What I don't think a lot of people know is that Giant Eagle is ending their lease regardless of whether or not this gets built.  So, any arguments about Giant Eagle are pointless.  It's not like stopping this project will save it.

I know their lease is up, but I'm curious as to why Giant Eagle decided to pull out of the neighborhood altogether.

Here's a little bit from a Columbus Business First article:

 

Pittsburgh-based Giant Eagle, in announcing its closing last month, cited "the small footprint of our leased location on East Whittier, as well as the outdated infrastructure we inherited from the previous tenant." The 1950 building there had been a carryover from a portfolio of stores that became Giant Eagles after Big Bear parent Penn Traffic declared bankruptcy.

I get wanting to move from that building but that area has the Kroger close to 70 and nothing else.  Makes me wonder if they'll try and build on Parsons some where.

Thats what I'd put money on. There will be a new GE on the Southside at some point. I might have guessed sooner than later though. 

I'm not so sure, Giant Eagle doesn't seem to do a lot of new stores these days and when they do they're really big ones. Even the Grandview one was over 5 years ago now on an easy spot. These smaller ones were old Big Bears that they gave a shot but I think they were always wanting them to be a lot bigger. Even in 2004 when that was all going down the supermarket chains were much more tolerant of smaller stores that weren't super-fancy. And if they do a small one it's a big tadoo. Now the new Bexley is an example of that and maybe they would consider one of those for GV. The income is there in GV, but are there enough kids? Bexley has kids and that helped it get the nice smaller GE.

 

Now the rest of the South Side has a bazillion kids but the income goes way down. Do you build something South Side-ish close to GV but not in it? Like take down an old welding slag storage building or something?

@Pablo I had forgot about that one, but have to agree with @DarkandStormy I know my friends do at times but there's plenty of opportunity on Parson's.  But it looks like there's an IGA that I forgot about too, is that still open?  If so why all of this talk about a food desert in that area?

^^There’s a better selection of pigs feet at the Parsons Kroger than the Brewery District location.

The city kicked it back and sided with the area associations.

The city appears to agree It should be in line with the single family homes and reduced density. 

 

I think Pizzutti hurt themselves by not going with a stunning design that breaks up the massing better off the get go. If they had presented something less monolithic I think the city might have given more leeway and considered the neighbor concerns a bit less. 

 

I'm not mad that it is going back to the drawing board for design. I will be upset if it gets drastically scaled down.

Yeah that’s on them for that crap design. Again, if they propose something that looks like an old city design, with different looks per section, I think they will have a better chance. 
 

Yeah the shadow study is dumb. It’s not a 30 story building. 

I will post this again and again. If they do something like this, I don’t think there would be as much opposition to it. Also, it looks great.

Is it fair to assume that the $3 million will just be transferred to future tenants?

Any word on the AMI range of the reserved units? 30% is pretty encouraging on the surface.

Whittier Street Proposal Moving on to Council

 

The Pizzuti Companies’ proposal to redevelop the former Whittier Street Giant Eagle will be heading to City Council after receiving a vote of approval from the Development Commission last night.

 

The 3-2 vote from the commission came a month after the same board voted to table the project, and after many months of contentious neighborhood meetings. The Schumacher Place Civic Association had previously voted against the project, while the South Side Area Commission voted narrowly in favor of it.

 

The approved proposal calls for a building that ranges from three to five stories in height, topping out at 61 feet. It will hold 262 apartments and a little over 8,000 square feet of retail space, with an internal parking garage that will offer a single space for each unit.

 

The grocery store that had occupied the 2.3-acre site for years closed its doors on December 31, after Giant Eagle made the decision not to renew its lease. Pizzuti Companies purchased the site in 2017.

 

Representatives of the developer and the architect – NBBJ – spoke at the virtual meeting, laying out the case for approval and highlighting actions they had taken to improve the way the building interacts with the street and fits in with the existing historic streetscape.

Still not super into the design, but I like the density and also that they aren’t really folding to the area commission.

Homes Proposed for German Village Parking Lot

 

A plan to build single family homes on a German Village parking lot is getting a warmer reception from the neighborhood than an earlier proposal for the site that called for an apartment building.

 

Lykens Companies purchased the collection of parcels at the southeast corner of Thurman Avenue and South Fourth Street in 2017, bringing a plan to build a three-story, 36-unit apartment building to the German Village Commission in April of that year.

 

In addition to the parking lot, which serves the former firehouse-turned office building on the west side of Fourth Street, the site includes two historic homes and an empty lot where several buildings that once housed a brass foundry once stood (they were demolished in 2017).

Arguably, this single family home plan does as least purposefully include the "carriage house" style lots, even though there is then also an internal alley situation... But it does get a higher return than just straight single-family homes facing Thurman and backing all the way to Nursery lane. The random inclusion of those parking spaces for the commercial across the street, however, I absolutely hate and it ruins their proposed rhythm. All that being said, a larger mixed-use building with apartments would certainly be preferred. Even if they did more attached rowhouse-style residences, like those catty-cornered on the NW corner of Thurman and 4th, that would be higher-density and still literally true to the existing housing stock.

Looks like Pizzuti has filed applications for two 200' tower cranes during construction and a total building height of 70' once completed.

Those cranes will certainly be a blight on the surrounding area. I can just imagine all the perturbed middle-aged cat moms snapping their blinds closed so they don't have to be bothered with catching a peak of the dastardly behemoths.

So neighborhood residents opposed to the project are wearing whale costumes as they periodically walk the area to solicit support for their cause.  Another walk was held Saturday.

 

"People have gone all out, people with whale hats, facemasks. An inflatable whale travels with us," said Regina Acosta Tobin, a real estate agent and German Village resident who is one of the leaders of the resistance movement, now called Neighborhoods for Responsible Development.

There is absolutely nothing wrong with the proposed complex density or height wise. This development is not even in German Village so people like John and Regina should butt out.  Let Schumacher Place fight their own battles. Where are the pro development people on this? I also wonder if the problem is really about apartments bringing in "riffraff?-would they oppose it so much if it were expensive condos? The city had better approve this project and I hope these people waste a lot of their money if they file some frivolous lawsuit. 

 

* I have no problem with SCHUMACHER PLACE residents wanting a better design though.  German Villains should again, butt out and stay in their own little brick lane in the their own(admittedly very nice)enclave.

 

Too bad Pizzuti can't be petty and after it is built make it subsidized low income housing for people just released out of prison.

Is it just me, or has NIMBYism gone to new heights in recent years?  There's always been some for urban development- Clintonville has been leading on that front for years.  But it's been reaching some fevered pitch lately.  Is it just that the pandemic is making everyone bored and crazy?

I am not sure, but I think much of it is related to "transients" as was stated by those people in Dublin against the apartment development there. Note that both of the big proposals in GV that have gotten the negative treatment are a hotel(transients) and an apartment complex(more transients). I think some of this anti-density pushback is really just classism and maybe even racism in disguise. They don't want "others"(and probably even more don't want "others of color")moving in unless they are wealthy enough to purchase a house or condo.  Notice there was no pushback about the other development being changed to single family homes-that only wealthy people will be able to afford. 

 

I don't think classism is all of it, or even most of it, but it certainly is a part of it regarding Clintonville and German Village IMO.   Many of these people are very privileged and entitled people with a mentality to match.

 

*These people were already nutty-the boredom and pandemic is giving them time to express their crazy.

 

** You can see even in the commentary on much of this board*cough*current events*cough* that white wealthy privilege and entitlement(and the mentality that goes with it) is alive and well.

I'm having deja vu to the whole gas meter meltdown of 2016. Honestly that seemed more rational than this backlash, at least with that it was their own actual homes... this is... oof. I'm embarrassed for them after seeing these posts and pictures. 

The internet makes these people noisier.
