it's new, not sure when it changed over to Johnny Malloys...Last month or so.

 

Hmm. Did they just put up a new sign then? I know that I don't go by there everyday but I just noticed the sign last week.

 

Maybe I just need to pay attention more. I have 3 kids I don't get out much.

Thought I'd mention the fast-approaching open of a new coffee shop in this area. Pending final inspection, WesTown Grind Caffe will open their doors for business on W. 117th, just SOUTH of Lorain Ave. Not too many bells and whistles planned for the menu. Outside of standard beverages, there will also be spuntini in the form of pastries and panini. (Spuntini essentially means little snacks in Italian). The main goal is to provided what many (including myself) consider a basic daily necessity (i.e, caffeine) to an area that doesn't have many options to meet the need.

 

You'll be happy to know I'm working hard to finalize an Urban Ohio Forum special discount. If all goes according to plan, doors will open by the end of this month. (August 2010)

I noticed that a construction fence appeared across from the parking lot of Target at W 117th/I 90. Anyone know what they are building here? I presume a chain restaurant or a bank branch?

Apparently they are just moving out of the other location a quarter mile away into this newly constructed branch. I wouldn't be surprised to see a few suburban chains take up residence in the other outlots, the location is ideal. This whole area has changed so much with the construction of 90 and the recent neighborhood demo for the big boxes.

Right, better than empty. Like the Panera, that really has revived the building.

 

But yeah, I moved to Lakewood because the retail was largely unique.

McDonalds wants to tear down the old Detroit theatre to build, they don't want to be on Sloane anymore. It's bad enough CVS is tearing down a building on the Detroit down by the Library to make a nice big new store.

No.  That has only been mentioned from people that hope to save the building, and figure a Mcdonalds in the space is better than a tear down for a McDonalds.  There has been no official proposal thus far, But the Sloan Ave. McD. does want to move somewhere on Detroit, and if they want this spot they will most certainly tear down the building.

Mayor Mike Summers outlined a formal process that would occur if intentions to redevelop the Detroit Theatre site become official.

“It does,” said Summers, referring to the potential McDonald’s development. He also noted that the city is obligated to be consistent in such instances, meaning the city can’t be selective with regard to allowing one business that fits the code without allowing another that also fits.

 

After that, the proposal would undergo architecture and design review. Summers said that while it would be difficult to stop anything at that point, the city can exert influence over aspects including aesthetic design, light, noise and traffic flow.

I could care less if they were to keep the building, I just don't want a McDonalds around me. It's bad enough it's on Sloane and I have to see it when I go to Natures Bin. Not to mention, I moved to Lakewood 11 years ago because it was wasn't a real suburb, keep this up and we might as well be Rocky River with lower home prices.

I see that the JD Byrider on 117th in Cleveland has been torn down. I know there's been a sign out front stating that the 1.7 acre parcel is available. Anyone know if something is going in here or if they are just clearing the parcel for future development?

No plan yet. I was running a development-related design charette in 2009 in which Bob Fairchild (owner of J.D. Byrider and other dealerships) said he was reducing the number of car dealerships and said he wanted to get rid of that dealership. He, unlike many property owners, wanted to make sure that site was developed as something productive after he left it. So that's why he attended my charette. As a result of  that, there was a meeting with the CDC, CPC, RTA and the councilman. He had no plans for that site (at that time), but the hope was to package his car dealership property with the corner property (the former Medic drug and, later, former Cudell CDC offices) which is for sale/lease, plus the laundromat/dry cleaner in between. I don't believe that happened, however.

 

But I think what Bob Fairchild is doing is the same that he did 10 years ago with his Chevy dealership that was on Detroit Avenue several blocks west of West 117th. He demolished it to make the site more attractive to redevelopment, rather than have it sit there and rot until someone else came along and tore it down. Good thing, because Fairchild Chevy would still be sitting there rotting due to the stalled Forest City development, Rockport Square.

THAT'S what was there.  I was driving home from Target/GE yesterday and was like "Wait, what was that?"  I appreciate his demo efforts if there wasn't any interest in the building.

 

Tear down the Detroit Theatre for a McD's?

Given the economic prerequisites that these chain restaurants place upon opening a new franchise or location I'm happy to see this growth in Lakewood.  If you think about it the Chipotle was an early pioneer in the Cleveland market.  And the Blockbuster up the street is going to be the last standing at the rate they are closing stores nationally!

About 2 or 3 months ago a demo took place on W. 117th between Franklin and Detroit, kinda near the Mr. Hero on the west side of the street. It happened so quickly. It's now just a big field of grass. Anyone remember what used to be there?

 

Also - I see demo work taking place on W. 117 just north of Detroit on the east side. It used to be a used car lot. Any guess what's going on here?

I believe it was one of the old apartment buildings.

I was wondering that just the other day- looking on Google Streetview it looks as if there were two single family houses there recently that were demolished, with an already existing field in between.

The home between Madison and Franklin was a single-family home on a property zoned for retail. I believe the property owner demolish the house to increase the property's marketability for new retail construction.

 

There were also two apartment buildings demolished farther north on West 117th, on either side of the Lube Stop. I often take my car to that Lube Stop, and the employees often told me about frequent police visits to those buildings. The city had those buildings declared a blight and demolished them. Not sure if this is the proper place or not....but Columbus based Torso opened a shop up beside big fun...soft opening on Monday. Good selection of mens clothing and underwear and small women's section and a new yogurt place is going in beside Liquid Planet.  A lot of new shops opening up in this neighborhood!

I'm surprised they didn't open for the Saturday just passed, as that was the Clifton Arts Festival. Maybe they didn't know about since they are from Columbus??

Say it ain't so.... I HATE HATE HATE firestone! I wish we could have gotten housing on the sidewalk. West 117th sure is becoming an ugly, traffic-clogged street with all these auto-centric, single-use buildings.

You have to admit, Firestone IS an upgrade over JD Byrider though. lol. I'm in that area a lot and I thought it would be great if we could get some new housing. But where would it go? Maybe where that vacant church is at. A few townhomes or townhome-style apartments (since the housing market is still in the tank) could possibly go there.

Has there been any developers with any plans to build according to the plan? I don't expect homes for purchase because the market is so bad, but this has to be a great area for upscale rental, wouldn't it? I'm actually quite surprised that one of the most affluent neighborhoods in the city hasn't seen much more new developments over the last couple of years. Is that because the neighborhood is affluent and doesn't need as much as other neighborhoods or has it just been because of a lack of focus or lack of desire by developers?

Not that I'm aware of.

Overheard that Johnny Malloys on the corner of 117th & Clifton is closing soon and that entire building is getting demo'd.  Anyone know what's going in it's place?

^ wow that building is absolutely cursed. Lots of bad management in the past. Remember the Gold Coast Cafe?

 

No idea what's going on there, but it would be positive if the teardown revived the incredible, old church building behind it.

 

I'd really hate for a surface lot or suburban style plaza.

 

 

There is alot of parking back there now as it is, never seems even close to being full.  no idea what is to become of that Old Church of Christian Science I think...  it's such a busy corner, alot of residential nearby, I would think any number of things could be successful there.

The property owner, Carnegie Company, feels that the site would get more interest from new users if the existing buildings along Clifton between West 116th and 117th were demolished. However, these buildings will not be demolished any time soon as the city will undertake an environmental assessment of demolishing them. Also the church would not be demolished (it is city owned).

 

So enjoy Geppetto's/Johnny Malloy's for a while. Although they are on a month-to-month lease....

KJP, I know you live in Lakewood and know a lot about the area, I was wondering if you could fill is in on the latest developments I saw driving through today. I can't find a general Lakewood thread, I know there used to be one. Anyways, what I saw was a new CVS going up (urban style) across the street from Lakewood Library. They demo'd a church for it. Then across the street where Drug Mart is, they have a huge proposal sign for a new shopping center. I know the shopping center has been the center of many possibilities in the past. Any word on what's going on there and what will happen to the old CVS when it closes? That part of Lakewood (downtown) is booming and has been growing with retail galore the past few years.
