That's the retail strip on the SOUTH side of Clifton -- across the street from the proposed Lucky's grocery store. Thank goodness! That strip, which has Clifton Diner, Twist and had Charter One bank until recently, is looking pretty ratty.

With the housing niche being targeted by A Place for Us, there is no way that they can accomplish that overall build-out.

 

They should have demo'd a middle piece of the storefronts to insert a gateway or walkway, and built the housing behind the commercial strip. One of the most logical reasons I can envision for the way they've done things is if soils testing revealed un-fixable levels of soil contamination. In that case, they probably don't ever plan to build in the back, and just floated that rendering to overcome calls for historic preservation.

If you're referring to the birdseye view rendering, that's actually from a city-led master planning process that NRP Group put on their website. The residential development is open to all seniors, so they'll have no trouble filling it. NRP's original plan was to raze the mixed use strip they own on Madison. But in community meetings about this development, the community urged NRP to leave that strip alone. What's interesting is that they don't seem to be demolishing the machine shop-type building behind the strip and instead it looks like they are partially deconstructing it.

I made it through page 10 of the 25 page animation before it locked up the browser tab and crashed. Can't believe any self-respecting web developer (or content publishing site) still uses Flash.

 

The number of units went down slightly. It's now 10 townhomes, ranging from $499k for units in the back to $699k for two units in the front with best lake views.

Looks like unit #4 is already sold!  Good stuff.  I like the design overall.

SHOPPES ON CLIFTON UPDATE

On October 15th the Board of Trustees of Cleveland Citywide Development Corporation (Department of Economic Development) recommended approval of City of Cleveland financial assistance to Lucky's Market for the Shoppes on Clifton project. The Lucky's Market total project cost is $7,770,000 with 50 FTE jobs and a annual payroll of $1,700,000. It is anticipated that legislative authority by Cleveland City Council will be forthcoming.

Does this equipment at Fifth Church of Christ Scientist at W. 117th & Lake suggest demolition of the church is imminent? Or is it from the commercial strip renovation across Clifton? If so, why not store it in their own parking lot along with the dumpster where renovation debris is being dumped?

For those of you that have noted the lift on site at West 117th and Clifton Boulevard, the deconstruction contractor,  WR Restoration,  is removing balusters and roof tiles.  This is to enable the conclusion of the engineering analysis.

Engineering analysis?  I suppose that's for the re-use of some materials in the future development.  But sheesh.  It's taking this project so long that the Federal Building may actually be done and on to it's next re-cladding by the time it starts!  :-P

Heard a few rumors regarding this area:

 

1) The owner of the Diner on Clifton has bought the former PNC bank building and will be relocating there but lots of work to do for build out. The appeal is to be an owner of the  building and not a tenant in a strip.

2) A barber shop is going in next to TWIST on the other side

3) TWIST will more than likely expnad into the old Diner space

4) Starbucks is moving into the end of the plaza into the old Charter One spot

 

All rumors... but quite interesting ones. Anyone know anything else?

That would explain why the east end of the commercial strip (east of Twist) is being renovated first rather than the whole thing at the same time.

 

Oh, and Starbucks relocating into the former Charter One bank makes a ton of sense. It's on the correct side of Clifton to catch the inbound morning commuter rush as drive-through customers without them having to make left turns. And that drive-through can accommodate a long line of cars. It used to be my bank a long time ago and there was always a line of a half-dozen cars or more on a Friday afternoon to use the auto-teller.

^^ Very interesting. That's quite a shake-up for this area - but it seems to all be good news. The Diner on Clifton, Twist, and Starbucks could all use an expansion, and that would be a very elegant solution for those problems. That would only leave the to-be-former Starbucks vacant (and if you ask me it would be no loss to tear that building down). I hope that Diner on Clifton can do something good with the former PNC Bank building. Right now, it looks pretty bad.

 

On a side note, Twist is killing it. It's pretty much become *the* gay bar of Cleveland. Sorry, Bounce.

Yes, it's the kind of period mix-use commercial district building you hate to lose.  I welcome the townhomes but lament the likely loss of 1st floor commercial space which provides pedestrian vitality to urban areas like this.

BTW, since I took this picture, posted earlier too, they've since done some work which shows they are not covering up the brick facade. Instead, they are preserving it. They eitherhacked off the ends of the overhanging beams several inches into the facade, or they slid the beams into the building. Either way, they've since installed new brick over where those beams stick out, with new brick flush with the old brick facing above. I'll have to take a new picture to visually describe it...

Because there aren't a ton of other walkable first floor retail spaces right around this area?  I'll take the townhomes which add more vitality than this storefront.

^ It's not like the townhome project was being completely blocked by this single commercial building. They could have still built the entire project, except for one or two townhomes, and renovated the existing building for apartments above and retail below. Instead they took the lazy way out.

I'd say profit was the reasoning, not laziness.

It's both, and they dovetail.  Historic preservation is rarely the cheapest or most profitable path for individual developers.  But there are other interests in play here.  Maintaining this area's walkability and unique sense of place affects the value of every property nearby and the quality of life for every resident-- not just the developers' own tenants.  I mean, Lakewood recently made Walgreens include a false second story!  And it looks 9x better than a typical Walgreens.

Yet the city is inconsistent. It didn't make Third Federal or Aldi's build on the sidewalk within 500 feet of a rail station and bus transfer center. The decrease in density and pedestrian friendliness as you get CLOSER in Lakewood to the rail station is mind-blowing.

This area is one of the better walkable neighborhoods on the West Side and in Cleveland, generally.  The fact that high-density housing is going in with the prospect for population growth is all good.  Looking forward to the final product.

CLEVELAND, Ohio — Starbucks is moving its Clifton Boulevard store to the former Charter One Bank site, a block west of its current location.

 

Starbucks corporate offices confirmed the relocation Friday and said the new store is slated to open later this year. According to Cudell Improvement Inc., it will be larger and have a drive-thru.

 

The upgrade is long overdue. The current store is situated in Cleveland on the Lakewood border, the most densely populated city in the state of Ohio. Lakewood -- which does not have a Starbucks -- has roughly 9,900 residents per square mile, a population density comparable to that of Washington.

True, but the good thing is that a dozen cars can back up in a drive-through lane for Starbucks. That's sometimes how many were backed up on a payday/Friday afternoon when Charter One's drive-through was there. And it did so without backing up on to the street. But I can see some traffic issues, especially with the bus-only lane and the busiest bus stop anywhere on Clifton right there at West 117th.
