This concerns me.  I am a big fan of WXZ Development.  They do quality work and their projects are not run of the mill.  However, I have noticed that many of their announced projects don't seem to be moving forward.  Does anybody know if they are having financial problems or perhaps some internal business issues.  I know they are a pretty small family run company.

 

For example, the Primo Vino building in Little Italy was demoed well more than a year ago (in fact it may be going on two years) and the land has sat dormant since then.  Also no movement on the those two building across the street they were going to renovate.  They received the go ahead from Landmarks a long time ago.  While not as old, I don't see any movement on that Uptown project they announced a while back (renovation and new construction).  And Taylor Tudor has sat for a long time despite public subsidies including Ohio Historic tax credits.  Does not bode well for the much larger vision across the street.  Even more confusing, despite all this inaction, there were recent reports of new land purchases in the Flats by the firm.  Is anybody aware of anything actually under construction by the company at this time?  Maybe something on the west side or out of town.

Unknown.  Maybe also waiting for construction material backlogs and interest rates to settle?

Technically UH I think but does anyone know what’s going into the old cottage-like building next to Heights Beverage?

Yes, that's UH.  No idea -- whoever owns it has been working on it for a long time.

Sounds like the library has decided to spend money on another study and then demolition of the Coventry Peace Campus arts building.  Not interested in listening to offers from the artists.

And you have to convince a library board owner to change its mind after already dismissing the idea of residential development in favor of more park space.  And they have demonstrated resistance to considering outside ideas.

Great news for Cle. Heights and fans of historic buildings and neighborhoods.

The location and timing (assuming planned schedules are met) for all of this should be perfect. I don't know what the actual numbers are, but the orthodox community in that area seems to have been growing incredibly fast since 2020. I've got to think there's a big need for more housing there.

There has been a significant influx of Orthodox families from NYC.

 

It will be interesting to see what comes of the city's recent RFEI for infill development.  Plenty of vacant lots nearby in the north Cain Park neighborhood that would be suitable for Orthodox families.

Seems unlikely given the number of active synagogues in the area.

Wow. Edwins is obviously great, but I was really hoping that someone would come along to resurrect Nighttown.

Agree.  Also seems a bit hypocritical given Brandons mission.  Maybe just a threat for bargaining power or sour grapes due to not being selected to buy the square.  Brandon lives walking distance to Edwins, if the square goes so do the surrounding neighborhoods, but perhaps he would also move?

When's the last time you visited? It's been slow for sure but CNP/BBC have made noticeable and substantial improvements since they took ownership

Also the road/infrastructure improvements around there haven't helped one bit.

I hadn't reported on it since the start of this year. But at the time, 34 of the 261 units were available, or 87 percent leased.

The housing portion seems to be doing well.  The retail portion has been empty until recently (a new UH urgent care center will be the first tenant)

I get the impression that the developer is being very patient about finding long-term stable tenants. They probably don’t want some random startup coffee shop that could fail in 18 months.

Agreed.  It seems like they might be holding out for higher rent.  It could take years to activate that block.

 

And yet, they could put some simple startup business in there for six months at low rent to show some activity -- like an insurance broker or tailor or something that doesn't require the kind of buildout that a restaurant would want.  An active space would be more attractive to the next tenant than the current dead block from the Ascent past the closed Nighttown and the former Zoss bakery.

I think this is totally correct. There are three unleased spaces. One is 4,000 sq. ft., but the other two are only about 1,200 each. It seems very reasonable to be patient and cautious about the 4,000 sq. ft. space, but the other two spaces are so small, they ought to be less risk averse for them.

Not my first choice but there’s a market for a lower priced option in Cle Hts. I live a short walk from C/F and didn’t do my shopping at Dave’s - but I miss having a store in that location for random items when I need them.

I can't speak for Grocery Outlet specifically, but I visited another one of California'a discount grocery chains when I was in LA and it was miles better than my local Dave's—incredibly clean, well-stocked, and a great value. This isn't Family Dollar we're talking about here...

With a comment like this, you clearly have no idea what kind of store this is. A simple Google search is just a keystroke away. They are all over LA and the West Coast and they are nicer than an Aldi or a Dave’s for that matter with a rotating selection of interesting items. 

Work has begun on the Taylor Tudor buildings, at least fences have been put up around them.

for a great if generic development, i have to say this view is quite handsome. the old and new contrast is a nice look. this is going to be very popular i’m sure. and rightly so.

Both this project and Top of the Hill have above average finishes such as interesting brickwork and paneling that doesn't look cheap. It's really amazing how much better they look than a lot of the new builds around Little Italy and University Circle. 

Such a nice development for the area. Coventry ebbs and flows - I did love my Stillman days - but Cedar Lee has always been consistent.

 

Right size building.  More business for Phoenix Coffee, which I've always loved.

 

Good seeing expensive housing for a change too.

I've been to their new locations in Boardman and they had one cashier with about 15 people impatiently waiting in line. It's more like Sav A Lot or Aldi with deals on name brand, closeout items stacked in boxes.   Hopefully with the public financing subsidy, the Cedar Fairmount store will be remodeled but don't expect anything fancy based on Boardman.  It will draw people from a much wider area because of lower prices than the new Meijer on E105 so the parking will be a bit of a mess. Better than having an empty building.

The fences are partly down at the Marquee Lee Road building.

The fences are still up at the Cedar building.  Also, next to that building, there seems to be no activity at the former (and future?) Arthur Treacher's Fish & Chips. It still has a For Lease sign in the window.

 

My only complaint is I think they could have gone a little higher with this building 5-7 floors. But overall great addition!

The overall number of units with both buildings was dictated by the number of parking spaces allocated to the developer in the next door parking garage. Any more units would have required them to add parking which would have been a lot more expensive. 

The zone for this area probably has a maximum building height, similar to surrounding buildings. 

(That said, I recall decades ago WCUY jazz and later WLYT rock, 92 FM, had an antenna tower well over 100 feet tall atop their studios on the second floor of Marshall Ford, which is now the CVS parking lot across from the theater.  But that was an antenna, not a building.)
