I lived in a 430 sqft 1 bdr for some time, and it worked quite well. It still is one of my favorite apartments. Truly, the layout and and what you personally need out of a place are key.

The only people that really need a lot of space are large (5+ person) families, multigenerational families, or people that entertain (a lot).

February 5Feb 5 Apartments Proposed for Prominent German Village Site The plan, from Mershad Development, calls for a 96-unit, four-story building that would require the demolition of the 1980s-era office building at 251 E. Livingston St. The existing historic buildings on each side of the office building, as well as the one at the corner of South Sixth Street (home to Bendi Wok) would all remain in place. The new building would mostly be built on what is now the parking lot for Bendi Wok that is accessed from Livingston and that extends behind the existing buildings, along Blenkner Street. The proposed development, called Cedar Square, is located within the city’s new Urban General-1 zoning district, established as part of the larger zoning reform package passed by City Council last year. The district allows for four-story buildings by right (meaning no zoning variance is required), but since the site is also located with the boundaries of the German Village Commission, that board’s approval is needed before the project can move forward. The city added language to the new code before it was approved to make the role of historic commissions and design review boards clear.

This architecture does not match the existing german village and lacks and identity and character. They must redesign and resubmit!

The city allows crap architecture go in but cares about height. Height can become a nonfactor with good design. These box-shaped structures are not akin to anything in the neighborhood and have no individuality/character. That is the root problem.

They should have carved out Livingston and said, you can complain about design but height is not something you can talk about. I think something that would help make this building fit, would be to design Blenkner St with actual houses. They kind of did with the southeast building. Move the garage entrance somewhere else and try to hide the height, even though it really shouldn’t matter.

That opening could be Dutch Alley, and the city requiring at least a right away? Unsure. I support the vertical construction down Livingston and hope it spreads into German Village.

Not related to this area, but I would love to see Pizzuti do a tower downtown, or I should say another tower. They should buy the plot next to Miranova and do another 20+ story condo build

May 19May 19 Besides sunlight, the biggest complaint is "where is everyone going to park". I've walked past this development 20+ times in the past 2 months and there's always open spots on Whittier/Jaeger/Kossuth. Sure it's not fully rented out yet, but I will be touring the building this Friday and look to provide additional photos.

May 23May 23 Went and visited Jaeger Square this morning. Hands down this apartment complex is one of the nicest apartment buildings I have ever step foot in. Great detail throughout, multiple different terrace's and patios, heated garage, office areas, meeting rooms, gym, yoga studio, etc...One of the apartments was open that was for a 560ish square foot studio and it doesn't feel too small with huge closets.They also had plush whales around the building poking fun at the neighbors.

I hope they bring some more stuff downtown eventually. They just built a nice tower in Chicago, and the Joseph in Nashville wins tons of awards.
May 23May 23 Pizzuti built Miranova Condominiums also way back in I believe 2000. Still a beautiful building from the from the front view.
