The fact that the fence was driven into the ground (instead of just using temporary fence stands) and extended up to the corner of the building (instead of surrounding the side) suggests to me that it is a construction fence, not a demolition fence.

The reason why I think it is a renovation and not a demolition... Crews removed the facade on the front overhang. Why remove it if the building is going to be razed?

EDIT: the property was sold by Virginia Marti College (located next door) and leased it to Payless Shoes. The college sold the property on Sept. 16, 2015 for $365,000 (wow!) to FortuneFavorsTheBold LLC. (yep, all one word)

 

The agent of the company buying the property is Joe Saponaro -- http://www.dhplaw.com/Attorneys/Joseph-M-Saponaro.shtml. He's the attorney for 40 different companies, including restaurants, architects, medical practices and more. So anything is possible......

Even my own building has seen hundreds of thousands of dollars of renovations, including rebuilt parking deck, exterior finishes and rooftop mechanicals....

And now the Fifth Church. A better view of the demo crane. But some of the materials and decorations that will be saved are becoming more evident. Interesting that they are saving the rooftop tiles and you can see the decorative features bracketing the front steps are ready to be moved....

It's gotten a little ratty over the past couple decades, but definitely feels like a rebound is about to happen.  All these projects plus seeing quite a few home rennovations going on.  The upgraded Clifton and Shoreway are finally taking effect.

I thought Edgewater was getting ratty in the 1980s but there were numerous home renovations in the 1990s. Buildings that weren't renovated did get shabby by the late 2000s, but the latest infrastructure improvements you noted have pumped new life into the area. Shows that as neighborhoods age, they require constant attention.

Yeah, that's kinda the same thing that's happened at Shaker Square, which has a number of parallels to Edgewter: urban (walkable mixed-use retail ares) but adjacent to a well-off suburb; lots of older "character" apartments and wood-frame houses, quality public trans, diverse racially/ethnically/sexual preference wise, access to awesome natural areas... Even though both neighborhoods are backed up against some rougher Cleveland neighborhoods, Shaker Square's is somewhat worse; so bad, some once fine older apartment buildings had to be (and are being) torn down due to drug dealing, which is a shame -- hurts density and neighborhood security...

 

Edgewater and neighboring Cudell seem to be going the other way, with the Marous group buying up and rehabbing a lot of crumbling building for affordable housing which, at least, on the surface beautifies the property and reduces the crime element.

Here's hoping the real estate market continues it's hot streak in both Edgewater/Lakewood and the Near West Side (where, yes there currently a major issue with people restricting progress/density) So that at some point local and state government will have no other choice but to give us our damn rail line!

Love this area's 'big city' feel... to me Clifton and Lake Ave's  echoes Chicago's far north side along streets like Sheridan Ave into Evanston (Detroit Av is more similar to N. Broadway just absent the L/rapid rail Cleveland/RTA continues to resist building... ugh!).

UPDATE ON FIFTH CHURCH DEMOLITION

The demolition of the Fifth Church of Christ, Scientist at 11623 Lake Avenue is scheduled to commence the week of September 26 and is expected to last between six and eight weeks. During this time, the remaining structure will be demolished, debris will be removed from the site, and engineered fill will be placed in preparation for new development in 2017.

 

As a designated Local Landmark, the demolition of the Fifth Church required approval from the Cleveland Landmarks Commission. In its 2014 presentation to the Commission City staff outlined the structure’s deteriorated state and introduced WR Restoration, a Northeast Ohio company with a portfolio in property deconstruction and reclamation retained  by the City to:

 

Analyze architectural elements for suitable salvage, transportation, storage, and reuse; and

Prepare and present historic documentation of the Fifth Church of Christ for the Cleveland Landmarks Commission.

In April 2016, City staff and WR Restoration returned to the Landmarks Commission to present historic documents and to present the results of an architectural element analysis. WR Restoration’s analysis concluded that efforts to deconstruct much of the structure’s flat panels and façade elements would be unsuccessful. Coupled with budgetary constraints, WR Restoration recommended the salvage of: date and architect stones, decorative scrolls, columns, and custom-made roof tiles. These items have been removed from the structure (the scrolls have been separated and will be lifted out of place prior to demolition by a crane) and will be stored at a City facility in Newburgh Heights. Additionally, WR Restoration and the City were initially optimistic that the church’s cupola could be salvaged for use as a public art element and committed to a further feasibility analysis of this concept.

 

From a basket held by a 135 foot crane, WR Restoration surveyed the cupola’s structural integrity and immediately contacted the City with concerns. Dry rotting of the cupola’s wooden structure resulted in the deterioration of decorative elements to the point where they could be crushed by hand. Removal of decorative roof tiles resulted in further cracking of the cupola’s columns, capitals (the decorative elements at the top of columns,) and cornices. Portions of the cupola believed to be sandstone were found to be cast concrete and were similarly severely deteriorated. Due to the deterioration of the building materials and the previous removal of an interior support structure, remaining windows have begun to bow due to downward pressure. WR Restoration indicated that removal of elements beyond the roof tiles would result in the cupola’s collapse. A cupola collapse could affect the structural integrity of the remaining building and would pose a significant risk to workers operating from an aerial lift.

 

With this information, the City of Cleveland determined that the cupola could not be salvaged beyond the roof tiles. Pictures and a video that underscore this decision are available at the following link:

The Jackson Administration and Councilman Matt Zone are confident that a replica cupola can be built from existing documentation and can incorporate the salvaged roof tiles. Roof tiles from the church’s dome that have been salvaged will be stored in the City facility and made available to residents through a legal agreement being drafted between the City of Cleveland and Cudell Improvement, Inc.

 

Lastly, WR Restoration located and saved a time capsule from behind the building’s date stone. Councilman Zone and the Mayor’s Office are coordinating an October 2016 event that will feature the opening of the time capsule and a ceremonial groundbreaking for new commercial and residential development. Details for this event will be provided as they become available.

Changes keep coming to the intersection of Clifton and West 117th near my home. Demolition of the Fifth Church of Christ Scientist is underway. The new Starbucks is open. The new facade for Twist lounge is progressing as is the former Clifton Diner, to become The Landmark Deli. The interior of the Clifton Diner was moved to the Clifton Medical Center at Clifton and Hird where it is rumored they will be reopening. The diner was interested in the former PNC building at Clifton and West 115th but they wanted too much money for the property.

The interior of the Clifton Diner was moved to the Clifton Medical Center at Clifton and Hird where it is rumored they will be reopening.

 

I hope they took those awesome galaxy tables along with them to the new spot!

Bouche, a gluten-free bakery, pasta, etc. joint is coming to the old Helvetica storefront in the 11800 block of Detroit Avenue, Lakewood.

And I've heard rumors that this building at Detroit and Hird avenues which used to house Vedda Printing is proposed to be refurbished with apartments. However that rumor was from two years ago and the building is falling farther into disrepair. I hope it gets new life soon.

The Vedda Printing building is owned by Virginia Marti. I wonder how often the city of Lakewood inspect buildings like this...

Gabe's Deli is officially closed.

Owner is moving to Austin. Sad because it was the best deli I've tried in Cleveland and they were doing pretty good business.

Now what will move into there? I'm thinking a brunch/cafe place could do well. One of my favorite patios in the area. It would alternate with Clifton Martini and Wine Bar being open (brunch spot open mornings and early afternoon, Wine Bar open late afternoon/evening). That's kind of what Gabe's Deli did - it closed at 4pm before the Wine Bar opened.

Looks like they've got the tenants necessary to move forward with Building "B" right at the corner of Clifton and West 117th.

Seeing people stand next to the church provides scale that I never noticed before. Its much larger than I thought. And look at those 2 foot thick brick walls.

This just annoys me so much....every single aspect. I know I'm preaching to the choir but UGH.

While I lament it's destruction, it was abandoned for over 20 years. That's 20 years that the building sat unused whereas there was many attempts to reuse it - and repurpose it's building materials. I'd kill for a grocer have occupied the building like what's in downtown, but that's not always feasible or cost effective in a market that has very little margin.

 

Still, there was plenty of room to go around for not only storefronts on Clifton but a parking lot around the church to support its potential reuse.

While walking to the grocery store yesterday afternoon, I may have taken one of the last photos of the Fifth Church of Christ Scientist before a strategic hit by the demo crews caused the dome to collapse into the church. Before the sun set last evening, the church's dome was no longer visible from my condo.

^Heartbreaking.  Seeing this is bad/tough enough; I'll pass on the video.

I can't "like" that post but glad you caught that moment.

It's been painful watching this thing slowly being taken apart over the course of days. It's like slowly taking off a bandaid. I'd almost prefer if it was completely demolished overnight. It's a shame it's coming down. I wish more was done in the past to keep it from falling into such disrepair.

I was just thinking this today: Next month will mark my 20th anniversary of living in this condo several blocks from this church. In that time, the church was ALWAYS vacant.

 

Edit and FYI: the Fifth Church vacated it in 1989.

RIBBON CUTTING FOR A PLACE FOR US - 11610 MADISON - DECEMBER 2  NOON

All are invited to the gala ribbon cutting at the amazing new A PLACE FOR US housing at 11610 Madison Avenue on Friday, December 2 at Noon.  The public can tour the facility that day from 11:30 am to 6:30 pm and enjoy music and food.

Several hundred roof tiles (various sizes and individually numbered) are available for purchase.  The tiles are $25.00 each,  and proceeds from the sale will go towards funding improvements at the public green space that will be built as part of the new residential development at Lake and West 117th Streets. 

 

Orders for the tiles will be taken at the 10/27 Groundbreaking and Time Capsule Opening.  Purchasers will be notified where and when pick up will take place.  Purchasers have the option of having a small commenorative plate mounted on the tile

 

When pick up takes place, there will be no cash sales.  Checks will be made payable to Cudell Events LLC with the notation line to read Roof Tiles.

I just noticed that the mixed-use building on Clifton between West 115th and West 116th that also has the Tick Tock Tavern and Papa Nick's Pizza sold in late August to a company called Clifton Medical LLC. One of the properties behind this building and used for parking also is listed to Clifton Medical LLC. But unlike the other parcel, this one has a non-local tax mailing address listed as 281 PERKINS ST, OAKLAND, CA 94610. That address lists to a James Hanson, a pediatrician in Oakland. His corporate attorney is Gary Lieberman of Pepper Pike. Lieberman (aka GL Administrative Services Co.) has incorporated more than 200 companies, including real estate developers.

 

Probably unrelated, but I also noticed that a commercial building at 11868 Clifton was sold Dec. 30, 2015 for $550,000 to MP 11868 CLIFTON, LLC. Its tax mailing address is 1169 BASSETT RD, WESTLAKE, OH 44145, the address as Windsor Realty & Management. 11868 Clifton is an older apartment building that underwent renovations starting last spring.  Windsor also owns an apartment building called The Edge on the other side of Clifton. The reason why I found MP 11868 Clifton LLC is because it also was incorporated by Gary Lieberman. Coincidence?

NEW OWNER AT THE FORMER FRED'S DELI

A well know face in the community is the new owner of the former Fred's Deli at West 112 and Detroit Avenue.  Property owner LaCresta Properties LLC has leased the storefront at 11119 Detroit to Ayman Kabra, longtime owner of Avenue Deli near West 110 and Detroit.  Avenue Deli will remain open and operating in its current location.

 

La Cresta Properties will provide a full interior remodel of the retail space at 11119 Detroit Avenue.  There will be a new interior layout with new window design.  Ayman is considering a new name for the store and will have his colleague Sam acting as store manager.  Already the store has changed - cleaner, brighter, more product and curb appeal.

 

LaCresta Properties will also be renovating and leasing the 11115 Detroit Avenue storefront as a separate space.  It is about 750 square feet and will feature a refurbished vintage tin ceiling and hardwood floors.  It will be ready for lease in the first quarter of 2017.  LaCresta Properties  welcomes inquiries from anyone looking to be part of the West Edge commercial district.

Orders are still being taken for the salvaged roof tiles from the former Fifth Church of Christ Scientist.  A donation of $25 each will go towards the special feature of the pocket park to be  constructed on the corner of West 117th and Lake Avenue as part of the iconic  townhome development.  The clay tiles are various sizes depending on where they were positioned on the dome of the former church (now demolished) and all are numbered.  The tiles come with or without a small commemorative plate.  Email [email protected] to reserve one or more tiles or call her at 216.228.4383.  Note:  Will not be available before Christmas.

Carnegie Co. Inc., owner, proposes to erect a multi-tenant retail development consisting of two, one

story buildings (7,129 square feet and 23,597 square feet) containing retail sales, restaurant, and

food market and a 139 space parking lot. The owner appeals for relief from the strict application of

the following sections of the Cleveland Codified Ordinances:

1. Section 343.18(d) which states that the maximum width of a driveway in Retail District is 30

feet.

2. Section 349.04(f) which states that the required accessory off street parking is required at the

rate of 1 per 150 square feet for market; 1 per 500 square feet for retail use, and 1 per 4

seats plus one per employee for restaurant use. The Market use requires 156 spaces,

restaurant uses in retail building one, tenants A&D and retail building 2 require 56 spaces, and

retail use in tenant units B&C require 4 spaces, 216 spaces total required and 139 parking

spaces are proposed.

3. Section 349.07(b) which states that wheel/bumper guards are required.

4. Section 349.15 which states that one bicycle parking space is required for every 20 auto
