Indian Hill over $1 million average? Crazy rich...

I'm surprised Newtown's as high as it is ($110,000) but it must be because Ivy Hills a rich development, and there's a handful of houses in the River Hills Subdivision (my old neighborhood) that are worth between 75-88,000.

Evendale was a surprise to me. So was Verona, Kentucky.

You wouldn't expect Evendale to be very high becaue you rarely see the housing. Reading Rd. through Evendale is pretty bland (though it has been improved over the past few years). And then there are the industrial parks. But the area east of Reading Rd. between Glendale-Milford and Cooper has some pretty huge homes all the way to the Blue Ash line.

What constitutes the city of Cincinnati? I don't see breakdowns for OTR and the West End, even though they seperate other neighborhoods like Mt. Adams, Hyde Park. I am taking it that OTR and the West End are in the city or (CBD) average hence why it seems lower but when I look at prices of downtown lofts they are in the $200k's...

Yeah, it appears that they're using the CBD, OTR and West End under the umbrella "city of Cincinnati". Every other neighborhood seems to have its own heading.

 

OTR and the West End have a majority of rental units, which wouldn't affect the stats above. But there are also some shabbier properties that are owner-occupied.

 

So I don't know. Sometimes I look at real estate listings, but I haven't seen much "city" except for new condo/townhouse projects which aren't very representative of older housing stock.

What a meaningless list.  Piner?  An unincorporated area near NOWHERE?  What does $333K get you there?  A huge house, depression and an alcohol problem?

What about East Walnut Hills?  I guess that's just wrapped into the Walnut Hills numbers?

What is the population of Indian Hills.

 

It is approximately 5,000 though it looks huge on a map.  They have a minimum lot size which is in acres (I forget how many exactly, but I don't think it would be legally possible to build an average size home on an average size lot in Indian Hill).

I would assume so, because $246K seems a bit high for Walnut Hills alone.

Average sales price for Cincy is impressive.  It would be interesting to see a neighborhood breakdown.

 

Like with Cleveland, some stuff (like along Edgewater) sells for $1,000,000, while in a blighted area you'd probably be happy getting $30,000.

You sure about that??  Why would it be called "City of Cincinnati" but not include all the city's neighborhoods?  Why wouldn't it just be called "downtown, Over-the-Rhine and West End"?

^ I don't know.  Honestly, I couldn't tell you.  Why would they list all of the other city neighborhoods but not the three at the center?  On the other hand, why would they give figures for every neighborhood and then one comprehensive figure for the whole city?

I agree with Grasscat.  Notice how Hyde Park, Mt. Lookout and Mt. Adams are broken down even though they are city neighborhoods and not burbs.

They probably mean traditional city limits (which ARE downtown, Over The Rhine, West End, and Queensgate).

It looks to me like they have data for each Cincinnati neighborhood, and they averaged them all together.  Who knows if it's weighted or not...

Clifton would be a lot higher than CUF.  Clifton has a lot of mansions.

 

Not surprised to see Sedamsville near the bottom of the list.  1998-2000 I lived there in a complete sh*t hole.  Rent was only 200 a month.

There is a lot to be said for living in a sh*thole for 200 a month.

You can save a lot of money for a decent downpayment on a real house, you appreciate things more, you realize giant dream homes are a luxury & not a neccesity.

And roaches, while gross, are not deadly.
