So the West 116th parcel *doesn't* include the salon itself, just the empty lot north/adjacent? Oh god, please leave the salon* alone... for the love of all that's holy!!!  :cry:

 

(*I'd love to see those parcels developed, but we're talking about my hair here).

The salon is on the other side of W. 116th from the block that is potentially targeted for redevelopment. I doubt there's need for distraction!

No, that's the next block east. The only active business in the block bounded by West 117th, Clifton, West 116th, and Lake is the Giant Eagle. That's going to the new site near I-90 soon. City Place Cafe appears to be closed already, and of course the church has been closed since the mid-1990s.

I live in this neighborhood too, up by the new Rockport Square development on Detroit ave.

 

Side note: The Brothers' Lounge sign was all lit up tonight when I drove thru the 117 & Detroit intersection. Alas, I did not explore further as I was in a hurry to get home. Anyone know anything about an opening?

In your mouth? That's my neighborhood grocery store, which will no longer be walking distance from me, and no longer accessible by one-seat-ride transit for Lakewood elderly residents. Now they and I will be within walking/transit distance of only an Aldi's and Bi-Rite. Yech.

I figured it had something to do with the service.  Just before the smoking ban went into effect, there was a certain wait person who at least once waited on us while puffing away on her Marlboro Lights.  Not a very appetizing way to engage in food service.  Otherwise I just found the service slow in general and the food greasy, and only went there when dragged by a few friends who liked the place for some reason.

 

I am sad to see the Giant Eagle close though.  I wish they could have expanded the current location to have a larger selecton and wider aisles.  Now that City Place is gone, they could take on that space, but it sounds like that's not being considered...I don't mind seeing that corner redeveloped though, and especially finding some use for the church.  It's a great location with lots of potential.

Still, I can't walk to it. Starting sometime in 2008, when Giant Eagle moves to I-90, the only grocery store I will be able to walk to will be Bi-Rite on West 117th. Yech.

It's the former Kluck's Restaurant, on West 117th south of Clifton. It's next to Wendy's and across from Diana's Deli.

I noticed that the Convenient on Clifton/W. 111th block has recently changed its name to Constantino's Market.  It belongs to the same owner as the market of the same name in the Warehouse District.  It's already got a better-than-average food selection; maybe he should just go all-out and turn it into a New York style deli.

 

Heck, he should just take over the old Giant Eagle/City Place space and turn it into a more upscale/specialty market like Rocky River's Lake Rd. Market, unless they plan to tear down or redevelop that building soon.  Anyone know of any info on that?

Only after Giant Eagle relocates to W. 117th/I-90 will we see any movement on the redevelopment of the northeast corner of Clifton/W. 117th. We should see construction on the new Giant Eagle imminently (bittersweet!).

I noticed the constantino's name change too and did a double take. Same happened when I saw Kluck's was gone!  But I get a bit testy about this new Giant Eagle, sorry. So now if we tie it into saving an old church then it's supposed to pull at our heart strings and then it won't matter that the Chain doesn't keep up the other locations? Or closes some of them down? As I said on my blog a few months ago, how many people will be able to walk to the 'new' store at I 90? Maybe we can jet propel a few out of cars on the hwy --- seriously, we need neighborhood stores not huge box stores that don't service the communities. I live near there, people with grocer bags can be seen almost any time of the day.  Walking home!  I say save money on the new store, put something interesting in that location instead (I 90)  and put that saved Giant Eagle money to work in the already existing stores for better customer service.  Am I crazy?

Seriously though - I think the (soon-to-be-former) Giant Eagle site would be ideal for some Fries and Scheule-esque infill - 3-4 stories of residential atop either a Daves or a Trader Joes fronting Clifton/West 116th and the church converted to either a bookstore or at the very least, some sort of community event center.

It is past imminent, they have most of the underground work complete and should be starting above ground any day now.

I did an article late last year about the possible church restoration project and identified the owner of the property fronting Clifton at W. 117th....

well, don't dis Aldi's, because the stuff they have there is actually quite good ... which isn't suprising, since Aldi's actually OWNS Trader Joe's (which is always amusing, because some folks will slam Aldi's with one breath and then turn around and rave about Trader Joe's ...), and they even have some of the same food as Trader Joe's, although they're badged as one of Aldi's house brands.  Yes, they came into the American market by targeting low-income areas, and unfortunately they've gotten known for that, but if you look around, there's Aldi's now all over the place ... even in Westlake.  I've been to the new store on West 117th, and while it's nowhere near a full-service grocery store, you can get an awful lot of staples that are far cheaper than any of the grocery stores, but with a high quality.

 

So it will not be a good replacement for Giant Eagle, but Aldi's is a place to get very good foods (often made by the major food companies, but rebadged with Aldi's house brand names), for dirt cheap prices.  It's no frills service, but for the amount of money you save there, who needs frills?

 

^Well, its owned by an Albrecht (Aldi founders) family trust.  So while there is a connection between Trader Joes and Aldi, Aldi the company does not own Trader Joe's the company.

As long as we're on the subject of "what we'd like to see..." how about Lakewood doing the same thing [Cleveland city councilman] Matt Zone is trying to do -- offer rents or property at special rates to those working in the arts (e.g. decent people who usually aren't rich).  There are a few vacant commercial-use spaces around W. 117th that would make great studios.  I heard that cities are "supposed" to offer a certain percentage of low-income housing, so why not offer it first to working people who deserve it, instead of what's moving in right now and ruining the neighborhoods.  Artists occupying a neighborhood usually end up improving it and increasing property values (see: Tremont)

I walked by the old City Place restaurant yesterday and noticed there is a Now Hiring sign for a new sports bar opening there.  Huh?  I thought this whole block was going to be torn down and redeveloped.  Why would anyone open a new business in that space?  Unless the redevelopment plans have been scrapped...

You guys are about a half-step ahead of me. There will be an article in tomorrow's West Side Sun News and Lakewood Sun Post about what's happening there, and what could be happening soon. I'll add more here after the article came out.

^^^I saw that as well this week. Hopefully that block will be blown up (except for the church) and be redeveloped. I will miss the journey through the Giant Eagles' innards to get to the bathroom. That is an interesting basement.

I wish there were more "boutique" style grocery stores such as in many European cities where you can't plop a huge Giant Eagle or whatever in a few storefronts.  Take the Detroit Shoreway neighborhood for instance.  It's sort of in the middle of a few grocery stores but placing a "boutique" Giant Eagle would be a nice alternative to driving or Save a lot.

And, the word from a good source is that there is active planning and discussions going on between Marous, Carnegie and Giant Eagle for the redevelopment of that block. I could only hint at such activity in the article, but the boutique grocer would be part of that redevelopment. If things go well, there could be demolitions and construction of a mixed-use block in the near future.

I have a friend who lives in a house on W 116th behind that Citgo.  The city began talks with him and the rest of his street about a year ago concerning the possible expansion of retail along that area.  He was told that if things go well at target that developers will be building over his house.  I don't know exactly what they have planned for the area, but he said that they have even started talking numbers recently.

I don't have faith in Giant Eagle's urban planning abilities, but I have faith in your opinion, KJP.  So I guess if you are hopeful that this will be positive, I am as well.  I hope you're right. :)

The impression I got from the source is that the redevelopment on the north side of Clifton would be pedestrian oriented, mixed use, and all that good stuff.

As I say, I get this from a good friend who lives on that street.  They've been talking to the entire street for a year now, and they want to buy all of the houses there to make room for more retail development.  It's still in very early stages, but they said they're willing to nearly twice what the properties are worth to get a hold on the entire block.  I'm really not happy with the information that he is giving me.  The city won't tell him exactly what they're thinking of building, but Sam's Club was thrown out as a possibility at one point.  The area that they're looking at is directly across from the Target on W 117th, and would extend several blocks back along Western.  The whole thing hinges on whether or not the Target continues to do well and how well the Giant Eagle does once it is open.

I'm confused, I thought we were talking about the south side of Clifton between 116-117th?

My mistake if I had misunderstood where you guys were talking about.  I was thinking about the gas station across the street from the new Target on W 117th.  The area I'm thinking of goes along the highway, across from the Target, and along Western. 

Cleveland pride & Florida Guy, the block where redevelopment is proposed in on the north side of Clifton, between W. 117th and 116th and Lake Avenue. In other words, the block that has the vacant Fifth Church of Christ Scientist in it.

LOL.  Sorry, Florida Guy!  I haven't been to Cleveland in a couple of months and I guess I'm getting a little bit rusty on direction in my head. 

Yeah I was being a tad sarcastic, not at the boutique idea but at the fact that it was Giant Eagle; sorry, their customer service leaves a lot to be desired, I could be proven wrong but I can't imagine it would be good in a boutique store. Love the idea, just wish it was someone else.

I KNEW IT! I knew they were going to throw big boxes up on the east side of W. 117th near I-90.. First a Sam's Club next to I-90 and then I can guaran-damn-tee you a Wal-mart right where the warehouses are at, between Western and Berea.............. this was a given and it's going to happen eventually.. Soon, there will be no independent stores or small merchants. It will be W. 117th and the BIG BOX district. The fact that a Home Depot and Staples stand there, now a Target with a Giant Eagle coming.. followed by an Ihop and other shiite, we can pretty much safely say that whatever still stands between Home Depot and Target on the west side of 117th will one day be torn down, currently storage garage and then the east side is going to be sold to Wal-Mart (also owns Sam's).. it's going to happen, I wish I could bet on it.

As for the plans with the NE corner of Clifton/W. 117th, hopefully when they tear down the old plaza, they can be sure to build it facing the street, up against the sidewalk.

 

I'm not sure what is worse: building garbage buildings like CVS, with a parking lot in front and setback from the street or a Giant Eagle with a brick wall against the sidewalk. I recommend a re-do like the Whole Foods on the east side.. parking deck on top, entrance in the back for car dependents, entrance on the front to pedestrians, windows all around, and so forth.
