Yay and boo! But mostly yay....

 

Cudell Snippets

As many of you know, construction will begin in early April on the Shoppes on Clifton retail development and, shortly thereafter, the residential development, 117LAKE.  The development site is a full city block long (West 116 - West 117) and a full city block deep (Clifton to Lake Avenue).  We are thrilled to be the neighborhood that has been chosen for this new retail and residential development.  The new Lucky's Market and other fine retailers as well as the upscale townhomes on Lake Avenue will solidify the Cleveland gateway in an iconic and architecturally interesting tribute  to our neighborhood.

 

Of course, massive construction - including large equipment, machinery, fencing, dirt, mud, water run-off, limited parking, etc. will create inconvenience and would diminish the quality experience our patrons have come to expect. 

 

Therefore, after much consideration, Cudell Events LLC and Cudell Improvement, Inc. have decided to forego the staging of the Annual Clifton Arts & Musicfest in 2017.  Since all of the construction will be completed by year's end, the event will resume in 2018 featuring the new retail and residential development in the neighborhood.

Is that cupola sculpture anything salvaged from the original structure or is that just a weak attempt at a memorial?

God these are so terribly tacky. They scream of crappy "late 90s Cheesecake Factory at the lifestyle center that just opened up but will probably go downtrend in a handful of years when a better one opened down the street."

A little of both.

Those who can afford these are probably my age (49) and older. So to them (us), the 1990s are still pretty modern. But in reality, the design of these townhouses were designed to look a bit like the Fifth Church of Christ Scientist that stood here.

I get what they were going for, but it just feels like a cheap, paper thin stucco bastardization of the style of something that was truly gorgeous. I have zero doubt these will turn out hideous when finished.

From the look of the renderings it'll be mainly stucco with some stone/precast concrete mascarading as stone.

 

I just can't see it turning out the way they're intending. Their goal is classicism and the reality is it'll look either like what I described in the post above or a suburban Miami strip mall. Neither is a good thing.

Its like showing a concept car with big wheels, tons of chrome, and high tech interior. Then the production car comes out with all the details value engineered out.

 

I hope it's at least still stone and not more awful fiber cement. For reference here was the original rendering.

Even if true, I don't think enough homebuyers know or care. Most of what Brinkman looks pretty good to me -- and to others. What he builds sells quickly and for a good price.

UPDATE:  SHOPPES ON CLIFTON

FROM MAYOR JACKSON'S OFFICE

Commercial development

Carnegie Companies submitted for their demolition permit to tear down the KeyBank kiosk this week. Actual construction work should commence next week! Carnegie Companies will begin site work by bringing in construction equipment, grading and preparing pads for both the Lucky's store and the Shoppes building.  Carnegie has received final approvals on their building designs and is presenting to Landmarks on the 22nd for their fence and wall designs. The approvals on the fence are not holding up construction.

 

Residential development

The City has executed a purchase agreement with Brickhaus Partners and all land will be transferred to new ownership (out of the City's hands) by mid-July. The residential development is still working toward a 2017 construction start date. Brickhaus has received final design approvals from Landmarks and is working on construction drawings to submit to Building and Housing for permits.

Workers were on site yesterday at Clifton Shoppes at Clifton and West 117th.

 

EDIT: the set up survey markers, a Porta-potty and then left. All quiet today.

It's finally starting! Construction of the Clifton Shoppes including the Lucky's organic food grocery store has started. The last structure on site, a KeyBank ATM kiosk, was demolished this morning. Drainage for the new development was being installed before the kiosk debris was hauled away.

SHOPPES ON CLIFTON UPDATE

The Mayor's Office provided the following brief update of the Shoppes on Clifton Project: 

 

The City of Cleveland is closing on the land swap agreements and completion of title work with Brickhaus Partners;

 

Landmarks Commission granted approval for the fence between the residential and commercial components of the project;

 

Construction is continuing on schedule for the foundation and infrasturcture components of the project.

Glad to see this building didn't stay vacant for long. Wish the same could be said for the overpriced PNC Bank branch across Clifton....

PULP, JUICES & SMOOTHIE BAR TO OPEN IN FORMER STARBUCKS

Welcome to another dining and beverage option on Clifton Blvd.  Opening soon at the former Starbucks location at West 115th and Clifton Blvd. will  be Pulp, Juices & Smoothie Bar - its first location in the city of Cleveland.  There are several suburban locations already.  Featuring wraps, soups, smoothies and such,  the new eatery should be another successful option for those looking for more.

^ That seems like it will be a good fit for that building and location. Just tear of the parking lot, throw in some tables and palm trees and you'll have a nice tropical patio to enjoy your tropical smoothie.

Steel is already going up for the new Clifton Shoppes anchored by the new Lucky's organic food grocery store. This is at the corner of Clifton Blvd and West 117th Street in Cleveland at the Lakewood line.

The roof, the roof, the roof is on fire.... The roof is already getting built on the westernmost building at Clifton Shoppes on Clifton at West 117th.

Does anyone know the tenants that will be occupying the building currently being built? I've heard so much about Lucky's but not much about any of the other potential shops.

Took the Red line back from the game yesterday and noticed that land had been cleared on South Side of Detroit just East of West Blvd.  Does anyone know what that will be?

What is the following agenda item in reaction to? Cities usually don't initiate things on their own. They respond to other's initiatives. This area is near the Scott Fetzer Corporation and north of the new A Place For Us apartment complex by NRP Group. I'm also aware that NRP was interested in an old warehouse at Madison at West 1 12th Street but the building needed so much renovations for an apartment conversion that it wasn't worth it for them. But they may still be interested in this area. Does anyone know?

The bar at the corner of W117 and Madison is still "Under Construction" with no visible activity, as nobody here is likely surprised.

 

What's the over-under on this building surviving?

Well that's been our version of transit-oriented development lol.

 

The surrounding developments have used that very building to adhere to the neighborhood aesthetic. Now it sure would be ironic, no, that's not the right word....typical, if they ended up tearing it down after all that.

 

Even the most auto-centric among us should shudder to imagine what kind of cluster* that a gas station would create at that intersection.

That's not entirely correct. Many building components are prefabricated, prestressed and/or preassembled before being lifted and bolted or welded. Having the components built off site and shipped to the destination saves on labor, expedites construction where timetables are short (especially right now before winter), and is far cheaper. That doesn't mean the end result is poor.

 

Having far more mechanical and technical equipment also allows for far faster construction techniques than before.

 

Remember that the buildings across the street where Starbucks/etc. is was extensively rehabilitated and was in fair to poor condition before. I mean, the facade was practically torn off and rebuilt.

All of the stuff on the Lakewood site (Third Federal, Aldis, Burger King etc) and then the self-storage facility on the Cleveland side. Cudell CDC Director Anita Brindza told me a couple months ago that the owners (a Westlake couple) of the self-storage facility have received dozens of purchase offers for their property and turned them all down. Their business is a cash machine that incurs few operating costs. So unless an offer equals or exceeds their net cash flow for the next decade or two, they aren't going to sell. My hope at this point is that the urban overlay is extended south of Madison to Berea Road which could devalue their property in its current use.

What's sad is that Aldi's and the bank were built relatively recently and each could've been build up to 117th without sacrificing parking.

I'm also hopeful that there will be more tangible results from the CDC facilitating some arrangements once they get a new staff. They are in tragic need of an injection of life considering they're now down to, like, 2.5 employees (Anita is only working part time now and Jeff Barkas left) and they refuse to seek grants.

Regarding that building on 117th and Madison ( 11614 MADISON AVE ):

I also see there was a court case from it - Date Filed: October 19, 2016; Case Number: G 015114; Judge. Plaintiff. Filed by. 117 Madison, LLC. Lakewood OH 44107. Plaintiff's Attorney. Roger Dale Tiktin.; but I can't get any more information about; that may have more nuggets of information regarding the status of the property.

Changing the zoning won't alter the permeability of operating the current self storage facility. It would just become a legal non-conforming use.

But it cannot change or expand without being rezoned or a variance granted. And I'm pretty sure it cannot rebuild in the event of a fire or natural disaster.

That looks like from 116th and Clifton, looking NW.

Across Clifton from Pulp is a vacant PNC Bank that will become a medical office. The property sold just last month....

These apartment buildings were extensively renovated last year, including new brick work, replaced porches and new/extensively refurbished columns. The near building is St. Charles and its eastern twin is St. James....

HISTORIC CHURCH ROOF TILES STILL AVAILABLE

Many were heartbroken when the former Fifth Church of Christ Scientist was demolished due to it's dangerous and deteriorated condition to make way for the Shoppes on Clifton development and 117Lake Townhomes.  However, many of the roof tiles from the iconic dome have been salvaged and are available for purchase.  Proceeds from the sales are earmarked for construction of the public green space that will be built at the corner of West 117th and Lake Avenue as part of the townhome development.  Roof tiles (various sizes and numbers) are $25.00.  The small commemorative plaque is an additional $5. Contact [email protected] if you are interested in purchasing one or more.  Checks only, no cash accepted.
