    Grabbed a few photos of the hotel and student housing project. The first phase of The District.

Construction update from this morning at The District. If I recall correctly, the hotel will be 7 floors and the student housing will be 14 floors. Based on what I'm seeing on site, looks like the hotel's first two floors are concrete, but the upper 5 floors are being built with panels that came in on the back of a truck, and are being assembled in place by crane. You can see at the base of the crane, there's a stack of ~15 panels on a flatbed trailer, waiting to be lifted into place. I'm familiar with panelized construction techniques, but I'm not sure I've ever seen it on a project of this scale. Anybody know enough about the technology (or building codes) to explain why they're using panels on the upper five floors of the hotel, but not the lower two, and none of the student housing?

Yeah, this is the first time I've seen this as well.  It's like a 5 over 1 wood building, but several floors of metal over 2 floors of concrete. 

 

 

The "new" Corryville Kroger is spiraling into the chaos the former store was known for.  On Wednesday night the Kroger employee running the U-scans was clearly high on meth or some truly frightening drug. His shirt was untucked, name tag was crooked, and for some reason was wearing a non-uniform baseball hat that simply read "Cookies" in cursive writing.  I joked to someone else in line that he was the Cookie Monster. 

 

Out in the parking lot, trash was blowing all over the place. 

 

I couldn't believe it when I saw this abandoned car:

Sounds like the same issues affecting every city across the US. Also, Cookies is a West Coast dispensary.

Um, the three houses on Hastings that have been u/c for 4~ years still aren't done.  I looked it up and the "developer" bought the land in 2016.  So no telling what's going on.

The Hub Cincinnati is very dominant at this angle. Will be crazy to see what the 23 floor apartment tower (hopefully) will look like from this angle.

Driving into Clifton every day, this thing really stands out from every angle. This has to be the highest point in Hamilton county now, right?

What a nightmare.  It looks like a few residents on Muriel Ct. had to team up to build this combined wall.  It couldn't have cost less than $20k and probably cost north of $50k.

Driving home from work last night I noticed one of these two properties was fenced off and almost completely leveled. It was dark so I couldn't see which one.

The owner of Adriatico's owns both houses and the parking lot between them.  He is going to keep Adriatico's as-is but build a new restaurant and parking lot on his other land on that same block.

When I try to tell people how depressed the Cincinnati real estate market was after the crash, nobody seems to believe me.  I lived in Corryville in 2012 and there was 24/7 drug dealing on many corners and vacant houses all over the place.  The area is completely different now. 

 

Also, the Mr. Tuxedo house has been owned by the same family since 1973. 

 

 

 

There were parts of Columbus like that too but they were more suburban style rather than the prewar stuff. A buddy of mine sold a 3BR well-maintained split level for $44k in 2014. It just sold again for $210k with loitering going down the last time he drove past.

I am not quite sure if it is this building or not and it only comes around during the winter time when the foliage is bare but I can see a tower driving south on 75 from Paddock going onto the Norwood lateral. It's the first time I noticed it ever so I am guessing it is this building but maybe not. You can only see it for a few seconds before the angle goes away.

 

I think it's about right here and I believe on the left on the horizon is some of the Childrens hospital complex? And then it is to the right of that on the horizon?

I think that might be one of the towers at Children’s Hospital. I noticed that a few years ago as well.

Ah OK makes sense. Not sure why I didn't notice it until this winter it's after I drop the kids off and the highway is usually packed so I wasn't paying attention before.

Actually was able to find it on streetview. This is Oct. 23. It looks like the reason I couldn't see it is because they cut back on the foliage / honey suckle in that area that clouded the view. Not sure which one that is!

Is it Crosley Tower at UC?  The top looks flared like Crosley's.

It’s Crosley tower. Children’s hospital is the tower to the left in the photo.

Looking at the renderings, it’s a very odd structure.

Yeah it does really 2 different building attached together and built over a 50 foot elevation incline.The 2nd building the mixed use building looks to be 7 floors tall with 11k sq foot floor plates.I counted 48 apartments units and 28k square feet of various office space.

Update - Adriatico's will be moving to the cleared site, about 200 feet east of the current building.  The new restaurant will feature an outdoor beer garden.  The owner will keep the existing building but try to find a new bar/restaurant tenant.

It looks like an easy conversion to residential if they can't lease out the planned 2 office floors

For a church, it’s a very forward-thinking design: structured parking (that is hidden from the primary street), some significant height (and not just of a symbolic steeple/church), mixture of uses.

 

I like it! Does anybody know if the church has a “partner” developer who is helping with the design, financing, and longterm management? Seems like a big project for a church to take on without any prior experience. 

Dropped my son off at UC for the first time yesterday. What’s planned for that lot on the corner of Auburn/ Euclid and McMillan? Apologies if it’s being covered somewhere in this thread already, but this Clevelander is just starting to get his bearings wrt Cincy!

Theres a couple different projects going on in that little section of Corryville/CUF. The one you are asking about will be a 5 floor apartment building with 55 apartments. Just south of that will be the Hollister Court project which will be a 7 floor apartment project (developer said that project will start when lending becomes better). 

 

Just west of these (currently vacant lot) will be a development of 4 new dorms with a total of 750 beds.

You are correct. 

There was also supposed to be a new hotel that was going to go on that little sliver of land just south of Kroger but I am assuming that project t is dead. 

The Mont Michelle Apartments on Riddle Rd. are being renovated.  They are losing their crazy 1970s roof lines.  The renovated buildings are just bland boxes now.

Not that I am aware of. Looks like a construction permit was issued last Thursday with this description:

Based on the February CUF newsletter, there's an affordable housing development in the works from 2309-2329 Vine Street. Here's a blurb:

These units will be rental only with income qualifications. It’s not voucher housing.

 

CUF hates students. I'm sure the 20 year moratorium on students living in the development was done to secure the CUF approval. Not sure it's legal to discriminate against students either. Maybe it is? I guess it's not a protected class.

I think some income-restricted housing programs prohibit students because it is difficult/impossible to know who is paying the student's rent (is the student poor or is a rich parent paying their rent). Also, I think you're correct that the folks who show up to CUFNA meetings are probably happy to see any housing that isn't for students.

I was wondering if something like that was the case. I can imagine the person taking the meeting minutes, or the presenter, would call that out in a misleading way to emphasize a point the audience would specifically be interested in.

There is an emergency ordinance that was created in City Council's calendar for this project. It is just for acquisition, demolition and stabilization of the properties:

It skips over 2315, which is a different property owner. I'm assuming they have the capital to purchase that themselves separately.

Any word on the new student housing development just south of crossroads? Remember them saying it was getting started this year but it’s been crickets since that news.

That's the street address. They have to have it displayed on the construction site.

Peoples Church near the University of Cincinnati is planning a $60 million overhaul that would remake the nearly 3-acre Corryville church campus and dramatically change the neighborhood's landscape.

The project would revolve around a new three- to six-story residential, retail and office building on top of a three-level underground parking garage with 290 spaces, according to the documents submitted to the Cincinnati City Planning Commission.

Church plans $60 million mixed-use project in Corryville

 

A Corryville church wants to transform its property into a $60 million mixed-use project that will include a new sanctuary, apartments, retail and other commercial space.

 

The Peoples Church project includes a new 800-seat sanctuary, a 200-seat event and worship space, parking garage and white-box tenant spaces, including a retail cafe and food service provider, a health clinic, job training, a thrift store, food pantry and other community service functions. The site plan includes a rooftop playground and terrace.

 

The market-rate apartment building will likely be four stories, according to Ed Wiethe, who is helping lead the project on behalf of the church. It's likely to have 18 units ranging from studios to two bedrooms.
