I meant more the price, I know they are expensive and small, but that’s the point. It’s a studio in a really walkable nice area.

Zillow could be wrong - they list my house as 4 bedrooms, 3 baths and 780 Sq. Ft. 🤣

The apartments.com listing also shows the smallest units as being between 342-345 sqft

Eh, layout is everything.

 

I lived in a 430 sqft 1 bdr for some time, and it worked quite well. It still is one of my favorite apartments. Truly, the layout and and what you personally need out of a place are key.

People don't realize how little space you need to live, especially as a single person. The only people that really need a lot of space are large (5+ person) families, multigenerational families, or people that entertain (a lot).

Apartments Proposed for Prominent German Village Site

The plan, from Mershad Development, calls for a 96-unit, four-story building that would require the demolition of the 1980s-era office building at 251 E. Livingston St. The existing historic buildings on each side of the office building, as well as the one at the corner of South Sixth Street (home to Bendi Wok) would all remain in place.


The new building would mostly be built on what is now the parking lot for Bendi Wok that is accessed from Livingston and that extends behind the existing buildings, along Blenkner Street.

 

The proposed development, called Cedar Square, is located within the city’s new Urban General-1 zoning district, established as part of the larger zoning reform package passed by City Council last year. The district allows for four-story buildings by right (meaning no zoning variance is required), but since the site is also located with the boundaries of the German Village Commission, that board’s approval is needed before the project can move forward. The city added language to the new code before it was approved to make the role of historic commissions and design review boards clear.

The streetside is an abomination. This architecture does not match the existing german village and lacks and identity and character. They must redesign and resubmit!

Eh it looks good other than the metal paneling. 

Reminds me of the new builds going up in Lincoln Park, Chicago from the front view. 

I hope they build these all along Livingston

That and clearly missed details. No limestone accents. No roof pitches. We need to pump the brakes on all this modern crap going up in the city - we'll end up losing any identity or character.

Eh it does somewhat and also the commission didn’t really say much about that. They are too worried about height. I would love if they just said, make it fit in and we are good to go, but they won’t because it’s 10 feet higher than most structures.

They should be. The city allows crap architecture go in but cares about height. Height can become a nonfactor with good design. These box-shaped structures are not akin to anything in the neighborhood and have no individuality/character. That is the root problem.

Exactly, I’m not sure why they caved to GV and let them have more say. They should have carved out Livingston and said, you can complain about design but height is not something you can talk about. 
 

I think something that would help make this building fit, would be to design Blenkner St with actual houses.  They kind of did with the southeast building. Move the garage entrance somewhere else and try to hide the height, even though it really shouldn’t matter.

I saw they've leased about 6% of the residential stuff so far.

Haven't really seen or heard anything about this project, but it looks like some updated photos have been posted on loopnet. It also says they have five guys, chipotle and panda express leased with 3 more openings. Here are the renderings, which look fine, but the opening on E Livingston is stupid and isn't needed.

That opening could be Dutch Alley, and the city requiring at least a right away? Unsure. 

 

I support the vertical construction down Livingston and hope it spreads into German Village.

That is my interpretation of the renderings as well. Seems to be a preservation of the street grid. 

After looking at google maps, I believe you are both right, so that isn’t awful I guess 

The other option is... and hear me out... stop allowing monolithic structures....  but we would never push back on that in the name of advancement.

100%! This entire stretch would look so much better if it was broken into 4-5 different buildings.

I've got one with less than 100' of frontage I'm underwriting at the moment. Not the biggest but ~20 units with some small retail.

Pizzuti Cos.’ Jaeger Square development at the cross section of Schumacher Place, German Village and Merion Village is now open to residents.

 

The 261-unit apartment development, located at 850 Jaeger St. at the site of a former Giant Eagle, welcomed its first residents in March.

 

Units range from studios to three-bedrooms apartments, with monthly rents starting at $1,000. There also are a few penthouse units with private terraces.

If the unit count on their website is correct, they have already rented out 72 units. 
 

Not related to this area, but I would love to see Pizzuti do a tower downtown, or I should say another tower. They should buy the plot next to Miranova and do another 20+ story condo build

Besides sunlight, the biggest complaint is "where is everyone going to park".

I've walked past this development 20+ times in the past 2 months and there's always open spots on Whittier/Jaeger/Kossuth. Sure it's not fully rented out yet, but I will be touring the building this Friday and look to provide additional photos.

They have almost 100 units rented out already. It’s great to see this project fill in, and maybe it will shut some of the nimbys up, once they realize an apartment isn’t the end of their world.

Went and visited Jaeger Square this morning. Hands down this apartment complex is one of the nicest apartment buildings I have ever step foot in. Great detail throughout, multiple different terrace's and patios, heated garage, office areas, meeting rooms, gym, yoga studio, etc...

One of the apartments was open that was for a 560ish square foot studio and it doesn't feel too small with huge closets.

They also had plush whales around the building poking fun at the neighbors.

From what I can tell, Pizzuti does incredible work, so I’m not shocked. I hope they bring some more stuff downtown eventually. They just built a nice tower in Chicago, and the Joseph in Nashville wins tons of awards.

Pizzuti built Miranova Condominiums also way back in I believe 2000. Still a beautiful building from the from the front view.
