Just moved here a few months ago, but whats keeping more hotels out of Ohio City? Seems like between the amount of things to do here, and its proximity to downtown would make it a prime neighborhood for at least some smaller-sized hotels.

 

The only planned ones I know of are the Whalen one behind GLBC, and the off and on again Hulett (seems to be "off" as of now?). Is it because the neighborhood's "turn around" has been relatively recent and hotels take longer to plan? Something more political like anti-hotel residents? Is it just easier and more economical to throw up multi-unit apartment buildings?

Not sure of the answer daybreaker, but welcome to The Land!  

 

I know there was originally a hotel as a part of the Bridgeworks project (25th/Detroit)  but it's been cost-engineered out to a smaller apartment building that just looks like a Courtyard by Marriott. 

Until recently, hospitality expansions were not getting financed. Now apparently some are.

 

BTW, there's a pulse at the Hulett Hotel project. Mark Raymond, developer and owner of the property at 1468 W. 25th St. recently submitted a request for a certificate of disclosure for the neighboring property at 1452 W. 25th St., suggesting he was going through the due diligence necessary to acquire the property.

While we love the hotel idea and location we get the big time sads each time we hear the word Hulett.  Hopefully they will incorporate the Huletts in each room and public area design themes, otherwise they should try another name.  Maybe they can buy some the of the scraps if still available for use in an art or placemaking effort.

Surprisingly very little pushback against the Hullett, but Mark is a neighborhood guy and people like/trust him.

Short Vincent history fits their theme/design better. Short Vincent is also more living and restaurants than it is parking garages... sure, there are garages but there are also three massive apartment buildings, potbelly/shake shack on a corner, pizza on the other corner, hotel dining, hotel living... calling it parking garages and dumpsters is silly.

This street, with some more infill, will be one the most lively streets downtown.

Great photos @Paul in Cleveland this place is gorgeous! Went to their website and they offer Ohio Resident Rates so I will absolutely be planning a staycation once the weather gets better

I flipped a condo in 2019. It was built and equipped with appliances in 1965 and it wasn't significantly updated since. To enter it was a trip back in time -- and I found a buyer for the avocado green appliances who was practically foaming at the mouth over them!

Downtown hotel to have new operator

After 26 years in business, Downtown Cleveland’s Holiday Inn Express, 629 Euclid Ave., will close. But its already got a replacement lined up in the form of an AC Hotel by Marriott, according to a developer leading the transformation.

Wow Marriott seems to be on a spree here. I think within the past month there's been coverage of three new hotels from them:

  • W Hotel (Erieview/Downtown)
  • Tribute Hotel (Berea)
  • AC Hotel (Euclid/Downtown)

Also a Marriott Tribute in the Rose building. And Marriott already had a high portion of the downtown hotels (Marriott, Westin, Residence, the 9, Ritz Carlton, Hotel Cleveland, Aloft). I know Marriott is king but this seems like an even higher than normal saturation especially when you add these 3 new hotels downtown.

This is a really nice upgrade. AC hotels are usually very nice, sleek and modern with a public bar or restaurant component.

Agree. I travel for work quite a bit and stay at AC when I can as they are  reasonably priced, well designed and clean. It’s the perfect combo.

 

The last time I visited Cleveland, which was in August, I thought it was interesting that so many of the peer cities had an AC in the downtown area but Cleveland did not. I’m very happy to see that Cleveland is getting one.

I get that hotel brands/networks want to cater to niche crowds. Having an economy, mid-level and luxury offering makes sense.

 

But then when they start to excessively segment those aforementioned segments, it's starts to get a bit ridiculous in my opinion.

 

Like, why deal with all the costs associated with that separate branding?

For someone like myself who isn't too knowledgeable with different Hotel brands, how would you say the Autograph Collection differs from the AC Collection? 

And another Marriott brand soon to come as a Crain headline this morning (can't read more than the first sentence of the article-paywall) is trumpeting that Project Scarlet at the Rose Building in breaking ground in a month.  Will that make 5 Marriott brands downtown?  Que Blaine Griffin.😉

  • "In addition, Patel said he and his partners are heartened by other developments nearby, including Urban Meyer’s Pint House and Tom’s Watch Bar, which are set to open within easy walking distance of the Rose Building."

Basically Autograph Collection Hotels all have their own identities. The hotels have all different designs etc. none of them are the same. They kind of are all built with the personality of the host city or the building that it’s taking over (many are conversions). Autograph as in Signature* all signatures are thought of as different. AC hotels on the other hand are nice I like them a lot but the feel is VERY the same on all properties simplistic modern clean as a matter of fact that brand is one of the most copy and paste out there but it’s done RIGHT.

This is great. It will do mich to help pick up the momentum and help add some energy to this part of downtown.

 

Covid and the move of MMO have really killed the energy in that part of Prospect on non game days.

The Ohio City thread is locked so I am posting here.  It fits here as well, although the full discussion probably relates more to Ohio City in general given what occurred as outline below.

 

Dan Whalen was before the Board of Zoning Appeals this morning for a use variance for the hotel proposed on Lorain in Ohio City.  First the good news.  The variance was approved unanimously.  The troubling part was that Dan Conway and a Great Lakes Brewery attorney, among others, appeared before the Board to voice opposition to the granting of the variance.  This apparently came out of nowhere according to the rep from OCI.  The main issue was parking.  Blah Blah Blah.  You can view all the hand wringing on line.

 

Also, it was noted that the hotel design still has to win final approval from Landmarks, but apparently the Landmarks Commission wanted the zoning variance issue resolved before they considered it.  So I guess that is next.  I imagine Whalen's financing was/is contingent on the use variance being granted so hopefully that came now move forward smoothly.

I just asked about a streamlined process in the zoning thread. I thought the variance process was supposed to be fixed due to developers complaining about them and the extra cost. Also I hope this doesn't slow down anything. 

Surprised there haven't been any comments or discussions regarding Dan Conway and Great Lakes failed attempt to torpedo the Whalen hotel project in Ohio City.

Question for Zabaris mostly but for anyone who might know.  Is the Browns stadium drama having any influence on the possible skyline changing hotels mentioned previously?

The drama surrounding the Browns will have no affect on the skyline hotel project. If anything, the new stadium will bring many new hotel rooms downtown over the next few years.

Personally, I'd prefer the Browns stay downtown in a domed stadium, although that wasn't possible. Brookpark is a better solution for the market than renovating a deteriorating outdoor downtown stadium
