^Maybe they're holding onto that site for a high-rise. I recall that when Stetson Square was under construction, there had been a few homes on MLK in that spot, and a red one stayed for maybe five years after the project was finished.  Maybe until 2010 or 2011 when it was demolished after sitting vacant for a few years. 

 

The really big potential project is the Talbert House block.  I think a developer could work out a deal where they build a new facility for the Talbert House on its current parking lot, extend Rochelle or Stetson to Burnet, and then build a large mixed-use project facing MLK.

Very few if any vacant buildings are left in Corryville.  We now might see some one-off homes and small multifamilies built on vacant lots. 

 

Also, the building at the corner of Highland and McMillan was finished in mid-2018 but nothing has moved into the space.  This is rumored to be the new Stagerlee's but I have not seen anything written to that effect:

I wish we had done that during the urban renewal era in places like Kenyon-Barr as well. I have a feeling developers (and government agencies) find it easier to plop down generic cookie-cutter stuff that's all the variation of the same plan and can be quickly built rather than taking the time to manage and assess the individual needs of a bunch of individual properties. Too much that they won't have control over.

So who know the story on the stacked trailer house at Oak and Bellevue?

I lived off of Straight Street a decade ago an am super keen to see how this old Deaconess development pans out. As the student population at UC grows, there is going to be less and less room to develop, as has been discussed ad nauseum. There are the Ohio Ave. developments on that side of campus, developments heading toward short Vine, the newer places lining Calhoun...what area will come next after the Deaconess side? 

 

If I were a student now, I would look into places around Camp Washington which is a short drive (or bike ride if you have strong glutes) up and down the hill, and still seems to offer affordable rent. The evolution of this campus and the CUF area in general since I first toured it in 2000 up until now has been fascinating. I am wondering how this place will evolve in the coming decade. 

As someone who lives in Camp Washington, it's not really a good place for students. There needs to be some more development in the area first. The housing stock is almost completely made up of super low income properties. I can see some bold kids living in the Camp, but it takes a certain kind of person. There are also very little amenities in the neighborhood.

 

A small building on Vine just south of Madfrog was recently demolished.  Also, right next to that, the Simply for U Hair Salon was for sale a year ago or so.  I could see a small apartment going in there, and then start to see more development creep down Vine.

Are you talking about the 2 story historic building? If so that's a shame, someone from Cincinnati preservation collective needs to get the VINE St hill a protected local historic district stat.

One-by-one, the formerly cheap housing at the bottom of Straight St. is getting slightly better tenants and the people who are truly broke are decamping for The Camp and Fairmount.   

 

Specifically, McMicken, Tafel, Devotie, Wagner, Halstead, the bottom of Marshall, etc.

I guess this was more the area I was thinking of, not necessarily further over toward Spring Grove. I like that area though, it has a certain charm.

^^ I've said it before in other threads, but McMicken between Marshall and Ravine is my favorite section of street in Cincinnati. I haven't been down that way in ages - have they ever managed to successfully curb the prostitution that was going on in that area?

McMicken west of Elm is still full of a lot of loitering and illicit activity.

Similar thing happened to me at the corner of Elm and McMicken. I was stopped waiting at a red light and a girl walked up and opened my passenger door and just climbed in. I would have thought they'd be more subtle, but they're like used car salesmen out there.

Deaconess is coming down:

So I'm assuming that plans are moving forward?

I would have loved for them to save some of the Deaconess hospital and incorporate it into their proposed plans. In particular the part that fronts the corner of Straight and Clifton. But the fact that we're getting this development period is incredible. I keep telling people the fact that the market and demand for a project like this in addition to all the others in CUF is going through speaks to the importance of UC in the city. I feel like finally Cincinnati is leveraging UC the way Columbus leverages OSU, and this is where Cincinnati will see its future growth come from. Better late than never to ride the proverbial wave of the knowledge economy. 

I believe that the historic part is staying.  The windows are currently boarded up.  I took photos about 10 days ago but keep forgetting to upload them here.

Must of missed that. That's great, I was worried they would scrap that part and it would be a weird transition to the high school and the surrounding area with a cheap yuppy box.

While walking to the bus stop on Friday I noticed crews extracting the stone medallions from the facade on the east side of the building. I suppose we can expect to see them reincorporated in the new building. I don’t have confidence that the reincorporation will be tastefully done.

The Goetz MOB has been torn down with the exception of the wall closest to the old Emergency Room entrance.

So I'm confused the latest plan by the developer showed that they were going to preserve this building...is that still the case?

Stagerlee's is not moving, but they were planning on it when construction started. Not sure what's happening, but there is apparently residential on the second floor.

I just reached out to a pal of mine who is very involved in CUF Community Council and CHCURC. He told me it's all coming down. He begged them to keep it, but, in his words "no dice."

 

I'm guessing they will halfheartedly reincorporate the medallions into the new building. If I had to place a bet: they are going to make molds from these and then create some sort of cast stone replicas and scatter them through the new development. Kind of like what you see in the development on short vine in how they reincorporated elements from the school they tore down to build the thing where the over-lit Cock and Bull and Taste of Belgium are.

So are the most recent renderings inaccurate? Because the final rendering they released about 3 weeks ago still shows the old historic building standing and incorporated into the development

They dropped all the office space (including one whole tower) and reduced retail space from 106,500 sf to 75,000 sf. Residential staying at 850 units. It also looks like they got all the frontage on Clifton north of Straight St from those frat houses.

Im refering to this most recent rendering by the developer from late december. That's why I'm confused about this demo conversation...it clearly shows the old building still incorporated and no other new renderings have since been released.

Looks like a mostly blank (windows on the ground floor) wall for the movie theater with no entrances will be facing Clifton Avenue. Not the best layout.

The Jimmy John's on Calhoun St. just changed hands.  Looks like we could see another "Toppers Apts" type development on this small parcel.

It looks like a few sisters inherited the building back in 1986 and then sold it in 2017 for $750,000.  That LLC then turned around and sold it for $1.3 million 18 months later. 

 

So "Bearcat Retail Investors LLC" managed to rip off a certain Laura A Berkemeier, nearly doubling their money in just a blink of the cosmic clock.

Biggest difference with this project, I believe, is that U-Square was owned by CHURC in search of a developer (I think they had an agreement with Towne that fell through at the downturn?) while Deaconess is already under control of a developer.

I don't think you have to worry about that, they have already started construction on "phase 1" lets call it, on the North side of Straight street.

Do super dense residential projects like the district help preserve some of the older homes and buildings in Clifton?

 

I know UC is experiencing a student population boom and need more housing and alot of historic homes were demolished in the surrounding area to create more dense housing.

 

The district looks like a  massive project, so I hope this might calm down some of the historic tear down homes and calm the market for the next decade or so.

Am I crazy, or is this something new for Corryville - a large building renovated into a pricey single-family home,  as opposed to student/medical worker housing? I wonder who their target market is, an whether this is the beginning of a shift for the neighborhood. There are plenty of beautiful houses on the residential streets that still exist in Corryville.

Wow, that developer really took a risk.  The town homes and condos built by Great Traditions, etc., list around $250k, but $399k is a big jump up from that.  Plus it's 2-3 blocks south of those newer developments.
