Assuming it will be new construction, what are the likely sites?  One of the surface lots in the Warehouse District?  The nuCLEus site?  Bedrock riverfront site?  NY Spaghetti House site?

Both, 5 star hotel with a residence as well. Would also be a game changer for the Cleveland skyline. Will give more info when i'm allowed to speak about it

Four Seasons?  They have opened in Baltimore and St Louis, so Cleveland wouldn't be too far-fetched.

Are you suggesting they are closing on the financing just for the hotel portion or the entire Erieview project?  It's been surprising to me that development group has not been before council yet this year to sew up the second prong of the requested TIF which they have said is a vital component in order to reach the finish line.  It was way back in October '23 that legislation was passed for the first prong of the TIF.

That was going to be the Delta Hotel.  I was a bit leery about that project.  The building dates back to 1964 and I assume is not in very good shape.

I'd love to see it go to one of these sites ...

  -  NY Spaghetti House site

  -  Playhouse Square adjacent (either south on Prospect or to the north with Greyhound)

  -  Flats East Bank, next to former E&Y Tower

  -  on Sumner & 9th next to cemetery

On the current Justice Center site! 😉

I know, I know, the availability of that site is several years out.

I was just about to ask...is anyone with the mock-up skills that I don't have whatsoever able to create a model of what a re-skinned Justice Center hotel would look like? That location was what came to my mind too.

I cannot find it now of course, but there's an under construction pic of the building that shows some interesting looking structural steel.  It's easy to imagine it looking pretty cool if it was somehow uncovered and visible under a new glass facade.

I can't wrap my head around a project like this...skyline changing hotel with residences? 

 

I would have thought a project like that is at least 10 years in the future if then and only IF we increase our growth rate. An investment like that in our downtown now either means a bigtime corporation is projecting bigtime growth very soon or they just don't understand development. I don't know what to make of this news but it is titillating.

 

And just to throw this out there, l wonder if the Browns leaving downtown would have an impact on projects like this? I can't imagine that it wouldn't. Downtown hotels are leaving a lot of money on the table if they lose that business.

I would love something on the eastern edge of Downtown to balance out the height and preferably on St.Clair. That street could use an injection of life

So wait are we talking about the possibility of two "new construction" hotels in the downtown CBD.  With the @zbaris875 Star bomb, The W and the Dream that would  be 3 new flags not currently in the city.  Crazy.

When you consider that zbaris87 always has great intel and TurnDev is now involved with The W,  and the Dream seems to be bent on expansion these all seem to be a real possibility. This could also mean that the Browns are staying downtown with a year round covered facility. Just speculation.

@zbaris87sorry to keep bothering with the questions, can’t help ourselves. You dropped a pretty huge bomb today. I understand you need to be tight lipped for now, could you atleast say the three sites being considered? Or if one is the favorite?

I have the developer's name and architect and will write about it if/when it advances further. I reached out to the developer a couple of weeks ago but they're not talking yet.

That is probably all for the best.  I hate it when a developer pops the cork in the infancy of a project, especially when financing is not a sure thing, and then we wait 2-4 years for shovels in the ground (if ever), constantly inquiring into the status and usually not getting good answers.

Even if the Browns move to Brookpark, the people that are going to the concert/special event or the Browns game that are looking for a 5-star hotel likely won’t find it over there. They’ll have to come stay Downtown and take an Uber to/from the stadium.

 

BTW, keep in mind, as of right now we are only talking about 10 or 12 dates the stadium is used. I doubt that will be the final decision of whether a hotel gets built of not.

I think you're right about Bedrock being the developer.  The RMFH provides a lot more play dates than the stadium.  Gilbert wants a place to park his players (residential section) and a place to park his friends (the hotel).  I could imagine one of those skinny, semi-supertalls rising by the river - 100 condos; 200 hotel rooms.  70 stories maybe?  (This is pure speculation; I know nothing.)

I’m imagining a building similar to the one planed as a part of 76 place in Philly (obviously next to practice facility instead of the stadium seen here)

That would be awesome. I know Bedrock wants to focus on the riverfront, but I'm hoping the nuCLEus site will be the next to be developed downtown. It is such a huge parking crater, even larger now that the neighboring parking garage has been removed.  And a tallish tower on that site would fill another gap in the skyline.

After reading comments I have convinced myself that the nucleus site is the frontrunner. They did just demolish that parking garage.
Zbaris87 did say a game changer for the skyline, to me that lot is definitely the most prominent

Certainly one of the more attractive places to live. Having the field house, ball park and e4th at your doorstep - and playhouse square a short hop - seems to deliver on the benefits of downtown living folks would be willing to pay a premium for. 

Or dock a cruise ship at the harbor.  😀

Meh I’d bet against not having another, including the one in Richfield we’ve hosted 3 times. With the last one being one of the most stand out All-star weekends being the NBAs 75th anniversary. Oh and not to mention the 3rd richest owner

Can't read the story but is this for real?  I don't believe Adam Silver would want this.  He is a fan of Cleveland, and his sister is one of my neighbors.

^ which cities do satisfy the requirements? It seems like it would be a fairly short list, less than half the league I'd think.

Superbowls are gigantic but I get your point lol. The 20 international flights requirement really stood out to me as outrageous. What’s interesting is I have never really thought of NBA AllStar weekend as some crazy big event. Isn’t it on par or even a bit smaller than MLB AllStar Event or a NFL Draft and such??

I really can’t believe these are actual requirements. A majority of billionaire owners agreeing to marginalize themselves? It really doesn’t make any sense. I don’t buy it.

What's impressive about those is you can argue that they are still less than what they could've been but being basically a year removed from COVID everything was slowly starting back up

I imagine the Ritz would be a big player...especially since it is so close to Rocket Fieldhouse.
