft. conference and event center to be located between the new hotel and the Hofbrauhaus along Goodale.

NRI announced another apartment building for Grandview Yard.  166 units in a four-story building - to be called the Brooks Building - across the street from the recently completed 800 Yard Street office building:

Nationwide Realty Investors Ltd. has another round of rental housing on tap.  The developer of Grandview Yard plans to build 166 apartments on a 2.2-acre site next to the 800 Yard Street office property that just opened.  It’s the latest phase of residential development within the former industrial district of Grandview Heights, where the bulk of the 115-acre mixed-used project is located.

 

The new Brooks building will be part of the scattered Apartments at Grandview Yard development and will have a 128-slot underground parking garage serving the mix of one- and two-bedroom apartments within the four-story, Sullivan Bruck Architects-designed complex.  The apartments will range in size from 722 to 1,219 square feet of living space.

Last Friday

I give NRI credit as always being the fastest developer to go from announcement of a project to construction. They really know how to get things done (paging LC...).

I know! When the announced that new apartment building the news was "construction could start within a week," which I did not believe. A week later and they were working on the site.

NRI has a constant capital source from Nationwide. They know what they are doing, sure, but it is a little different than a general private developer who must finder a willing lender and this satisfy everything their conservation counsel wants to see.

Grandview Yard residents getting a clubhouse with pool and fitness center

Grandview Yard's developer plans to pump up the amenity package for its apartment tenants as it continues to build more rental units.

 

Nationwide Realty Investors Ltd. is planning a 13,000-square-foot clubhouse to help keep the 275 or so existing apartments fully occupied and make the 166 apartments under construction even more attractive.

Eddie George's Grille helps Grandview Yard by keeping connection to Ohio State

 

The above linked Business First article about the Eddie George's restaurant moving from South Campus Gateway and replacing the Buckeye Hall of Fame restaurant at Grandview Yard also contained the following development updates for Grandview Yard:

  • Nationwide Insurance and its 3,400 employees will be moving into their new Grandview Yard offices this summer.

  • Also currently construction is an event center and a 135-room Courtyard by Marriott hotel, a 166-unit apartment complex (to go with the 274 apartments already open) and a new 13,000-square-foot clubhouse with a pool, spa and fitness center for those residents.

  • Construction on another apartment complex should begin this year.  Also planned are some condominiums and single-family homes similar to what Wagenbrenner Development has under construction at the Yard.

  • Nationwide Realty's President also said there are ongoing discussions with retail, restaurant and service businesses for the corridor along West Third Avenue and expects some announcements this year.

Nationwide Realty Investors Ltd. is giving people a chance to buy into Grandview Yard.

 

The Columbus developer has outlined plans for a five-story, 35-unit condominium building at the northeast corner of Burr and Bobcat avenues, joining multiple apartment buildings in the master-planned development.

With Nationwide moving 3,000 jobs downtown, I have to wonder if the infrastructure on 315 N and S will be updated. I assume people will be exiting primarily at either Goodale/ORR from the north and Goodale from the south. On 315 North the onramp from 670 and exit ramp to Goodale already create a significant bottleneck during morning rush. And from the north on 315 South, somewhat ameliorated by the fact that the exit ramp occurs before the onramp, but complicated by the fact that the exit ramp is quite short at that point. I could see that becoming a cluster...

 

Goodale doesn't seem well-equipped to handle that much traffic at this point.

Ran across information for a new mixed use building in the Grandview Yard. It's going to be called the Manchester and it will be 5 stories, have 123 apartment units, 14,000sf ground floor retail, and half of that expected to be restaurants with space for patios.
