The Empire Plow Co. has been in existence for 183 years. Its factory in Cleveland’s Slavic Village neighborhood has stood for 136 years. But since it’s been vacant for four years, it’s likely to be demolished by the end of this year. And, according to the property owner, the site is proposed to be bought by a local trucking firm that needs more space for its growing business.

What do you think rallying looks like in this case? Does the City have the power to deny the demo? The City and County own so much vacant land that I'd like to think a swap is also an option. Perhaps a call to the Economic Development Department, letter to the Mayor, etc.

 

Otherwise, tough to tell a neighboring business who controls the site what to do. The only other thought that comes to mind is a white knight investor who swoops in between now and end of year to offer a deal so enticing the trucking business can't refuse lol.

What's the goal of saving this building?  It's an interconnected single story purpose-built industrial building.  It's been on the market forever, if it was anywhere near usable in it's current state, somebody would have bought it as industrial is very hard to come by at the moment.  Not a conversion candidate for residential with the layout.  Houses nearby are selling for $50k, its not exactly a hot market.  Selling for the price of industrial land, minus demo costs.

The goal is to preserve a unique, irreplaceable vestige of Cleveland history that gives the area - and city - its character. Its almost 200 years old, and with the introduction of BRT and comprehensive residential investments / developments in Slavic Village on the horizon, the next 5-10 years may very well look different for the area - and redeveloped spaces like this will make SV a more interesting place to live. Artist space - for example - and commercial / retail would both be great uses. The more Superior Arts loses live/work studios to gentrification, the more I see neighborhoods like Slavic Village ascending.

 

Just because the building has been vacant for 4 years (a blip in time - or in other words, 2% of the building's current lifespan) doesn't mean we should just wreck it for, of all things, a truck lot.

That building does not reomtly look worth saving.  Plus after they tear down this building, you have many options in Cleveland neighborhoods to look at other delapitated buildings that look in the same shape.

To clarify, the building isn't nearly 200 years old. The company is. The building is 136 years old.

well, yeah its surrounded by industrial behind it, but residential in front of it. its a classic and pretty old example of walk to work with your lunch pail era cleveland. the factory brickwork is a beaut and its built right to the street for a nice street wall. all that is not to be taken for granted. also, whats sad about the proposed use is that there are already empty lots on both sides of it and nearby. and finally, i mean really, the last thing slavic village and kinsman/fairfax and the like around there need is freakin historic teardowns. of any area of the city, especially around here. 

 

as mentioned, maybe the city could offer a land trade that is too good to be refused. thats a good idea.

 

its just that for something so vintage and purely clevelandy it would be well worthwhile for at least some effort to made to keep it around.

 

otoh maybe, as you imply, its just too far gone inside since no one else bit for it, i dk. maybe i'm way off here because its too much of a wreck, but given alternatives, i do know its always a mistake to tear something rare like that down just because nobody has a use for it at one particular point in time.

In downtown Cleveland, the Apartments at Bolivar are scheduled to break ground by the end of the month after demolition work. Reuse of Fullerton School site in Slavic Village is in works. And a Glenville apartment building is proposed to be renovated.

I've been paying pretty close attention to this, as I live not far from the area. They seem to be moving rather quickly.

 

I heard a rumor that the factory not far from here - Quality Stamping on Praha Ave - will be closing by the end of the month. If true, I wonder if whoever ends up with the above site on Bragg will also look to purchase the Quality Stamping site.

CLEVELAND — It was the first library Andrew Carnegie donated to the city of Cleveland more than a century ago. However, it’s been a long time since people went inside the closed Broadway Avenue branch in Cleveland’s Slavic Village. 

 

Now, Darl Schaaff, an Alaskan entrepreneur, is finishing up work inside as he converts it into The Darl Center for the Arts. 

 

Schaaff explained the collection consists of 400 pieces of art he's accumulated over the years.

A site in Cleveland’s Slavic Village that has hosted school facilities for the last 127 years could host a new use in the coming years depending on the response to a request for qualifications (RFQ) from prospective developers. That RFQ was issued this week by the city of Cleveland’s Department of Community Development, in partnership with the Cleveland Metropolitan School District (CMSD).

Increased interest in reviving historic structures around the mostly intact Broadway-East 55th intersection in Cleveland’s Slavic Village neighborhood has expanded to include the 113-year-old Olympia Building, 3335-3361 E. 55 St. That building will feature renovated apartments over existing storefronts and the preserved lobby for the Olympia’s adjacent movie theater demolished long ago.

I'm not sure if this is Slavic Village or Union-Miles, anyway:  4434 Warner Rd and Connecticut, this 1920 mixed-use retail and six apartment units undergoing $250K rehab. Expected completion next fall.

^ not for nothing, but thats a very iconically clevelandly and ne ohio style looking building with the cornice, addition and the corner door. i’m so glad somebody saw those bones and is investing in fixing it up. more of that! 👍

Here's an update showing what they're doing to it.   Something other than clapboard siding might have been better for the storefronts.

^ Cheap renovation is obviously better than no renovation. But I'm reminded why I stuck to my guns for years about keeping my original 100 year old windows vs. replacing with new vinyl.

^ this intersection should be hipster heaven. all the bones are there to redevelop. it needs the people, the will and actually lastly, although not insignificantly, the money.

Yes, other cities have problems just like Cleveland. On this board, people seem to think all of the issues we discuss (bad building design, cancelled projects, above ground wiring, neglected buildings, etc.) are Cleveland specific: “typical Cleveland,” “Only in Cleveland,” “why can’t we do things in Cleveland?”  That’s a very insular view. These issues are not Cleveland specific. Every city has these concerns and more - yes, even the cities that have 5 cranes in the air.

This is so sad to see. I drive through here often and dream about having the money to bring it back. 

 

In 2014ish, my cousin bought one of the houses right there on 55th between Mumford and the intersection. Beautiful old house. By 2017-2018, things just kept getting worse in these neighboring commercial properties and he decided to sell while he could. It's a shame because he really wanted to stay and be a part of the comeback, but it's only gotten worse.

Cleveland Metroparks wins $19.5M for East Side trails

Cleveland Metroparks announced it has been awarded a $19.5 million federal grant, the largest ever to be received by organization to construct 4 miles of all-purpose trails on the city’s southeast side into Downtown Cleveland. Construction work on the trail segments is planned to begin in 2026.

Cleveland commercial (city wide) only went up 6.8%, I'd imagine SV probably fell in commercial value. I'd blame this one on deferred maintenance and slumlords passing it around. 

 

It was quit claimed in 2021 as a 'gift' for $5,000, and then passed off in another 'gift' deed to CLEVELAND PROPERTY MANAGEMENT FOUNDATION, LLC a couple days later. It was condemned in (at least) 2023.

 

Oh, and they haven't paid taxes, waste water or storm water since ~2021.

 

This has nothing to do with reval.
