I was wondering what they were doing there, very cool!

 

It seems it is building up quickly in general in Walnut Hills with the Poste project and the other big project on McMillan/Gilbert. Probably a big change if you came again or in a year or so, when you see it almost everyday not so much.

 

Walnut Hills still has a huge ways to go but it looks like a really nice start to activate the Gilbert/McMillan corridor.

Ballet gets key approval for its planned Walnut Hills building

The Cincinnati Ballet got the OK Friday for its new, $30 million expansion building in Walnut Hills, with the city’s planning commission approving a needed zoning change unanimously.

 

Commissioners voted to change the zoning from park and recreation to office general so that the ballet can build the Margaret and Michael Valentine Center for Dance just south of the Baldwin Building at 1801 Gilbert Ave.

 

The project won the endorsement of Walnut Hills neighborhood groups, which said it will tie into other nearby arts institutions in Eden Park, such as the Cincinnati Art Museum and Playhouse in the Park.

First you gotta build the new ballet building. The history of this town suggests that could be 4 to 6 years off. By then the new stadium will be up and running. IDOT will put their traffic counter trip lines down. They will have a better idea of how the new stadium impacts traffic in the area. The proposed convention center hotel will still be a proposal and FCC will build a lovely six story Hampton Inn on the site plus garage.

I believe it was a quote from Berding/FCC in one of the WCPO/Cincinnati articles, hence how it was originally brought up. The team said they want the ballet site corner for a mixed use structure specifically with structured parking.

A lot of work has been put into the Alms building, it looks a lot better and they are still doing a ton of work like replacing windows and I am guessing interior work so it is actually livable for the people that have had to live in here. They also put up a gated fence around the yard, seems to be less loitering here and less police. It definitely has been an upgrade:

^Sorry, I'm not a picture guy (don't have a camera besides my phone and couldn't figure out how to post something like 3 years ago), but I know @jmecklenborg makes his way around these parts at times with his great photos. Jake: Anything planned soon for photos of this area?

 

There is also a lot of work going on Woodburn closer to or maybe already in Evanston with new construction and rehabs, and I think the Anthem site is supposed to start up pretty soon as well as the conversion from one way to two way, so in 3-5 years E. Walnut Hills / Walnut Hills will have a lot different feel than it currently does.

I drove through WH last week. East McMIllan looks significantly better with those two biggest gaps now being filled with The Scholar House and Poste developments

I thought about it last Sunday but ran out of time.  This time of year is tough because the sun goes down so early.  

 

There appears to be some framing going on in the Paramount Theater brewery.

I looked at Sibcy Cline, and it's interesting, it looks like they are doing rehabs on more homes scattered in Walnut Hills than they have in a long time or since I have been looking, as well as some new construction:

It's obvious from those first two links that developers are getting comfortable building/renovating houses near recently-built apartment projects.  Safety is probably their #1 concern with sales prices, and having large amounts of people walking around there makes the streets safer.

The old Myrtle's space will re-open as a new bar concept the first week of December.

 

A new bar will open in the commercial space in The Henry next to Woodburn Brewery.

 

A "high-end fitness" concept will open in the other The Henry commercial space.

Yeah, that house on Francisco Street looks really nice and well done, easily goes for $450k in Hyde Park.

 

Developers like those probably try to get the ball rolling on a street and keep rolling it over and gradually increase the prices as the street gets better. That area is interesting as they did that big project on Windsor and also going south of there it gets closer to Eden Park where there are houses in better shape. The movement south from East McMillan redevelopment will help too as it keeps moving pushing from both sides, sort of like in OTR from Findlay Market down and Gateway Quarter up

Yeah, south of McMillan will pick up pretty quick now.  North of McMillan is rough and won't get fixed up until south of McMillan and EWH development is close to complete.

^I don't know if I ever see North of McMillan in Walnut Hills ever getting re-developed back to market rate. Maybe fixed up with newer low income housing, etc. and it is really bombed out, but the people that live there won't get pushed out. It kind of rolls into Avondale too. It can be greatly improved though with a mix of new low income and mix of market rate for hospital workers, etc.

 

I do see south of E. McMillan and East of Gilbert becoming a high priced area though in the next 10 years, more than it is now and completely built out.

I do not. I think the Myrtle's space is supposed to be 1920's themed.

wow. haven't seen any of that before. The park avenue one looks incredible. Both are equally awesome though. 

 

It's great to see them creating housing for middle income residents, WH seems to be doing a good job of balancing their new housing. The scholar house is low income, poste is pretty high, and now this for middle.

Troeros you know how to pull up stuff, those look like two great developments.

 

On the Poste Phase II, I don't like all the surface parking, but definitely an upgrade to add more density. If these two get built, that is an additional 200 or so market rate apartments in the neighborhood. Walnut Hills may be moving quicker than anticipated.

^Right and with the second phase of Poste that's 63 so 239 Total.

 

With the current Poste: 124 Units. So in maybe 3 years time if these two get built, that's 363 Market Rate Units in Walnut Hills, that could end up a huge change in the feel of the neighborhood.

I agree that the area north of McMillan will be slower... but I expect we'll start to see development up around the MLK interchange with I-71. A lot of properties just northwest of Gilbert/MLK have been bought by large investors: MLK Investors I, Nassau Investments (Model Group). I expect we'll see some large scale developments near the MLK interchange, and then smaller developments in the surrounding area. So, I expect we'll see see three centers of growth:

  • Madison/Woodburn
  • Peebles (Gilbert/McMillan)
  • MLK/Gilbert

If you look at the layout of this thing, the rear parking lot + the entrance is a setup for a future rear parking garage.  So this might be a garage for a future phase on other land or instead apartments above the future garage, although I would only expect it to be a 1-level garage or else the garage itself would block the windows of the rear-facing units.

I went by the Greenwich Tavern tonight and it doesn't look good.  As you can see, stuff is stacking up outside the front door.  I asked a guy working at the BBQ trailer if he thinks they're closed permanently and he didn't know.  Model is rehabbing the building at the corner.  There are a huge number of pre-hung doors sitting in the storefront space and a dumpster around the side.

 

Per the auditor's website, the Greenwich's two buildings are owned by a certain Evelyn Dorizas, who has owned them since "1900 See Ownership Card".  So since maybe 1960.

Neat, the area between Gilbert, MLK, Taft, and Victory is the most bombed-out urban-prairie-ish part of the neighborhood.

That is good news! Obviously, it seems like its still a few years out and is contingent on getting the LIHTCs, but still good news.

There already is a plaza at the NW corner of Lincoln and Gilbert, and since ~2013 it has been fenced off to the public. I think it's owned/managed by the homeowners association for the row of houses along Lincoln, serving as a fenced-in greenspace for those houses. Adding another "plaza" to this intersection is misguided, unless the new plaza is very well designed. It probably would be better to build up to the intersection and then create a plaza somewhere more protected where people will actually want to spend time.

According to a Biz Courier article KEAN or the develpment arm of Fortus expects to break ground at the Anthem site in early 2020. That has been pushed back a lot (I saw in June they said end of 2019) so I kind of believe it when I see it. But that would be a huge jolt for the neighborhood with 322 new market rate apartments. That won't be done if they start in early 2020 until summer of 2022.

So, with the current Poste, Poste Phase 2, and the possible development at E. McMillan & Park, and Anthem site, we could see in 2.5 years 685 new market rate apartments on board in a small area. This doesn't include everything being done with Model Group in that avenue which probably adds 50 or so but more of a mix of incomes.

 

On another note, driving on MLK you already get a feel for a big city, and with all the new developments coming there off the new MLK interchange it's really going to juice up that whole area feel wise.

 

I wish Uptown was more connected to Downtown with a light rail subway going up the hill all the way to this area and across 71 on MLK up to E. Walnut Hills, but either way, it's a booming area at the moment which will be completely different in 10 years time.

The opening of 141 Wellington plus the rehab of 2301 Auburn brought about 200 new apartments to the center of Mt. Auburn but you hardly see anyone outside.  People are either not home or sitting inside on their computers.

...and unfortunately it's impossible for a single transit line to serve everything.  Clifton, Vine, Reading, and Gilbert are the arterials, except Burnet splits from Reading and Woodburn splits (sort of) from Gilbert.  So that's 4 lines and 2 branches, if everything were to get rail transit.

Which is weird because me personally, I go absolute nuts sitting in the house. Even watching football, I used to go to a bar and order food, but that got cut out when I got engaged due to too much beer consumption. Which kind of sucks because she doesn't like watching football, she goes to her sisters on Saturday, so I end up stuck in the house with no beer consumption, but that's another discussion all together.

It probably doesn't help that Mt. Auburn has no real business district to walk to. Inwood Park though, that place is always deserted. I'd have thought it would have picked up some more activity from the new units. It's a pretty charming area.

141 Wellington might not be full yet, but there isn't anything else announced for the area so I wouldn't expect things to improve in the near future.  

 

Walnut Hills now has a trickle of foot activity to the bars at Peeble's Corner, but it's mostly drive-to urbanism.  

 

Last weekend I was going north on Gilbert and tried to turn around at Beecher to go back south because I drove past a delivery address by mistake.  There was a girl working the first Beecher St. corner, then the next, then the next.  I ended up driving all the way to May St., then south all the way to WH Taft in order to avoid driving past the prostitutes a second time.  Somehow it's almost 2020 and old-school street corner prostitution continues in Cincinnati like it's 1970.  

 

 

 

I fondly remember being on a tour of OTR and we walked by a prostitue in an ally. I found it funny, most others did not.

I was on a walking tour that was mooned by an obese woman who wasn't wearing any underwear.
