^Farmer's market or something along those lines.  More appropriate for CH than Walmart.  But to say they are even in the conceptual stage would not be accurate from what I heard.  It's still a long way off.  Oakwood hasne't even started the infrastructure work.

I'd love to see Severance sell off some of it's parking lots and space to the developers of the surrounding condo's and townhouse projects. There's 3 of them surrounding Severance and all 3 are very well done.

Eh..... I can't agree with that.  Bluestone is nice and fits where it is across Mayfield on the old JCC lot.  But the Zaremba project in the northeaster corner is an abomination IMHO.  It has no interaction with Mayfield.  Really, it has no interaction with the Circle either.  It is an enclave within an enclave.  The other one I suspect you are thinking about is the conversion of the office building next to the old Baker's Square..... while I am glad it found a re-use, the reviews I have heard have not been good in terms of the job they did converting the building into condos.

 

Whatever happens, you can count on Severance Circle remaining Severance "Circle".  The infrastructure won't change  significantly.  I suspect a few stores will close when or shortly after Walmart closes because they may feed off their customer base (i.e. Marshal's), but Home Depot and several others will remain.  The theatre will remain.  The west side of the Circle probably won't see much change either.

 

That isn't to say that residential development won't continue..... just not inside the Circle.

Site prep is underway in earnest at Oakwood. Southbound Warrensville Center Rd has a crossover to the northbound lanes between Bayard and East Antisdale.

Yeah I ran into that yesterday.  They should just go ahead and widen Warrensville Center there while they're at it.  Traffic on that stretch and bleeding north of Mayfield in Cleveland Heights and south of Cedar into University Heights is going to be a mess when that shopping center opens.  Thanks Welo!

Sally Beauty Supply will be relocating to Oakwood Commons from, you guessed it...Severance!

So much for this development bringing new jobs to the area.  What a waste.  Retail like this is a zero sum game that ruins neighborhoods with the only real point being that a few greedy jerks expand their wealth.

Yep, exactly what the manager here at Severance has been saying for the past few months. In their defense of moving though, at least from what they say, they dont get that much business at the current store...

This is easily one of the most ridiculous, duplicative, destructive developments under construction right now.  I'm guessing they are basically rebuilding Severance practically around the corner from Severance, destroying greenspace in the process and eventually leaving a huge vacancy filled retail center.

 

I'm sure Walmart wanted a supercenter.  I get that.  Why not expand into the largely vacant arcade separating Walmart from the other retail stores.  And if that's enough as leases expired I'm sure the next few retailers (Deals, Shoe Carnival and such) could be offered reconfigured space at the closed borders, or even a new outlot building, so Severance could meet Walmarts super needs.  Anything would be better than this current situation...

Severance is a poorly managed sh!thole, both as a whole and the individual stores.  Maybe this will provide the necessary kick in the arse to do something transformative.  I actually think that WalMart has been a net negative and am glad to see it go (albeit just around the corner)

Agreed on all points, but what now happens with the Severance land?  If it's so poorly managed now, I can't imagine that there would be any innovative plan for the future when all of its stores have bolted.

 

As for Walmart, net negative while it may be, it's not moving far enough away for me to be satisfied.

I think it was mentioned before that there is a noncomplete clause with Dave's the grocery store at the other end of the mall. So basically Walmart couldn't open a Super Center even if they were given the go ahead to expand at Severance.

As someone who works at Severance, and lives around the corner, let me say that i would loveeeeee to see it torn down and redeveloped. As much as i hate more empty stores in the area, I dont think a big box development like Severance really fits Cleveland Hts. As I said before in the Cleveland Hts thread, my fantasy would be to see the successful stores and businesses there reconfigured along Taylor and Mayfield, and more modern housing built in the shopping centers place, something Cleveland Hts seams to lack. But i dont see that happening in the near term, as the current housing development on the site is still stalled...

 

But to get back on topic, yes, Walmart is leaving because they arent allowed to expand due to the non-compete with Daves. And so far the only stores for sure to be leaving with them are Sallys and GNC (which is moving to Cedar Center). Also from speaking with the property manager, there are two stores that will be taking Walmarts place, though she wasnt allowed to discuss who they are yet.

Sounds like the non-compete deal presumably meant to protect Dave's is now hurting Dave's.  I guess you shouldn't do a non-compete deal that's limited to one parking lot.  I wonder whose idea that was.

Was driving down Warrensville and decided to finally take a peak at this development (did nothing more than cruise the parking lot).  What I saw was a huge Wal Mart replacing one just minutes away, one out building with four stores (including a Penn Station which replaced one away 800 yards away at Cedar Center a Great Clips I believe and a Foot Locker...just like Rodeo Drive) and tons of surface parking.  Massive amount of vacant land with no evidence that anything is going to happen soon.

 

Could it be that the "market" is telling wonder boy Schneider and morons that run South Euclid exactly what many posters on this board viewed as obvious.  That the area was over retailed in the first place and this 1980's era piece of crap was and is not needed.

It's amazing how many places still think this kind of land use represents sustainable economic development in the 21st century. I'll wager that half of those places have a rapidly expiring shelf life.

Yeah it was a bonehead move.  And I see no evidence of that little park (the consolation prize) that was supposed to be built on the souther edge of the property.

Yeah it's really sad.  Besides, I think there are vacancies at Cedar Center North (and South perhaps), and considering how disconnected Oakwood Commons feels, I think that Penn Station et al would have been better off at Cedar Center.  In fact the community would benefit more from that density.

I drove along East Antisdale Road from Fenwick to Warrensville Center Road and didn't see anything.  Should I go in the opposite direction to really find the entrance?

The park, such as it is, is there.  It is the south-west corner of the property, and I think you have to keep heading west on E. Antisdale past Fenwick to get to the entrance. 

 

The development, such as it is, is dreadful.  It is stunning that Schneider went to all that trouble and expense for the zoning fight with nothing more than a super Walmart in his back pocket.

I know that Target tried to move from University Square to this development... per folks at First Interstate.. though Walmart and Target in same development wasn't happening.

He undoubtedly made a lot of money on the deal, that's why he fought so hard for it.

 

Regardless of whether it was going to be Walmart or Target, this thing has pretty much played out exactly as those opposed predicted.  However I'm not sure the SE leaders that orchestrated it regret their actions because they have consistently lacked the creativity and intelligence to get any major project right in the time they've been running the city.  If they insisted on developing this land, there were dozens of better uses that would have brought a much larger net benefit for not only the larger community (CH and UH included), but even SE specifically.

I certainly have a tolerance for new shopping venues more than most (all) on this board - and certainly feel that others had ample chance to buy and utilize this land as they saw fit. With that said, this development is a loser.... though nothing was likely going to save Walmart at Severance, given how that company thinks.

Target and Walmart coexist at First Interstate's Steelyard Commons, and I am sure there are many other examples of their being in the same place. I was afraid Target would move from University Square to Oakwood, but my understanding is that both Target and Macy's own their buildings at University Square, which would seem to make a move less likely.

Even though I think this development is completely awful, as someone who lives in CH near Severance, I am very glad to have Walmart out of here. That store was in terrible shape, and the police were there constantly. I say good riddance. Let our police spend there time on more important cases. Last I saw, SE is having a fun time with the increase in crime.
