Are there any confirmed tenants for the proposed retail building next to Lucky's?

Meh.    Would love to see a neighborhood hang spot.  Something akin to BW3 or Paninis.    I'd also love to see 4 stories on top of the Lucky's, but that's for another city somewhere....

LUCKY'S MARKET AND SHOPPES ON CLIFTON RECEIVE GREEN LIGHT FROM CITY LANDMARKS COMMISSION

On Thursday, April 29th, the proposed Lucky's Market at West 116th and Clifton received a favorable review from the Landmarks Commission and is one step closer to starting construction.  Additionally, the conceptual footprint for the "B" building and site plan also were favorably reviewed.  The Clifton Boulevard/West Boulevard Local Design Review had approved the Lucky's Market design earlier in the month and sent its approval to Donald Petit of the Landmarks Commission kicking off the formal process last Thursday.  Signage and graphics will require further clarification and refinement by the Local Design Review.  The Lucky's Market will be about 27,000 sq.ft. of fresh produce, meats, bakery along with outdoor displays and indoor cafe. 

 

Carnegie Companies, property owner, presented the concept of the placement of the 3,000 sq.ft.  "B" building with several tenants and outdoor seating. Other amenities were shared and approved. 

 

Deconstruction and demolition of the Fifth Church of Christ Scientist that had been approved by the Commission some time ago was discussed in detail and the Commission received the structure analysis that had been prepared by W.R. Restoration under contract with the city of Cleveland.

 

Still to be reviewed and approved are the Brickhaus proposed townhomes fronting on Lake Avenue.

I wouldn't consider Lucky's to be low-end. But it has been a long time coming.

 

The one in Columbus is fantastic. All the vegans and granola heads of Clintonville go there.

Former Clintonvillain of 5 years here, we were very happy with Lucky's Market. Even though we did most of our grocery shopping at Kroger/Giant Eagle, Lucky's fresh house made sausages rocked. Also Lucky's seemed to make a serious effort to locally source their products. And they have sales where some product will be a loss leader to get you in the doors, I.e. 50c PEI Oysters.

 

The physical layout of the Columbus one vs the W117 one, the W117 one will be better as it's street front. Columbus was set back 100 feet with parking in front, in a strip mall with a Tim Horton's drive through. Not comfortable to walk or bike to.

 

P.S. Instead of vegan/granola, I prefer "crunchy".

Fusian, a fast casual sushi restaurant, has leased 1,800 SF at The Shoppes on Clifton located at W. 116th and Clifton, Cleveland, OH. David Stein represented the landlord on this lease.

 

Love Fusian, excellent fast casual Sushi from Columbus. Very tasty with reasonable prices and good quality.

Landmark Deli is who will replace the Clifton Diner at the corner of West 117th Street and Clifton Boulevard. They have a sign up in the old diner space and they had a booth at yesterday's Clifton Arts & Music Fest (which was a lot better than last year's, BTW). I spoke to one Landmark Deli's people and they said they hope to be open by the end of summer (August/September) but no firm date yet. The guy told me their hours which sounded strange -- roughly 10 a.m. to 10 p.m. yet they will serve breakfast. Kind of a late start for breakfast, but I also have noticed that local diners don't start getting busy until 9 a.m. anyway, so maybe they're on to something....

I realize replacing Fifth Church is inevitable and, I guess, unavoidable.  I still hate losing such monumental and beautiful piece of architecture.  Cities lose a piece of themselves when buildings like these are destroyed.  And no, incorporating some of the Church's elements into the townhouses isn't the same.

I mean, groups had 20+ years to do something with it. It's really only ornamental outside; the inside was stripped bare many years ago.

Only one group had responsibility for it in recent years and allowed this to happen.  This city wants to solve all its blight problems with bulldozers.  Whenever I talk with someone involved in blight abatement, they make this philosophy very clear.  Historical architecture is not assigned much value, if any.  All value is placed on creating open lots, as many and as quickly as possible, which admittedly is a lot simpler than enforcing building codes.

 

This building is more than ornamental, and losing it degrades the architectural character of the whole area. 

^ absolutely agree. the iconic church has always reminded me of the octagon on roosevelt island, which looks about the same and was in very similar decrepit shape. the developers there chose to rehab it as part of their project. i dk if they were forced to by historical designation or not, but they did it. it really is a similar looking bldg and was in a very similar situation. you can see the results here:

There's a half-dozen cars parked in the lot for the soon-to-be Lucky's grocery store, which crews have begun clearing of underbrush (again). Several demolition vehicles are at the corner of West 117th and Lake, poking away at the church. I'm glad my wife got to see this neighborhood icon before it's lost forever. It's been part of my experience here for 20 years. She's been here from Ukraine only two months. She doesn't understand how or why Americans are so quick to demolish buildings -- be they new or old.

FIFTH CHURCH OF CHRIST SCIENTIST NEWS

Due to heavy interest from neighborhood residents, Councilman Zone has been working closely with the Mayor's Office to craft a way for the roof tiles to be made available to those who would like to own one.  With the use of a higher lift that is attempting to remove the lantern on the top of the church roof, more of the tiles have become accessible for removal.  Proceeds from the sale of the roof tiles would be used to help fund the public green space at the northwest corner of the site where the town homes will be constructed. 

 

Each roof tile is unique as each is numbered and sized for its placement in the roof design.  Currently the project is in a holding pattern awaiting First Energy to remove electrical wires that are making use of the higher lift dangerous.

 

The Time Capsule has been found and recovered from behind, and embedded in, the 1926 date stone.  The sealed copper box is now in a secure location.  The date stone is still on site.  Councilman Zone is working with professionals on the proper process for the handling, unveiling and permanent storage of the contents.

 

The anticipated unveiling of the contents of the Time Capsule will be in the next 60 days.  Watch for more news here.

Here's the parapet wall that collapsed. In talking with owners Tina and Angelo yesterday, they said they were able to recover some of the details and located some craftsmen to make duplicates of those details and restored the parapet exactly the way it was. It makes me happy that some people still care about the little things....

And Tina & Angelo's commercial strip that began with them starting The Shore restaurant not long after they came over from Greece in 1981 doesn't look so lonely anymore. This is the first section of Rockport Square townhouses yesterday morning...

I hate to see those trees cut down. I'm just going to guess that it has something to do with the roots? I would think some more mature trees right outside the windows would be a nice selling point. I know I would really like them there if I were looking to buy one of those units.

However this may be a Plan B in case the city's  $15 minimum wage becomes law. Dave's supermarkets are making similar threats, that it has put on hold all expansion plans pending the outcome of the minimum wage proposal.

 

2. Clifton Diner isn't going into the closed PNC bank at Clifton and West 115th. The current owner wants $500,000 for the property. It will take nearly $500,000 to turn the bank into a restaurant including removing the vault. Instead, Clifton Diner is looking at the first floor of the Clifton Medical Building which also has the Huntington Bank branch at Clifton and Hird in Lakewood.

Looks like more serious demolition of the Fifth Church of Christ Scientist is starting, possibly with the cupola being removed. This is the view from my condo three blocks away...

NEW STARBUCKS TO OPEN IN MID SEPTEMBER

Well you've seen the new signage and the drive thru being constructed.  Now the parking lot is being finished - all with the goal of a Grand Opening in mid September.  Watch for details soon about another big Clifton Boulevard investment.

Some items were being removed from the Starbucks' location at Clifton/West 115th today. Don't know if all of it will be moved to the new site one block west. Kind of doubt it, because you don't need a big truck for that.

Lots of other building renovations occurring at/near The Edge of Cleveland/Lakewood, including my condo building. Then, at Clifton at West 112th is this facade rehab including brick tuckpointing and replacement of the Georgian-style columns/porches (like those seen at left):

And the deconstruction of the Fifth Church continues. They're working a lot inside the church, but also outside too. Note that the decorative upper corners of the church entry facade were removed:

The Edge is one of the cooler nabes in Greater CLE but for some reason CLE+ doesn't list it (in it's tour book or on those downtown maps around Public Square) as one of the "it" neighborhoods, like D-S, Ohio City, Shaker Square, U. Circle ... even West Park.  I wonder why?  Not only is it hip, it's rich (the richest in Cleveland) and with the Lake and Edgewater Park thrown in ... and, of course, STARBUCKS!  Nothing screams "it" like having a Starbucks...

 

Glad to see all the renovation going on to the old brownstone apt buildings in the area; many are classic esp along Clifton.  Mixed in with the old Victorian houses (and rowhouses), they add a nice flavor to the area... When I was in the area earlier this summer, I was happy to finally see one of those extension cranes sitting in front of that beautiful old Gothic-y apt building on W. 112 1-block south of  Detroit signaling renovation... It's a beautiful and substantial building, but has been boarded up for years.  It just shows that RE interest and improvement is coming to the southern portion of Edgewater as well: a district that has long been felt to be Edgewater's rougher side.

BTW, the model building at the new Rockport Square townhouse development (shown earlier) is coming along. I forgot to post a photo of the brick facade which has some nice detail in the brickwork. Unfortunately the brick doesn't go all the around to the back....

Part of it is in Lakewood so there's no combined promotion.  It's all one big walkable happy place, but it's technically several neighborhoods in two cities, with the border street tying everything together.  Edgewater, The Edge, Gold Coast, Birdtown, Cudell, and "Highland Square" which may involve Detroit or Madison it's never quite clear.  There's no consistent branding and no entity charged with treating it as a thing.  And it's still the coolest part of town, with a full range of nightlife and a half dozen live music venues, plus its own skyline.

 

Promotion on the Lakewood side centers on Birdtown with its distinct branding.  There's no apparent interest in tying Birdtown to anything across the line or toward the lake.  The Cleveland side considers Edgewater a part of Cudell, which extends down to the Lorain/Denison area, which definitely needs more help.  Edgewater has stronger ties to Lakewood than to Cudell but the political setup makes coordination difficult. 

 

For good urban living I recommend it to everyone, I just don't know what to call it except "Anything around 117th north of the tracks... no, the other tracks."

My sister just moved into one of the high rises in the Gold Coast. I'm making plans to come up and visit, and I'm excited to explore the area. Her lake and city view are incredible, so it's good to hear that there is lots to do at ground level too.

The Edge is one of the cooler nabes in Greater CLE but for some reason CLE+ doesn't list it (in it's tour book or on those downtown maps around Public Square) as one of the "it" neighborhoods, like D-S, Ohio City, Shaker Square, U. Circle ... even West Park.  I wonder why?  Not only is it hip, it's rich (the richest in Cleveland) and with the Lake and Edgewater Park thrown in ... and, of course, STARBUCKS!  Nothing screams "it" like having a Starbucks...

I get you 327, but if they had to, couldn't CLE+ at least promote the Cleveland side?  ... btw, I don't believe in idea that Cleveland neighborhood promotions shouldn't just end at the border.  So what if you include great urban areas like the Lakewood Gold Coast or downtown Lakewood, or CH's Coventry, Cedar-Lee or Cedar Fairmount? ... Those maps are weird since they even cut parts of Cleveland off... they don't even show the entire Rapid system.  I wonder who's idea this is.

I had sort of been curious on the Edge naming, I live not far from it (a stone's throw from Lakewood city hall), but hadn't heard much of it besides on here, some older maps; and perhaps an apartment building or 2. Perhaps I need to get out more ;)

 

Like mentioned above, if it's across 2 municipal boundaries and it doesn't have extremely distinct assets that would get the city (imho, I think the city of Cleveland is more likely to just keep it as a part of Edgewater in their statistical planning areas, and Lakewood isn't including it), nor a single CDC that covers it, it will lose its identity unless there's real organic usage by local businesses, and other stakeholders there.
