Some pictures from 4-20

 

The first 2 are of the apartments. The 3rd is of the office building. The 4th is of Hofbrauhaus with the parking structure and office building construction in the background.

 

My only question is where is Giant Eagle? I didn't see it at all. Is it further north?

 

Great photos of the apartment building.  That is one looooooooong building isn't it?  And, yeah, the Giant Eagle is located just north of 3rd Avenue.  I posted a GE construction photo from Nov. 2013 in reply #188.  Columbus Underground updated the construction progress of two of the outbuildings on the GE site in their construction roundup thread at http://www.columbusunderground.com/construction-roundup-march-2014-part-2

Thanks for the reply guys. I'll have to check out that northern area. It really is not that far away but since moving to Columbus last year I have never once been through that area they are developing. Finally when I saw the apartment construction from 315 I knew I had to get some shots.

Nationwide moving 3,400 workers from Dublin as it builds new corporate campus at Grandview Yard

Nationwide Mutual Insurance Co. is bringing its employees in from the suburbs in a seismic shift that will see the company vacate long-held offices in Dublin while greatly expanding Grandview Yard and giving a boost to the Arena District and downtown Columbus.

 

In all, about 3,600 employees in Dublin and Westerville will relocate as part of the move, which will take place in stages as leases expire.

 

Brian Ellis, president of the insurer’s Nationwide Realty Investors Ltd. affiliate, said the shift represents “an outstanding opportunity” to move workers into company-owned buildings while improving their work environment and the company’s efficiency by having its 13,000-plus area employees all within a couple miles of each other.

You have to wonder how much panic is going on in Dublin tonight.  That's a huge blow for them. 

This will help fill a lot of undeveloped land in Grandview Yard. Another 600 works in the Arena District will be nice too.

I wonder if Nationwide will construct another office building in the Arena District for the new workers, or if they'll be able to just absorb them into existing spaces.

 

It would have been nice to see all 3,600 consolidated into a new high-rise downtown, but this is still undoubtedly good news regardless.

Sounds exciting...I wonder if there is a secret reason they choo-choo-choose this location.

All that land has been long planned to be a residential development, perhaps with mixed-use elements.

Keep in mind that this relocation of 3,600 Nationwide workers from Dublin and Westerville to Grandview Yard (3,000) and Downtown (600) is in addition to a previous relocation program that Nationwide completed in 2012.  That previous relocation fulfilled a pledge Nationwide made in 2010 with the City of Columbus to move 1,400 jobs from the suburbs into Downtown.  Columbus officials, in return, promised financial assistance for upgrades to West Third Avenue and utilities serving Grandview Yard, the 100-acre mixed-use project straddling the boundary of Grandview Heights and Columbus.

 

THIS POST in the Columbus: General Business thread shows the dispersion of Nationwide Insurance workers throughout downtown.  As of 2012, there were six total buildings housing Nationwide workers.  The largest is the 40-story One Nationwide HQ building and 27-story Three Nationwide building along High Street.  Two new buildings have been built in the Arena District for Nationwide employees:

 

- 10 W. Nationwide Blvd. (opened 2012) - 5-story, 200,000 sq. ft. - 1,000 employees:  This is located at the northeast corner of Nationwide & Front, across from the front entrance plaza to Nationwide Arena.  Links to this building's construction are in the Arena District thread as follows: Sept. 2012; Nov. 2012; and Dec. 2012

- The new Nationwide campus at Grandview Yard would house 3,000 employees in at least 500,000 square feet of office space.  The architecture would similar to the brick-and-glass designs of NRI's projects in the Arena District and Grandview Yard.

 

- 3,600 Nationwide employees would relocate over a four-year period beginning in Spring 2016 as current leases expire in Dublin and Westerville.

 

- The 600 suburban jobs not locating to the new campus at Grandview Yard would be locating into the 40-story One Nationwide HQ building at Nationwide & High.  The HQ building, which opened in 1978, completed a top-to-bottom interior renovation in 2013.

 

- When all the moves are completed, Nationwide would have 10,000 employees Downtown and another 3,000 about a mile away at the new Grandview Yard campus.

The insurance giant expanded on what it revealed Friday about its ambitious expansion of Grandview Yard, unveiling plans for a 135-room hotel and 13,000-square-foot conference center in addition to the 500,000 square feet of new office space it's adding to house 3,000 employees it's moving in from the suburbs.

Some good info in that article. The site plan shows their office buildings and parking structures will essentially fill in the middle of the Grandview Yard development. The hotel is a nice addition too.

Indeed.  It's also a great boost for Grandview Heights, arguably Columbus' best urban suburb.

This is great!  Despite the new complex spelling "OHIO" from above - which is a bit cheesy.  However, the buildings seem to look good and work fine at the street level - so who cares about the aerial view.

 

Really looking forward to seeing this get built.  Huge win for the City of Grandview Heights and the Grandview Yard development.  But also a win for Columbus.  Both with the extra jobs going into Downtown and the 3,000 jobs going here.  Jobs and development in the Yard is the next best thing to locating in Columbus.  Plus, as was pointed earlier...

NRI and their traffic engineers are having meetings with Grandview Heights officials and residents about the traffic and infrastructure impacts of 500,000 square feet of new office space Nationwide will be adding at Grandview Yard to house 3,000 employees.  Below is a link to a recent Dispatch article about this.

Dispatch: Grandview plans for the Yard’s extra traffic

 

- Grandview Heights and Nationwide are partnering for and have committed $42 million for the following work according to City Administrator Patrik Bowman:  Widening and improving Goodale Blvd., installing utilities and building at least three new streets and extending existing streets into the Yard.  There will be a 2.5-acre park at the eastern terminus of 1st Avenue next to Nationwide’s main campus building.

 

- 1st Avenue would also become what officials are calling the Yard’s “community entrance” - which is described as the primary bicycling and walking route for Grandview residents into the Yard development.  Plans call for a realigned 1st Avenue, so it is directly across Northwest Boulevard from Burrell Avenue, which will be renamed 1st Avenue.  A traffic signal would replace the existing stop signs.

 

- Grandview is working with the City of Columbus and CSX Railroad to widen 3rd Avenue and the railroad bridge just east of the Yard by early next year.  There are no plans to do the same with the railroad bridge at the Goodale entrance to the city because that street already is four lanes.

 

- Grandview, Columbus and the State are partnering to widen the bottom of the Rt. 315 exit ramp onto Olentangy River Road.

CU posted updated construction photos of the Keystone on Yard earlier this week at http://www.columbusunderground.com/construction-tour-the-keystone-on-yard.  The Keystone on Yard is the new name given to the three interconnected four-story buildings along Yard Street that broke ground late last year.  The Keystone will have 120 apartment units on the upper floors and 28,000 square feet of commercial space on the ground floor of the buildings.

Grandview Yard picks up pace of development

Four years after Grandview Yard’s first phase opened, development there is gaining steam

There comes a time in the development of a project such as Grandview Yard that Nationwide Realty Investors President Brian Ellis calls 'critical mass'.  “You reach a point where prospective customers can see the vision you have, a sense of what you hope to accomplish, and want to be part of it,” he said. ... The first phase of Grandview Yard opened on the site in 2010 and included the 126-room Hyatt Place hotel, an office building, LA Fitness gym and a 500-space parking garage.  A three-building 154-unit apartment complex was completed in 2012.

 

Construction crews currently are working on nine buildings in Grandview Yard, including a Giant Eagle Market District, two office buildings, two restaurants and a building with commercial space on the first floor and 120 apartment units above.  And Nationwide Insurance recently announced plans for a corporate campus there that will house about 3,000 employees.  A hotel and conference center also are planned.

The corporate campus and the hotel and conference center are a $100 million investment and come on top of the $175 million already invested at Grandview Yard.  “Ultimately, we project another $225 million, for a total of about $500 million,” Ellis said.  “And, on top of that, there will be $158 million in public investment,” he said.  That will be for infrastructure improvements such as building roads and public parking garages.

 

By comparison, Nationwide Realty and its partners have invested about $1 billion in the Arena District and expect that amount to top out at $1.2 billion when the project is completed. ... Capitol Square Ltd., the real-estate arm of The Dispatch Printing Company, publisher of The Dispatch, has a 20 percent stake in Grandview Yard.  However, the new Nationwide corporate campus will be wholly owned by Nationwide Realty, which will lease the space to the insurance and financial-services company.

Here are some numbers from the Business First article - http://www.bizjournals.com/columbus/print-edition/2014/08/01/take-a-look-at-grandview-now-thanks-to-nationwide.html - that puts to impact of Grandview Yard to the City of Grandview Heights into perspective.  Business First looked at projected Grandview Yard data by 2023 (estimated build-out date). 

 

Even though GV is only one-ninth the size of the entire City of Grandview Heights, GV will account for 25 percent of the city's housing units, provide 20 percent more jobs than the entire city has currently, and will provide more income tax revenue than the entire city has currently:

 

- 851 acres - total acres of Grandview Heights

- 100 acres - total acres of Grandview Yard

 

- 3255 - total number of housing units in Grandview Heights (2013)

- 1144 - total number of housing units in Grandview Yard alone (2023 - estimated)

 

- 4088 - total number of jobs in Grandview Heights (2013)

- 5226 - total number of jobs in Grandview Yard alone (2023 - estimated)

 

- $7.59 million - income tax collections in Grandview Heights (2013)

- $7.89 million - income tax collections from Grandview Yard alone (2020 estimate)

And here is how this increased revenue from Grandview Yard is already helping Grandview Heights.  Below is a graph of the city's general fund budget from 2002 to 2014.  The low is 2004, when Big Bear Stores closed its warehouse facility on what is now the Grandview Yard development footprint:

I took a lot of shots yesterday. Too many for 1 thread due to the attachment limit. So I will make several posts of them over the next couple of days. I will start with the least interesting. Sidewalk construction and a shot of the big empty middle of the development that will be home to the Nationwide buildings.

Next is the Keystone

 

Nice pics of the Keystone.  It's really moving along.

 

Because it's such a long building, it's fascinating to see the phases of construction from north to south within the same structure.

All the development going on in the Southeast corner of the development.

I noticed that Grandview Yard will have a pretty good view of the Orange Barrel building if it is ever completed. Also you get a pretty good view of downtown, but I was there at the wrong time of the day to get good pictures of that.

It is a bit sad that the part of the Grandview Yard development actually in the city of Columbus is the most suburban. On the plus side you can get premium gas for the same price as regular.

 

These are my last pictures for now.

 

At the end of the day, I think most people may simply identify Grandview Yards as the dense cluster between 1st and 3rd. Then they'll be the Giant Eagle across the street (3rd).

An update to the proposal to realign W. 1st Avenue in Grandview to connect with Grandview Yard.  An earlier concept was posted on 7/9/14 in this thread - HERE.

 

This newer concept reduces the number of trees that would need to be removed and adds a new tree-planted island at the intersection.  Below is a link to the article in the Dispatch about this and a map showing the newer realignment proposal:

Is that a new building? It looks like an older re-purposed building.

^ It does have a bit of an industrial vibe (which is appropriate given Grandview Yard's light manufacturing/warehousing history).  But the Giant Eagle is all new.

It fits in with the light industrial feel of that part of town.

I actually forgot this area was built from nothing. Pardon my ignorance haha.

Business First is reporting that the first phase of upper-story apartments in the Keystone building is being occupied.  42 units are opening in this phase, with another 36 units opening later in October.  The final 42 units of 120 total apartments is set for completion in late November.

 

So far, no office or retail leases have been announced for the 28,000 square feet of ground floor commercial space.  But this space won't be ready for occupancy in until December.
