The internet makes these people noisier.

This is definitely true.  We're really talking about a very small group of very vocal people, but that's really always the case with NIMBYism.  The loudest people get heard, and the internet helps amplify their noise.  The problem is that a relatively small group of people often has an oversized influence on local development because many neighborhood commissions are made up of the same people.

Is it just me, or has NIMBYism gone to new heights in recent years?  There's always been some for urban development- Clintonville has been leading on that front for years.  But it's been reaching some fevered pitch lately.  Is it just that the pandemic is making everyone bored and crazy?

I think a major contributing factor has to be generational change. There are about 10% more Millennials (~25-40) than Gen-Xers (~40-55) so I would imagine them aging into housing, both rental and ownership, is really increasing housing demand, especially in higher density locations.

Building Renovation - 364 E Whittier St (4-4-21)

IS3eq2.jpg

The former retail building is being converted into a restaurant space. There have been a few iterations of a mixed use development proposal for this lot, including one in 2019 which  included a partial demolition and the addition of a small 3 story / 5 unit mixed use building.

During my walk, I noticed some new fencing on the Giant Eagle lot.  It's not around the whole property, just the backside and a little ways up the side along Jaeger St as shown in my picture.

The new standalone Giant Eagle Pharmacy on S 4th St in Merion Village just opened, so I wouldn't be surprised if they fence off the whole site once they get the parking lot cleared out.

Looks like Pizzuti will be making the Giant Eagle parking lot paid parking for now. Probably a good way to get the dozen or so people still parked in the lot to move their cars...

Also the SPCA is a joke.

Wait.  Are they celebrating a parking lot?  Imagine being happy about having a parking lot to look at.  At least most of the comments on that post are against it and saying that page does not represent how everybody feels.

Lol you’re good. It was posted on a public page, but I figured may as well go back and edit it just in case anyone gets upset.

So what does this mean?-is Pizzuti giving up, delaying, or what? They had better go ahead and build that-they got the approval already right? I hope they come back with an even more dense proposal. Why give in to these ridiculous lying NIMBY's???

Covid related delay?

Some other temporary reason?

Or is this a sign of defeat?

Is to much being read into this and should we just wait for something issued from Pizzuti directly?

According to someone in the comments on the post the paid parking is temporary while they demolish the building. There are still some people parking there even though the pharmacy has closed so makes sense for Pizzuti to want to control that in the interim.

The rezoning and variances still have to be approved by city council, but the city council hearing for the development hasn't been scheduled yet.

NIMBYs won't like this.  The entire parking lot is now fenced off and new signage is up advertising the development.

They should make the retail space a seafood restaurant called "The Whale".  Or maybe "Ahab's".  They could give it a Nantucket feel and all.

Here's something else for GV & SP residents to complain about.  Although, they have a point with this one:

https://www.thisweeknews.com/story/news/2021/05/01/german-village-postal-branch-whittier-street-wont-reopen/7397472002/

The U.S. Postal Service has decided not to reopen its German Village branch at 500 E. Whittier Street.  The Whittier Street location has been closed since May 2019, when inspectors deemed the building unsafe after part of a ceiling had collapsed.  Operations were moved to a branch at 445 E. Innis Avenue - about 19 blocks south of the former USPS location at Whittier & Parsons.

According to the article, the USPS is considering moving the retail operation to a postal facility at 1612 Lockbourne Road on the South Side - which is even further away from GV/SP than the Innis Avenue location.

Think Pizzuti might pick up some neighborhood support if they agree to lease a ground floor spot in their "Whittier Whale" project to USPS?  It's right down the street from the closed USPS spot(!)

Mixed-Use Project Planned for Parsons Avenue

“Final plans call for the building to hold two studio apartments, eight one-bedroom units, and two two-bedroom units. A first floor commercial space will offer about 800 square feet of space, and a rear parking lot will provide space for 12 cars.”

^ Thank you for posting this.

The three-story, 12-unit building with ground floor retail that would replace two, 2-story houses at 921 & 923 Parsons Avenue isn't the biggest development in the area - but it is interesting for the people and the goals behind it.  Those goals kind of relate more to what the Community Development for All People, which operates out of the United Methodist Church For All People across the street, is trying to do along Parsons Avenue than a typical GV/SP project.  So I've cross-posted this in the Parsons Avenue corridor thread (with the some additional comments) at https://forum.urbanohio.com/topic/439-columbus-parsons-avenue-corridor-developments-and-news/page/5/?tab=comments#comment-1017016

But I can see why this was posted here.  Below is an aerial of the area.  The southwest corner of Parsons Avenue is one block north of Whittier.  The rest of the block where the 12-unit Eleanor building is planned includes a now-closed USPS branch in the one-story brick building at 500 E. Whittier Street and the All People's Fresh Market located in a repurposed former carryout:

1947485312_ParsonsStanley-aerial-01.png.cf0a0bd591c509c808a29acc8771fcec.png

Only a few posts previous, I posted about that 500 E. Whittier Street (former USPS branch) building.  So, there's definitely some overlap between the Parsons Avenue corridor and Schumacher Place.  And maybe a future possibly of a new development immediately south of the Eleanor building at Parsons & Whittier?

The rezoning and variances for The Whale on Whittier will go before city council at their meeting on July 26.

Hearing on the Giant Eagle site is today. This quote the Dispatch included tho:

“”This is a watershed development. If this goes through, communities will be lost throughout the city," said Brenda Gischel, who leads the Schumacher Place Civic Association and has been one of the development's staunchest critics.”

😳

According to the Dispatch, City Council is voting on this tonight:

"On council’s zoning agenda is a rezoning requested by Pizzuti Companies to build a 262-unit apartment complex at 280 E. Whittier St. in Schumacher Place just east of German Village that has proved controversial since the initial project was first presented to the community nearly a year and a half ago."

Is this expected to ultimately be approved tonight?

I wasn't quick enough to snap a pic, but a couple dozen people are in front of City Hall right now protesting the 'whittier whale'. I think I saw a 10tv truck.

The irony is that 10 angry boomers protesting in the street have more power to control the city's future than many thousands of minorities doing the same.

I would say that from where things stand, this little no absolutely no reason for this to not be approved.

The council has little incentive to deny increased housing in a housing crunched city (more people means more tax $$), since the project is not technically within the GV boundaries it will have no impact of GV historic status, and the project received approval of the South Side Commission. While the residents of german village can scream and bring inflatable whales, their opinion has little to do with the realities of the project itself.

I think it'll pass and they will pivot their NIMBYism to the next project.
