Realestateagentman reports that construction will begin on Brickhaus townhouses at West 117th and Lake in the spring. Presumably that means imminent deconstruction of the church. No word on the grocery store.

It was always a shame to see this building sitting unused, hopefully the they renovate it sooner rather than later!

Very good news--but probably more appropriate in the Lakewood Developement thread?  This one (while not very clear) is related to the neighborhoods around 117th between Detroit and Edgewater.

BTW, in the last few mornings I've noticed bluish-white lights on inside the Fifth Church of Christ Scientist on Lake at West 117th. I can see it from my condo but I haven't walked by the site in a while to see if there's any workers' trucks parked at or near the church.

 

Also, work is progressing on the commercial strip on the south side of Clifton at West 117th. This is where the Starbucks will move to.....

This dispute seems wholly unnecessary. But if the end result is two restaurants instead of one it's a net positive I guess.

Perry's Diner on Clifton has been the rock of the otherwise pitiful mess that serves as the gateway to Cleveland. That intersection has been shamefully neglected and disrespected. Horrible operators, landlords with no grasp of the importance. Shame on them all. Shame on every landlord and most of the pitiful merchants trashing this vital neighborhood and gateway to Cleveland. The corner is a study on how to fail in every way at urban design and development.

They've already demolished the site.  I suppose the neighbors would prefer a grassy open lot in their quest for suburban tranquility.  I don't get it.

I hope someone demolishes it and builds some apartments there. I'm not a fan of that building, or the way it fails to interact with the street/sidewalk.

A new grocery store is planned for the intersection of West 117th Street and Clifton Boulevard on the Lakewood border.  A city block of old buildings were demolished by crews for the project, which also called for new townhouses.  But two years later, a fence sits around a vacant lot.

Debate over the future of a city-owned 90-year-old church building held up the project, until developers agreed to save parts of the landmark and use them in the facade of the new buildings.  Now, Cleveland City Council member Matt Zone said the project will get back on track soon.

He said he hopes it will be done soon and that renovations can start by July, depending on the city approvals process. He showed me an artist's rendering of what the bank will look like post-renovation. It has an outdoor dining area fronting on Clifton and, if/when he can afford it, a patio where the bank drive-through is now that can be opened/enclosed depending on the weather. The proposed patio would expand up to the existing two-story, mixed-use building that has Flower Child on the east end and Papa Nicks on the west end. It would make for a nice continuous frontage along the sidewalk. I hope he can scrape together enough coins to make it happen soon. I urged him to post the picture here on UrbanOhio.

He's got enough fans in the area that a Kickstarter may help his cause.  You should talk with him.  Even if he raised $25,000, that would help defer the costs or provide collateral.

I can't believe it's been over 2 yrs since that corner was demo'd and still nothing has been built.  It's either a sign of how weak this market is or how ineffective the local government & developers are, that they can't even develop a low-end grocery store on the parcel...

It is--the townhouse developement on Lake Ave might be separate, but it is tied to the Lucky's market in the resuse of the church facade and rezoning of the entire block.

True. Except I'm pretty sure the residential component is by a separate developer which has been picking apart the church in recent months and testing its materials to see what's re-usable. As much material as possible from the old church will be deconstructed and re-used in the housing development.

Kroger just invested in Lucky's. Could that possibly be part of the  delay?

I think part of the delay was a result of land swap deals between the city, Carnegie Companies (Clifton Retail/Lucky's developer), and Brickman/Brickhaus Partners (townhouse developer), all of which was waiting on the church demo.

Except it's not exactly true.  Let's call the developers kissing cousins.  The two developments had to happen at once because of a landswap deal with the city and the shopping developer (allowing the church to be torn down and free up parking in the rear).  At the same time, neighbors fighting the church deconstruction worked out a solution with the townhomes involving part reusing the church.

 

So when you factor in the City of Cleveland owned the church, the townhome developer needs the church materials, and the shopping developer needs to complete the landswap to get their financing done, I'm surprised it's not taking longer.  I do credit Matt Zone with helping to push this process along.

Yeah no arguments from me with you on that.  As witnessed in the Cleveland Zoning thread, none of these processes in the city are conducive to getting things done quickly.
