Tom Waits bought a guitar at Mike's Music this past weekend.  Famous people buy guitars there several times a year...I talk to one of the workers fairly often and he always gives the update.  He said Ke$ha made them keep the store open about two years ago and showed up with her mom, screwed around for about an hour, and didn't buy anything.  He said she's really, really dumb.

That looks like it could be the 3rd floor where the really good guitars are.

Also, the owner of the guitar shop owns the building so it's not going anywhere for awhile.  But with Short Vine rapidly filling out he'll be under pressure to sell at some point.

Is there any news on the possible hotel and apartments that are proposed across from the Crossroads church on Calhoun?

Yeah not sure either why that chunk of land is being look at with such a cautious and tentative speed.

TriHealth / Good Samaritan own most of the parcels in the block by MLK/Riddle/Probasco... and over the last few years they've been demolishing several houses. The large clinic at the corner of MLK and Clifton has been vacant the last few years. There only remains 328 Probasco (owned by Saba Enterprises Ltd). Assuming they're able to acquire 328 Probasco, they would have a large ~4 acre parcel. The fact that they're demolishing houses and leaving them as grass (not even bothering to put up temporary parking lots) suggests they are preparing the site for something new. Anybody know anything about this?

328 is a new-construction multifamily.  Probably built around 2000.  Those guys are going to hold out. 

Didn't they move all the doctors from that building up the street to the new addition at Good Sam? I wouldn't be surprised if TriHealth is planning to build some sort of big medical center complex at that corner. UC Health has been building all sorts of new facilities around the region, so TriHealth has to do the same to keep up. That's a side effect of our for-profit health care system. Hospitals and doctors have to constantly be building new facilities so they can put out marketing material about having the most advanced, most up-to-date facilities. They are as much in the real estate business as they are in the health care business.

It seems pretty obvious that U Square was designed in such a way that they could eventually acquire the Krishna building and those buildings on W Clifton and tear them down and build an additional phase of U Square. Then the garage would be in the middle of the block with retail on both sides.

 

Same thing with the east block of U Square. If they ever acquire the Shell and build another phase there.

It's somewhat miraculous that they survived the onslaught of UC and Towne.  We are lucky that we have that one colorful block still intact.  Tearing these down for who-knows-what would be a disaster.

Well there are a fair number of vacant storefronts around so landlords obviously aren't getting what they want.  The Verge has been there a year and has yet to snag a tenant. 

 

The corner building where the Arby's and Burger King used to be is now the UC Alumni office.  So it's office space, not ground-floor retail, except for the mysterious "COMPUTERS" store.  That place has been rumored to be a front for as long as I remember.  It's definitely at least as questionable as University Mattress or the old kayak place over by Ravine St. 

If it is a front... they did a good job of repairing my iPhone screen a few years ago.

That's the first time I've ever heard of someone walking in that place.  Nobody knows what they do.  "COMPUTERS" doesn't tell me that they replace cracked screens, especially since that sign is at least 10 years older than the smart phone. 

 

In other news, I saw the Ralph's Mattress work truck (the place in Northside) in the Budget Host courtyard a few weeks ago at midnight.  I doubt that they were delivering a mattress at that hour.  A perk of my weekend job is getting to visit the Budget Host 1-2 times per month.  That place is as wild as advertised.

Not sure is Justin Jeffre still lives over there but he needs to snap them up quickly to expand his hold on the hill. Back when i lived in CUF the rumor was that the owner on Van Lear had commandeered the entire street as his own and would chase off anyone walking there. Perhaps he has passed on?

 

I just realized i never looked it up on google street view and it looks as if even google didnt make it to the end. That, along with the abundance of military vehicles and flags  just makes the rumors of a yosemitie sam type character yelling 'get of my land'  ring even more true. Anyone else hear this or run into it? This area was one of the mentioned streetcar routes if the expansion ever takes place so it could be a good location transit wise someday.

I snagged a photo of it a couple years ago from Jackson Hill Park when all the leaves were down. It goes quite a ways back and doesn't seem to be one distinct architectural style. It's such a misfit.

It's 2126 Ohio Ave.  Pretty weird house for sure and you can even see some of the renovations as they're happening since many photos were taken.

I worked with the grandson of the guy who owns that house.  I drove him there after work a few times but didn't get to go in.  I sensed that he was more than a little embarrassed by the house and nearby menagerie of derelict properties, but I remember him saying that the family was excited that "the trolley" was going to make the area valuable.

$300 million development planned next to University of Cincinnati

An Indianapolis developer is planning a more than $300 million redevelopment project next to the main campus of the University of Cincinnati.

 

Trinitas Ventures has the former Deaconess Hospital properties under contract for purchase. It plans to redevelop the Straight Street properties, just west of UC, into a more than 1,000-bed off-campus student housing community in the first phase, as well as retail, restaurants, a hotel, office spaces and other commercial uses in additional phases.

That's one big yuppie box... I'm surprised that developers still feel that CUF can support even more restaurants and retail. Can't say I'm the biggest fan of how it fronts University Ct or Straight Street, either.

It sounds like the retail/restaurants won't come until later when there are significantly more uses in the area. 1,000 beds is a ton and adding a hotel, office space, and "other commercial uses" (whatever that means) can probably support a handful of retail spaces in the mix.

 

One thing to note that's different here than normal is the height. At 8 stories it can't be wood framed. Up until now all these types of developments have been wood framed so at the very least it'll be higher quality structurally. Not holding out hope for it to look any better from a finish standpoint though.

So what happens with the Deaconess parking garage?  Where do its employees and visitors park?

 

Anyway, yet another example of why the streetcar should be extended in a tunnel from its current endpoint to Clifton Ave. 

Wow, this is a pretty significant development for Uptown. There is really an incredible amount of development going on in the area right around campus. Do you think these new developments will help free up some of the dense, old CUF housing for non-students to start moving in and fixing the structures up into single family homes?

Does Deaconess Hospital even still really exist? The article mentioned they just down their emergency room and surgical facilities many years ago. I remember UC Health renting some of their space, but I can't imagine that's a permanent arrangement.

 

Maybe the historic Deaconess building facing Clifton Avenue could be rehabbed into apartments, and the 1970s addition on Straight Street demolished and replaced by new construction.

All of the Deaconess services have been transferred over to the "Ridgeway" campus off of Burnet. I don't know if the move has been completed at this point, but long term there won't be any "Deaconess" visitors/employees.

Did they move all of that from Deaconess to the old Jewish building?  That would explain why my weekend job's occasional deliveries to Deaconess have ended and things have picked up at the old Jewish hospital.

As an aside, by next-youngest brother was born at Jewish Hospital.  When they brought him home and I heard that he was born there, I asked my mom if that meant he was Jewish! 

I just looked a little closer. It appears the building will wrap the north and south sides of the existing garage which will be nice. It is built up to Straight Street which is good and then pulled back along University Court which I'm fine with since it's a street where all the existing remaining buildings are set back. Overall I think the form makes sense for the site as a general statement.

 

Without knowing more, I'd guess that the Deaconess Medical Building (East Across Stratford) will be torn down and that spot redeveloped as a hotel, maybe taking the two sorority houses along Clifton with it. Then the existing Deaconess Hospital building will be redeveloped into a large office building through extensive renovation and possible creative demolition/addition work to fill the space better (though that may be wishful thinking on my end).

 

In a handful of years there might be an entirely new node where there didn't really seem possible to be one in the past.More uses along the west side of campus is something I've supported for awhile so it'll be good to see what comes of these developments.

^I'd still like to see that complex at the corner of Riddle and Clifton redeveloped into something. It's such a big vacuum between Ludlow and Calhoun.
