Smith said there were two sections to the building, the front that was a two-story space and the back sanctuary portion that had 54-foot ceilings. Smith is now essentially building a structure inside the existing church structure that will contain three stories of new apartment units.
October 29, 20195 yr I was wondering what they were doing there, very cool! It seems it is building up quickly in general in Walnut Hills with the Poste project and the other big project on McMillan/Gilbert. Probably a big change if you came again or in a year or so, when you see it almost everyday not so much. Walnut Hills still has a huge ways to go but it looks like a really nice start to activate the Gilbert/McMillan corridor.

November 1, 20195 yr First you gotta build the new ballet building. The history of this town suggests that could be 4 to 6 years off. By then the new stadium will be up and running. IDOT will put their traffic counter trip lines down. They will have a better idea of how the new stadium impacts traffic in the area. The proposed convention center hotel will still be a proposal and FCC will build a lovely six story Hampton Inn on the site plus garage.

Jake: Anything planned soon for photos of this area? There is also a lot of work going on Woodburn closer to or maybe already in Evanston with new construction and rehabs, and I think the Anthem site is supposed to start up pretty soon as well as the conversion from one way to two way, so in 3-5 years E. Walnut Hills / Walnut Hills will have a lot different feel than it currently does.

Yeah, that house on Francisco Street looks really nice and well done, easily goes for $450k in Hyde Park. Developers like those probably try to get the ball rolling on a street and keep rolling it over and gradually increase the prices as the street gets better. That area is interesting as they did that big project on Windsor and also going south of there it gets closer to Eden Park where there are houses in better shape. The movement south from East McMillan redevelopment will help too as it keeps moving pushing from both sides, sort of like in OTR from Findlay Market down and Gateway Quarter up

November 15, 20195 yr I went by the Greenwich Tavern tonight and it doesn't look good. As you can see, stuff is stacking up outside the front door. I asked a guy working at the BBQ trailer if he thinks they're closed permanently and he didn't know. Model is rehabbing the building at the corner. There are a huge number of pre-hung doors sitting in the storefront space and a dumpster around the side. Per the auditor's website, the Greenwich's two buildings are owned by a certain Evelyn Dorizas, who has owned them since "1900 See Ownership Card". Obviously, it seems like its still a few years out and is contingent on getting the LIHTCs, but still good news. November 21, 20195 yr According to a Biz Courier article KEAN or the develpment arm of Fortus expects to break ground at the Anthem site in early 2020. That has been pushed back a lot (I saw in June they said end of 2019) so I kind of believe it when I see it. But that would be a huge jolt for the neighborhood with 322 new market rate apartments. That won't be done if they start in early 2020 until summer of 2022. https://www.bizjournals.com/cincinnati/news/2019/11/20/exclusive-new-real-estate-development-firm-has-big.html So, with the current Poste, Poste Phase 2, and the possible development at E. McMillan & Park, and Anthem site, we could see in 2.5 years 685 new market rate apartments on board in a small area. This doesn't include everything being done with Model Group in that avenue which probably adds 50 or so but more of a mix of incomes. On another note, driving on MLK you already get a feel for a big city, and with all the new developments coming there off the new MLK interchange it's really going to juice up that whole area feel wise. I wish Uptown was more connected to Downtown with a light rail subway going up the hill all the way to this area and across 71 on MLK up to E. Walnut Hills, but either way, it's a booming area at the moment which will be completely different in 10 years time.

Clifton, Vine, Reading, and Gilbert are the arterials, except Burnet splits from Reading and Woodburn splits (sort of) from Gilbert. So that's 4 lines and 2 branches, if everything were to get rail transit.

Inwood Park though, that place is always deserted. I'd have thought it would have picked up some more activity from the new units. It's a pretty charming area.

It's a pretty charming area. 141 Wellington might not be full yet, but there isn't anything else announced for the area so I wouldn't expect things to improve in the near future. Walnut Hills now has a trickle of foot activity to the bars at Peeble's Corner, but it's mostly drive-to urbanism. Last weekend I was going north on Gilbert and tried to turn around at Beecher to go back south because I drove past a delivery address by mistake. There was a girl working the first Beecher St. corner, then the next, then the next. I ended up driving all the way to May St., then south all the way to WH Taft in order to avoid driving past the prostitutes a second time. Somehow it's almost 2020 and old-school street corner prostitution continues in Cincinnati like it's 1970.
