The Noble Station developers are having a community meeting Monday. From Noble Neighbors:
 

Start Right CDC Community Conversation - Oct 23,  7:30pm

 

The developer of the Noble Station project, TWG, has received the funding it sought for Noble Station. Start Right CDC wants to hear from you more about how you regard the project and what you'd prefer for development in the Noble-Nela district. Rev. Jimmie Hicks (with TWG) writes:

     "One common theme we've heard from many of you is that you felt excluded in the previous development project. To address this, TWG, in collaboration with Start Right CDC, our nonprofit partner, is taking steps to rectify this issue. We will be hosting neighborhood meetings starting on Monday, October 23, at 7:30 PM at Start Right Church. 977 Caledonia, Cleveland Heights 44112. These meetings will provide you with a platform to express your ideas and concerns. We will seek your approval before proceeding with the necessary city approvals, making sure that the neighborhood is actively involved in the decision-making process."

Also, the Cedarbrook steps are open again, with a path made through the construction site so people can walk from the parking garage via the steps to the theater, Boss Dog, and other Lee Road locations.  The new steps seem to be of a similar design to old ones.

Sorry, but that is really disappointing.  FutureHeights commissioned a landscape architecture firm to create a plan for the mini-park there between Boss Dog and Heights Arts/Cedar-Lee Theaters with a ramp replacing the steps.  The plan was well received, but the city owns the land and wouldn't commit any funding for it. 

 

Subsequently, the city implied that they would work with the developer to implement the connection between the park and the Marquee development so hopefully that will come later and this was just a quicker fix for the crumbling steps to maintain pedestrian access.

It looks completely vacant now and has been for atleast the last couple of months.

I was going to ask which corner, but it seems both corner buildings are oddly vacant, or almost so.  The northwest corner, 2360 Noble, was purchased in January 2022 by a New Jersey company, according to the fiscal officer's site. They have also bought similar Noble properties at the corners of Elbon, Yellowstone and Orchard. Those buildings seem to have a few tenants, at least. But the Quilliams one was totally dark last night at 7 pm, not even the hallway or security lights were on, so probably no power. 

  On the northeast corner, the two-building Quilliams-Noble complex at 2481-87 Noble also seems to have only a few tenants; most windows were dark last night and only four cars in the parking lot.  A different Brooklyn, N.Y. company bought that one a couple of years ago.

Thanks. I think the buildings at Yellowstone and Elbon have had some renovations, or st least new windows. I wonder If they have the same plans for the complex at the NW corner of Noble and Quilliams.

Marquee Meadowbrook side today. Concrete floor has been poured at Tullamore wing in foreground; conveyor at left is backfilling behind the retaining wall. I wonder how the folks in the house next door at far left feel about this.

Noble Library addition today. The roof deck is on, and some brickwork has been done on the lower Noble face.

Also, work is being done at the Dollar General building at Lee and East Overlook where the brick facade fell off. I'm not sure if this is just removing more unstable brick veneer, or if repairs have begun.

I watched/listened to the meeting on Youtube.  Council seems willing to give Noble Station an extension to preserve the tax credits, but Noble Station still has to revisit its design.  Word is that they are hosting neighborhood meetings and are trying to adopt some of Paul Volpe's ideas.  All of that seems like a positive.  In fact, apparently now they are "partnering" with Paul Volpe. (I've heard that working with Mr. Volpe can be very challenging -- let's hope that doesn't come back to bite them.)  Nevertheless, it all seems like good news -- a developer approached the city with a plan, got shot down, and didn't walk away.  That's a big win.  Still a long way from actually building something and it's unclear how long it will be before we see revised plans.

 

The Taylor Tudor sale is just finalizing the deal made earlier this year with WXZ for their redevelopment. The redevelopment plan has already been approved, now Council needs to approve the development agreement that the city's economic development team hammered out with WXZ.  I don't anticipate any problems there but it may depend on what the city agreed to provide financially.  And there was also mention of a TIF -- which of course the schools also will have to approve.   I would think they would, since redevelopment here will (eventually) increase the tax base.  Very excited for this project to get going.

 

I've heard whispers of another big project coming to CH.  I know it's not Severance, but that's all.  Anyone hear any good rumors?

Neighbors spoke against the development, at least one noting the empty or near-empty nearby buildings noted above in this thread. Nice long story here by Thomas Jewell.

Wow, it's almost like empty buildings points to the need for reinvestment and could spur those buildings to be brought back to life...

They are restoring the fallen brick veneer on the Dollar General (former Cleveland Typewriter) at Lee and East Overlook. With the sign still there, I guess the store will reopen in this location.

Quite meh.  Was really hoping for a small format Heinen's in this location.

As a nearby resident I'm not thrilled with the specific retailer -- but overall glad it could soon be filled.  Never used Dave's for much but it was great to have in a pinch e.g., making pancakes and realizing we're out of syrup.  My preferences aside - the neighborhood has a wide range of HH income residents, not to mention a high concentration of university students that would likely appreciate a lower-cost grocery option.

yeah this is pretty disappointing.  id rather wait for something better. 

Trader Joe's would be awesome. It's a little disappointing to learn they were a real possibility but probably won't pan out. Glad it's being filled at least.

Yes. Lucky's is now owned by Dave's.

The fact that both are upside down suggests it was intentional... maybe they're waiting to flip them until they're actually ready to open?

Perhaps - but the signs on the other side of what you can see are not upside down.

No photo, but the Dollar General at Lee and East Overlook has reopened, with the brick veneer restored that fell in the spring.

I would hope those telephone poles/wires are moved underground for that stretch.

Moving the power and communication lines would be nice, but they will probably stay where they are.  Burying them is much too expensive.  Even moving them to the rear lot lines was too pricey to include in a streetscape renovation that Cedar-Lee did a few years ago.  It can sometimes be done in Cleveland -- where the city owns the power utility --  but not here in CEI-land.

The concept drawings seemed to show that both of the new buildings would top out at 4 stories.  Good progress on the Meadowbrook-Lee building.  Seems like a roof is next, and then windows and cladding.

Putting the roof on the Noble Library addition today -- on a Sunday!  I guess a nice day in February can't be wasted.
