Drove down Yard St yesterday, looks like foundation work is starting on the Manchester building. Kinda strange their hasn't been any official announcement yet ...

It's actually not bad compared to 5th which is just a cluster.

 

I meant...when all these GV Yard projects start getting completed.  But yeah, the main road to be hit will probably be Olentangy River Rd.  Already a cluster, and adding in that many more cars off of the 315 exits.

Tuesday, September 6, 2016 at 5:30 p.m. the City of Grandview Heights Administration will hold a public meeting in Council Chambers, 1016 Grandview Avenue, to seek public comment on a grant/loan application to the Ohio Public Works Commission for work in the vicinity of Goodale Boulevard and Olentangy River Road. The proposed project will make improvements to the SR 315 Off Ramp and improvement to the intersection of Olentangy River Road/Goodale Boulevard/Twin Rivers Drive. The proposed project is located within the Grandview Yard TIF Site and was identified as a needed off-site improvement at the start of the Grandview Yard redevelopment project

Is it the northbound 315 ramp, the southbound or both?

Years ago I was involved in a project that calculated that an underpass beneath the railroad was possible grade wise (immediately west of the 315 southbound off-ramp). It was costly. Probably a little late now considering the improvements already constructed in Grandview Yard.

The new building, to be called the Manchester, is located at the southeast corner of Yard Street and Junction Way. Parking will be available in a large garage just to the east, which also serves office workers in the new Nationwide Corporate Campus. As many as 3,000 Nationwide employees will eventually work in the development.

Third Avenue by Grandview Yard finally getting sidewalks

Traffic along West Third Avenue by Grandview Yard will be impacted for months as the city resumes work on the last major public improvements for the development.

 

That means sidewalks are coming to an area that is increasingly congested.

A big problem around Grandview and 5XNW is that too many manholes are sunken. That makes manholes like potholes. It's definitely true on Goodale near Grandveiw Yard.

So there is a pretty significant below grade foundation being poured directly across the street from the Manchester and Nationwide.  Will this be another Nationwide occupied building?  I don't see any mention of it anywhere.

I know a third nationwide building is going in right across yard St from "H" building and southern garage. I believe it's going to be around 100,000sf. Is this the foundation you are thinking about? Also a 3rd ~1200 car parking garage is going in around there.

 

It's a pretty good size foundation they are working on, if it's just a garage kinda strange they would be doing underground parking when they wouldn't need to. It's also looks a bit big for a 100,000sf building and the placement is off from where the 3rd nationwide building is being proposed.

My office literally overlooks much of the constructions, and yesterday many of the steel beams were delivered.  Today they have done all of this framing up pretty quickly!  Will be interesting to see how fast this comes together at this stage!

Looks like a 4 or 5 story building is under construction at Yard and Williams. I went for a run today through the grandview yard and saw stairwells being built out next to the under construction Nationwide building. Looks like it's probably apartments with maybe commercial on the first floor. It doesn't look like the stairwells are apart of the new Nationwide building or the new parking garage.

More Office and Retail Coming to Grandview Yard

 

Nationwide Realty Investors (NRI) has announced the latest new addition to Grandview Yard – a two-story, 32,000-square-foot building which will hold office and retail users. The new building will be located at the northwest corner of Yard Street and Junction Way.

 

Groundbreaking is scheduled for January, with the first tenants scheduled to move in sometime in the fall of 2018.

It "fits" with that section of the development; I don't mind it as it means another lot is filled.

 

 

Also I'm curious about a few things:

 

 

1. No word on the former HealthSouth lot on Goodale(labelled in yellow)

 

 

2. Apartment demand should be high enough to build the large yellow label, what's the word on that?

 

 

3. Will Wagenbrenner completely takeover the red labelled section and create a transition into the neighborhood?

Re: #3, I used to live directly to the west of the far right hexagon.  There is (was?) still a business or two operating in some of those old warehouse type buildings.  I was hoping I could stick it out to enjoy the entirety of GV Yard and be able to just walk over there (I did all the time to the Giant Eagle) but I decided I needed to get some equity rather than losing everything to rent.

 

That 3rd Ave stretch under the rail road tracks is terrible for bikers and pedestrians.  I know they have a plan to eventually shore that up, but man that's such an awful stretch.

That warehouse you lived by is now gone, everything in the "hexagon" area is being demolished and graded for development.

 

The shoring is up on third getting ready for the new bridge to eventually create the sidewalks on 3rd finally.

The unannounced apartment building continues to come along nicely. Also the two office buildings next door for Nationwide's campus are just about done. The Manchester building apartments are occupied, but no sign of any ground floor tenants yet. And Chick Fil A is complete as well

CU posted a report (linked above) about two new buildings under construction at Grandview Yard.  The previously unannounced project – now dubbed the Dorchester – consists of two four-story apartment buildings that will bring the total number of residential units in the Grandview Yard mixed-use development to over 800.

 

The first building of the pair - Dorchester East - will be ready for its first residents by July.  It is located at the northwest corner of Yard Street and Williams Avenue and contains 86 apartments.

Work began in March on the second apartment building - Dorchester West - which sits directly behind the first one.  It will have 150 units and is scheduled to be completed by next summer:

Both buildings will be connected via tunnel to an existing four-story parking garage, which is also utilized by Nationwide employees working in one of the four office buildings clustered along Yard Street.  With a final group of office workers moving in last week, the total count of Nationwide employees at Grandview Yard is now up to 4,000:

The new apartments mark the fifth development phase at Grandview Yard.  The first phase was completed in 2010, when Hyatt Place Columbus, Planet Fitness and other businesses opened on the southern edge of the site near Goodale Boulevard.  The project developer, Nationwide Realty Investors, declined to provide any details about plans for filling out the remainder of the 90-acre site, but did say that the goal is to have a total of 1,500 residential units at Grandview Yard by the time the final development phases are completed:

Looks like Grandview Yard is growing to the south. The WW Williams redevelopment that previously announced several months appears to be growing in scope. While it isn't completely clear if it's NRI or another developer, there is a new $15 million TIF that is going through negotiations to expand Bobcat and Yard streets south of Goodale and connect it to a expanded swain street that will also extend into Twin Rivers drive.

 

Tentative plans for site include 400 residential units, a hotel and potentially commercial office space.

400 residential units is quite a bit in the relatively small area, especially when you will also have a hotel and office space. Maybe we will actually get something over 5-stories.

With new development proposed near Grandview Yard, the city of Grandview Heights is examining its existing agreements.

 

Grandview Heights is considering modifying its compensation agreement with Grandview Yard's developer, Nationwide Realty Investors Ltd. and the Grandview Heights City School District, to increase the cap on the bonds that can be issued for projects there.

 

The proposal would add 14 acres south of Goodale Boulevard to Grandview Yard.

That aerial is probably over one year old. It's missing several under construction and even completed buildings. Also, 3rd Ave has been one way westbound for at least six months now for the RR bridge construction.

^ If you look closely that 'aerial' is actually a rendering for the two-story office building on Yard St, at center, which is now under construction
