What an insane amount of parking 

I'll be getting London/urban England vibes from the curvature of the architecture! And to be fair, the parking is small (footprint/area wise) compared to other portions of the Yard. The aesthetic looks nice and should complement the Devon, my only criticism is they should allow for more retail.

Agreed. And unless there are other plans for the parcel to the north, the garage would be very visible to 3rd Ave.

That curve is going to add $500/month to the rent....

But seriously - GY is almost out of parcels. They're going to have to start building on their own surface lots and that's a good thing.

Should build on their own lots, but am very skeptical that will happen

I can't find it but weren't the prior (pre-covid) concepts for this lot lower density townhomes lining the park? If so, this is a fair bit better if they increased the unit numbers.

Nationwide won’t shy away from building a garage on those lots if necessary.

I'm hoping that the garage becomes the retail parking for the existing stores along Yard St. And they develop the existing lot just to the north 

I think there were some other renderings out there but these were the placeholders NRI originally put out as the NW campus was finishing completions. Prior documents just ad the space open.

Six-Story, 385-Unit Building Planned for Grandview Yard

 

Plans are moving forward to fill in one of the last undeveloped lots in Grandview Yard.

 

Parkline, a six-story, 385-unit building with ground-level retail and an attached parking garage, will be built in the block bordered by West First Avenue, Yard Street, Junction Way and Bobcat Avenue.

 

Earlier this month, the City of Grandview Heights approved changes to its development agreement for the larger Grandview Yard development in order to facilitate the project, and Nationwide Realty Investors confirmed that work is scheduled to start on the building by the end of this year. The developer is projecting that construction will be complete sometime in 2026.

 

“Investing more than $100 million in the Parkline project underscores our ongoing commitment to this community and our confidence in the strength of the market,” said Brian Ellis, President of NRI, in a statement. “With Grandview Yard’s occupancy rates consistently exceeding 97%, Parkline will play a crucial role in meeting the unprecedented demand for high-quality residential options in our thriving neighborhood.”

The new proposal looks half decent, slightly higher as the article has stated. Nothing too spectacular. Hopefully the rest of the lots has infill in the future. 

Nationwide Realty Investors plans new Grandview Yard apartments

 

Nationwide Realty Investors plans to build a new $100 million mixed-use building at Grandview Yard.

 

The new project, dubbed Parkline, will be six stories and 385 apartments. Parkline will be built in an "S" shape, so there will be multiple courtyards and views of nearby Ray DeGraw Park. The building will also have commercial uses on the ground floor fronting Yard Street, according to NRI.

 

Brian Ellis, president of NRI, said Grandview Yard's multifamily occupancy rate is over 97%, so the new apartments will meet high demand.

I really like how well this building fits the parcel of land. No space wasted (except up of course).

It's a shame there'll be zero retail or restaurant spaces fronting onto the park when this is all done

 

As a matter of fact it's a shame Yard St is completely dead at the ground level from 1st south, essentially all the way to Goodale

I think overall it looks pretty good! This grill station looks kinda sad - they must have run out of money for the site/outdoor amenity spaces.

I'd kind of have trouble believing that. Outside of their clubhouse, this complex seems pretty stingy on amenities given its size. But overall, yes, I agree it's a nice building with some good landscaping elements.
