February 27Feb 27 Senior affordable housing deal OK’d in Cleveland Hts By Ken Prendergast / February 27, 2025 City officials in Cleveland Heights today announced they have entered into a purchase agreement with National Church Residences (NCR), a Columbus-based non-profit senior housing developer, to acquire two city-owned properties for a $22 million, 71-unit, senior affordable-rate apartment building. February 28Feb 28 Lakewood, which to me is the West Side version of Cleveland Heights (Density/Walkability, Diverse Community, etc.) should really be looking at Cleveland Heights on how to build and attract future developments/redevelopments. I love what Cleveland Heights has done with their recent developments.

Looks like the church is right in the middle of the site, so likely is just in the way of the new build and all the other site amenities they want to add. I think height of the new build does not matter, whether it was one story or 100, the church would still be in the way.

MORE: https://neo-trans.blog/2025/02/27/senior-affordable-housing-deal-okd-in-cleveland-hts/ There's an NCR property in Bedford Heights on Columbus Road, I believe it's Catholic oriented as it's named after Mother Teresa. If I'm not mistaken they literally build around a chapel, much like Light of Hearts Villa did in the old Lumen Cordium High School. So the church must be pretty far gone, or they might incorporate it.
March 1Mar 1 ^ “That church they’re demolishing looks really nice, I wonder what the inside is like” I’m pretty sure it’s in decent shape. Built in 1951 as an Orthodox synagogue, the second-floor sanctuary is a large but plain room, carpeted with moveable seats. When I was last inside in the 1990s, it was lit by the original 1951 fluorescent lights — those were way cool when they first came out. The first floor has a pair of classrooms and a larger social room, plus two kitchens (one no longer used) and restrooms. The mosaic chalice over the front entrance was installed in the 1990s over a sandstone relief Star of David.

March 17Mar 17 The former CVS at Monticello and Noble had been empty for over a year now I believe. It has been up for lease and I witnessed last week a lot of demolition had taken place in the space. Anyone know if a lease was signed and a new tenant will be moving into that space? Also, the apartment complex on the west side of Quilliams Rd at the intersection of Quilliams and Noble is under renovation. I believe the building is owned by the same owners of the apartment building campus across the street that was renovated and reopened last year.

Its funny because the Revco building and Eagle Supermarket that the current CVS building replaced, we're both built up to the street with Revco being right at the corner. they demolished both those buildings around 1998 for construction of the CVS when Revco was bought out.
March 17Mar 17 The funny thing is that the Beauty Supply store caddy-cornered to the CVS at Monticello and Noble is an old Rite Aid building that was constructed right around the same time (1998 or so).

March 18Mar 18 Also, this. I would love to know what happened here. I had high hopes as the former Mayor of Akron, Horrigan would bring some credibility to CH govt., but this doesn't bode well. A friend of mine got a job with CH a few years ago and said it was much like what you would hear about working for the City of Cleveland, but we won't get political. Lets just say he was ridiculed by his co-workers for working too hard and making them look bad (he said he didn't even feel he was going above and beyond). City officials issued a demolition order three days after firefighters from 16 departments were called in to battle the blaze Developers on the $66 million project, which was 75% complete, remain committed to rebuilding the rest of the complex once the site is cleared. As part of the original development agreement, Flaherty & Collins Properties are required to do so, through an agreed upon "personal guarantee" of completion.

March 18Mar 18 ^ Other than the cryptic "building was not tampered with prior to the fire" in the Cleveland.com story about the state fire marshal's investigation (previous page in this thread), I have not heard anything, other than the complete state report wouldn't be released until the insurance investigators completed theirs. It seems they are finished now, so: Was it arson or not? If not, then what was the cause? Is the state report out? (The insurance one may be private.) I'm glad to read that they are rebuilding, and apparently re-creating the same structure that burned. That means it's not a total loss, then, as I've heard said many times. They can probably reuse the foundation, since the fire didn't reach most of the first floor and foundations are made to be water and frost resistant. Plus, most of the underground sewer and storm drains, including relocation of the Cedarbrook Road sanitary and storm sewers (it originally went to Lee; the mini-park by Boss Dog is the original right-of-way). Other utilities have already been relocated. Weeks of earthwork prior to construction doesn't need to be redone, including demolition of the veterinary and beauty school buildings. Architectural and engineering work does not have to be repeated. Boards and commissions have all given approval. So, leasing this autumn, right? Ha-ha.

March 19Mar 19 Cleveland Heights forwarded this press release to their mailing list... Quote March 7, 2025 Demolition of Cedar Lee building destroyed in fire to begin this week: City and Developers look forward to rebuild process FOR IMMEDIATE RELEASE For more information, contact: Jessica Schantz Director of Communications City of Cleveland Heights (216) 924-2708 [email protected] CLEVELAND HEIGHTS, OH -- According to officials at Flaherty & Collins, the lead developer of the new Cedar Lee Meadowbrook mixed-use development complex, demolition of the Cedar Road-facing building, which was severely damaged in a fire on January 24, is to begin today, March 19. The City was provided the following schedule: Demolition equipment will be moved onto the site starting today. The demolition company will begin prepping the site for demolition for the rest of the week (March 19-21) Demolition should start on the Northeast corner next week (March 24) and continue to the Northwest corner. Mayor Kahlil Seren said of the announcement, "We are relieved and excited at City Hall for the Cedar Lee businesses and surrounding neighborhoods in particular, and the City in general, that the process to rebuild the portion of the Marquee at Cedar Lee destroyed in the fire is underway. It's time to look forward again to the forthcoming opening of the complex. This is excellent news." The Mayor acknowledged, "Many feared that we couldn't get to this point in two to five years, but the City and the developer were united in their dedication to eliminating the blight and rebuilding swiftly. We're doing just that." The Cleveland Heights Fire Investigative Unit, the State Fire Marshall, and private insurance stakeholders conducted a month-and-a-half-long investigation of the fire's causes before the demolition order. Because the burnt building poses a potential collapse risk within 15 feet of the surrounding area, Cedar Road from Lee to Goodnor is closed. Once demolition is underway and cars can safely pass, the city intends to open reduced traffic lanes each way. Until recently, the Cedar Lee Meadowbrook parking garage on the south side of the building was closed for safety purposes. The garage reopened on Friday, March 7, after the City boarded up openings on the side facing the damaged building. Demolition will begin on the side of the building facing Wendy's restaurant, which, because of its proximity to the site, has not been open since the night of the fire. Additionally, the Mayor noted "The new Arthur Treacher's, whose grand opening has been delayed, is greatly anticipated."

I raised a number of workplace safety and hostile work environment issues that involved a member of the mayor's family that were not addressed, and it kind of made the administration of my duties untenable." Horrigan said he asked Seren to address those issues but didn't receive a response until his March 17 resignation. https://www.msn.com/en-us/money/human-resources/former-akron-mayor-dan-horrigan-says-cleveland-heights-is-wonderful-but-role-was-not/ar-AA1BBU9f The mayor's reelection chances may be vanishing.
March 26Mar 26 Demolition has begun on the Marquee Cedar building. With the excavator working from the Cedar roadway, I don't think they can reopen it until this wing of the building is down. A second excavator is working at the rear of this wing.
March 28Mar 28 Cedar is now open past the Marquee. I noticed that they have left the first floor standing. I wonder if this is to save time so that Cedar could be opened quickly, or is it so they can remove it more carefully later to protect the floor slab and the utilities that pass through it. Next to Marquee, Arthur Treacher's is also opening soon.

April 8Apr 8 Marquee Cedar is about halfway demolished. It appears they are trying to save what they can, such as the steel in the commercial spaces. Pipes coming up through the slab are sprayed pink in the lower photo.
April 9Apr 9 Interior demo continues at Taylor Tudors. Site prep seems to be done at Nobility Court, no activity on a Wednesday afternoon.
April 18Apr 18 More earthwork at Nobility Court today. The red lowboy at left just dropped off another piece of earthmoving equipment. Demo continues at Marquee Cedar. With the collapse hazard now gone, how long before the city removes the plywood from the parking garage and reopens its north stairway?
