It actually stands for Vine Phase 3, referring to Vine Street Flats and Views on Vine as the first two phases.  The development along Taft will be Vine Phase 4.  They're adding something like 1,000 residents to the area.

Those are still the worst names ever.  I live in Vine Phase 3!  Shirley there's a better name. For example...

The project at the former Christy's/Clifton Natural Foods site is called... The Verge.

 

“The Verge” will bring 495 new beds and 7,500 SF of retail space to the market.

 

CINCINNATI, OH. – (March 30, 2015) – Development is now underway at The Verge, a brand new, modern apartment community designed to serve students of The University of Cincinnati.  Located at the corner of West McMillan Street and West Clifton Avenue, the site is just one block from the University’s main campus.

 

Having broken ground on March 2, the 245,000 SF building will be completed for August 2016 occupancy, and will feature 495 beds within 178 apartment units and 380 parking spaces. Residents will enjoy modern, student-oriented amenities including a large clubhouse, gaming tables, cyber café, media room, fitness center with tanning room, multiple casual seating areas, group study rooms, and a private landscaped courtyard featuring BBQ grill and fire pit with seating areas. High speed internet and Wi-Fi will be available throughout the building.  Additionally, 7,500 SF of commercial space will be located along the prominent commercial corridor along W. They're putting up a tower crane for this project which I don't remember them doing for U Square.  And is one 42" TV enough for each apartment?  Don't they need one for every bedroom in addition to the family room?

To be fair, you can get a crappy 42" flat screen for like $180 these days. But the point still stands that "luxury" isn't necessary for college students.

It was Alan Klein.  His kids will be living in The Verge while attending UC, not with the little people on Lyon St.

I'm thinking the tower crane is because of how deep down the parking is below the surface of McMillan, but I too was surprised they were using one for this job. It should have a pretty cool view from the top, should there be any urban explorers (or drunk college kids) trying to climb it.

 

Also, a 42" TV is simply not enough for a college kid, let alone an entire house full of them. I had a 55" TV in college, bought with all the money I saved living in cheap rentals.

VERY interesting. I was under the impression that U-Square was holding a pad for a hotel.

There used to be some renders on the Uptown site for a potential office tower there. Let me see if I can dig those up.

I always disliked that plan. That empty greenspace that would never get used (like the park across Calhoun from it) would have been a waste of a prime spot.

 

I'm hoping whatever ends up being built here fronts all three streets, as difficult as that may be with the extreme elevation drop. It could go a long way towards combating that anti-urbanist development happening catty-corner at University Plaza (though the removal of the continuous right hand turn lane is nice).

Not Fairfield Inn, and MUCH taller.  I only got a quick glance, so can't speak to how it deals with elevation and street.

I have heard that former Bengal Chinedum Ndukwe's company owns the "One-Hour Photo" building at the corner of McMillan and Ohio, and that they recently bought Pomodorie's.  The other major player on that block is Tom Erbeck who owns Addriatico's and the Addriatico's parking lot several spots down toward Ohio Ave.  Tom isn't going to sell unless he's given a truly insane offer (I would guess well over $5 million) so that's a big thorn in Ndukwe or any other party's attempts to buy up the entire block between Ohio and Moerlein.  Unfortunately, even if the entire block facing McMillan isn't assembled, we will probably see an effort to demo the historic homes on Ohio between McMillan and Lyon St.

I have been wondering why the hotel has been stalled at the U Square site.  If there is something bigger planned for the empty parcel to the east, that could certainly explain it.  This is a pretty challenging site, as the elevation changes drastically from Calhoun to McMillan and from the west of the site to the eastern edge as well.  It will be interesting to see the plans and renders for whatever project is being proposed.  Just curious, CincyIntheKnow[/member] can you say where you saw this information?

Great American Tower (40 floors) height (to roof): 495 ft; each floor avg 12.375 ft tall

Total Elevation: 1,009 ft

 

Calhoun/Vine/McMillan land plot elevation: 830 ft

Tower standing 20 stories (assuming similar 12.375 ft tall floors): 247.5 ft

Total elevation: 1,077.5 ft

 

Completely unscientific estimates, but that'd be pretty cool to have in Uptown.

Hell, even if it was 100' tall those views would still be fantastic.

Could you imagine parents staying there for campus visits and having the streetcar extension putting the all the attractions of downtown and OTR at their fingertips? Sounds pretty good for UC, the city and the economy.

Sounds like some developer knows where the future of the city is going and isn't afraid to gamble on it. This site will eventually be a prime intersection of fixed transit routes through the city.

That would be terrible, those are some beautiful homes.

 

No kidding...it's one of the best blocks of 19th century homes in the city.  There is a surprisingly large amount of land behind them and between the homes (like Mr. Tuxedo) facing McMillan and the ones facing Lyon St.  Next time anyone walks by there, step back in that small Addriatico's parking lot and you'll see how much land is going unused.  Developers are licking their chops. 

 

There are a few nice homes on the north side of Lyon that appear to be in horrible states of disrepair inside, despite the fact they are being rented.  That is the obvious sign of a landlord who is itching to sell.

Developers broke ground Tuesday on a $15 million Fairfield Inn & Suites by Marriott hotel at U Square @ the Loop.

I have some information straight from the horse's mouth -- a Walgreen's security guard:

 

-University Plaza Walgreen's will be shutting down soon, but its pharmacy will operate out of the trailer that is currently on the site

-New Kroger will also have a pharmacy

-New Kroger will be 2-floors

I have heard a number of rumors that Kroger has a new plan for the site; yet, it does not appear that they have presented these plans anywhere.
