Oh yeah Loiter has closed at this location and has moved to the old Wendy's down Euclid Avenue. Such a weird situation.

Really feels like they got shafted by the Land Bank. Hopefully the new location works but maaaan, their original space looked pretty awesome. They say it's nice to be further in EC, but at the same time, I feel like they had a good opportunity to cash in on UC pedestrian traffic - not so much now.

What was the story with the land bank? I know they had issues before they opened, wonder what the last straw was?

Damn, that is not something one hears often.  Sounds like he is making the best of getting messed over.   Hope he got some money out of the deal.

Eh, he's a community leader and is turning lemons into...something, but a large part of his concept and MO is to uplift EC. Just wish they had given him a more traditional space. If I had to guess the land bank paid for the build out for the crap they put him through at the other spot.

Fair enough then I guess.  

 

 I get the feeling that the Land Bank, being a political entity in Cuyahoga County, is still somewhat infected with shall we say the "traditional issues".

My issue is they better have something that immediately replaces this because if not what was the point.

Honestly, a lot of it seems to be sealed behind a settlement. Details are a bit murky at best but some things that come to mind - they built out the space, LB didn't provide high enough voltage for the space, LB 'evicted' them (not sure full details) when they leased/sold? the entire building to some company, Loiter sued and they've been going back and forth for a couple months, I'd imagine the Wendy's building was in the LB and part of the settlement was them building it out/making sure it had success in some way.

 

I'm spitballing all this from memory though, you can google and I'm sure a ton of this will come up.

Banking on a large East Cleveland development

Cuyahoga Land Bank and First National Bank (FNB) have announced a new partnership to accelerate development in the Circle East District in East Cleveland by supporting homeownership. Since 2022, the land bank has been busily rebuilding this neighborhood next to University Circle from the sewers up.

I really do enjoy the design of the houses they're building, I'd love to see them in person to see how well they translated from the rendering.

I'm hoping there will be quite a few of those brick facade homes within all the ones planned, they fit so well into the cleveland aesthetic . Not those ranch style modular homes in Collinwood? Eh not so much but that's for a different thread.

Well sorry to disappoint but the upcoming townhomes and the current homes they are building aren't brick but they look nice.

What I found interesting is when I got to the end of the 2 blocks they had Cleveland signage.

I should been clearer, I assume nothing is ever truly brick but the facade in the renderings have that 1/4" brick and I think it looked great

I’m not trying to be a d**k, but who would actually want to buy these homes in East Cleveland? Unless they are affordable housing?

If I worked in the hospitals or at Case, I'd fully consider it. It's like a 5/15 minute bike/walk to one of the hottest areas in the state. This part of EC has some interesting architecture sprinkled throughout the streets too. There are plenty of areas around UC that Knez is marketing that folks wouldn't have thought about ten years ago.

I agree. East Cleveland is essentially bottomed out. With the County Land bank ok with being a loss leader in the area by putting up these homes, renovating the dealership, putting in the new park, they are taking the early risk and helping establish a sense of place. The thought being this new investment encourages buyers and more developers to continue on.

That and the down-payment assistance and other programs available to buyers should be able to entice buyers looking to live near University Circle.

You gotta start somewhere!

Can someone explain why these streets have Cleveland signage though (Penrose and Forest Hills)? The streets next to these have East Cleveland signage.

So a portion of this development will technically be in Cleveland.

A lot of the international healthcare workers at the Clinic, UH, etc, come from far worse conditions than EC.

East Cleveland as is is not a very welcoming city but the part closest to UC can benifit from all the jobs and energy in UC. The location is a natural for gentrification and developed properly a newcomer moving to Cleveland for work in UC would hardly notice it was once a taboo area.

This kind of growth and change happens all the time all over the US. Why shouldn't it happen here as well?
