There's a nice density already and cleaning up the neighborhood could potentially make this the new "hot" neighborhood-esp. with its proximity to the rapid. The neighborhood reminds me of parts of southside Chicago/stockyards. It would be nice to see this area take off!

Cudell proposed a mix of residential and offices (a few offices are already there) for the area around the Rapid station. As I've mentioned, it's taken over two years (after demolition) to see any action on the Midland site. The city needs to move quicker than that, which it probably can't do without revising CERCLA. The best approach, of course, is to work closely with the existing businesses. September 5, 200717 yr I read in a PD article a few weeks back that the Clifton Giant Eagle's fate was unknown. I guess they'll probably wait to see if their new store tanks the Clifton local. Personally, I think the Clifton location is a neighborhood grocer not a place you'd drive from the other side of town to get to, so I would think it'd be just fine. Of course, this is real life, so I'm sure they'll make a decision that ruins a neighborhood.

September 10, 200717 yr Just got my Cleveland City Council committee agenda today. Guess what? Marous is seeking to buy two properties -- one at West 117th Street and Lake (11623 Lake Ave. -- the abandoned church) and another at 1227 West 116th Street. Council is considering legislation that will allow the Directors of Community Development and Parks, Recreation and Properties to enter into a purchase agreement with Marous Development LLC for purposes of redevelopment. This is great news and, to me, the second parcel tells me Marous has something big in mind. The West 116th parcel is on the EAST side of West 116th, on the north side of a hair and nails salon. It's across West 116th from where the church, Giant Eagle and City Place Cafe are located. All three of those uses are on three separate properties owned by a single company -- Samco Properties Ltd. Something tells me these properties are also in play -- just a hunch. I find it interesting that this legislation has come before council now that Giant Eagle has announced it will build a grocery store at West 117th and I-90. Let's just say that the city (back then) was about as unhelpful as possible to them but they still rehabbed it into a working business. It's actually a renewal of a one-year-old right to purchase the church property by Marous. Store move could help landmark Thursday, September 13, 2007 By Ken Prendergast Lakewood Sun Post Preservation and redevelopment of the vacant Fifth Church of Christ Scientist building at West 117th Street and Lake Avenue may get a boost from two ongoing activities. One is the pending renewal of a purchase agreement. The other is the pending relocation of a Giant Eagle grocery store. Cleveland City Council members said they expect to renew a one-year-old purchase agreement with Marous Development Limited Liability Corp. For the agreement to go into effect, Marous would have to receive city approval for a development plan for the land. The city would then sell two properties to Marous. No development plan has been submitted by Marous to the city. The two properties include the church property and a small parcel north of a hair and nails salon on the east side of West 116th Street. Both parcels were bought by the Rego Family a decade ago for expanding parking for the grocery store fronting Clifton Boulevard. Giant Eagle later took over the grocery store. Neighbors banded together stop the church's demolition and, in 2001, Giant Eagle gave the two properties as a package to the city. Soon thereafter, City Council declared the church a city landmark. Marous has secured the church's roof and maintained the property. "People shouldn't read too much into the sale," said Ward 18 Councilman Jay Westbrook. "It's only a renewal of an agreement." However, he said the recent announcement that Giant Eagle will build a new supermarket next to the Target store at West 117th and Interstate 90 is an opportunity for redeveloping the church. It is likely the Giant Eagle on Clifton will be closed when the new one at Interstate 90 opens, Westbrook said. "The church is too confined to be developed by itself," he explained. "The move (of Giant Eagle) is welcome news. It gives us the flexibility to redevelop the entire block." In 2005, six developers responded the city's request for proposals for redeveloping the church. Marous' plan for putting a bookstore and cafe in the church was the winning proposal. The plan didn't advance because more land was needed. The land on which Giant Eagle, City Place Restaurant & Deli and the parking lots north of them is owned by Samco Properties Ltd. In turn, Samco is owned by Carnegie Companies, a real estate holding and management firm. "We've urged Marous to work with Carnegie on a joint development," Westbrook said. "Our primary goal is the preservation and redevelopment of the church."

Councilwoman Brady and Giant Eagle officials hope to break ground by the end of the year and open by next summer. “We are looking forward to opening a new store in west Cleveland to bring more high quality food offerings, convenience-oriented departments and everyday values to our customers,” said Rob Borella, Giant Eagle senior director of marketing and corporate communications. “This is a great addition to our neighborhood and significantly increases the availability of products and services for the residents in our community,” said Brady. It is taking one store and moving it to a new location within the same ward. Sure, it might be larger, but the jobs "created" numbers are highly exagerated.
December 7, 200717 yr The GE at Westown used to be a Topps. So it does not have all of the usual things in it one finds at a typical GE. (Dry Cleaning, Ready-to-eat foods, etc.) So if it is larger then the current location and adds a gas station and car wash, this might add an additional 50 people. Maybe the 200 includes the new restaurant.

December 9, 200717 yr Hello everyone, I just moved up here from Columbus, living right near the corner of W 117th and Lake ave. My wife and I are renting an apartment here, and like the area a lot so far. I got the impression it was an up-and-coming area when I checked it out before moving up here. Its a shame about that church on the corner of Lake and W 117th, it is truly a beautiful building. Any news other than what has been mentioned in these threads about it? Also, just to weigh in, City Place has been dark for the past three or four days, I have noticed. Too bad, they had good food.

City Place hasn't been very busy ever since it opened, and I suspect it took a hit when El Jalapeno opened down the street. Nothing will probably happen with the church until the Giant Eagle relocates to West 117th and I-90, which should occur sometime next year (summer?). The strip facing Clifton is slated to be demolished, with the entire block developed around the church. Structured parking has been discussed but I'm aware of no site plans. If you'd like to get together sometime, join the UrbanOhio meet between Christmas and New Years, or we can just together for coffee at Starbucks sometime. Actually, we have a bunch of UrbanOhioans in this neighborhood. We should have a neighborhood get-together sometime!
