May 6, 20232 yr 20 hours ago, KJP said: Cleveland has designs on its waterfronts By Ken Prendergast / May 5, 2023 For much of the city’s 227-year history, public officials have been accused of ignoring Cleveland’s waterfronts and especially its lakefront. But now there’s a flurry of activity to turn conceptual ideas into blueprints which will not only help city officials apply for construction funding but to actually build what’s been proposed. Today, those funding allocations for nine waterfront projects were mostly recommended by the City Planning Commission for City Council approval although one was tabled until the next commission meeting. Several of those funding allocations are for construction or demolition to allow larger projects to go forward. ByVince Guerrieri February 22, 2023 at 10:32 AM EST The latest multimillion-dollar, multi-decade plan to reinvent Cleveland’s riverfront does not lack for ambition. Unveiled in December by the real estate firm Bedrock, the project promises to transform 35 acres of land behind Tower City Center, the city’s landmark former passenger rail hub, into apartments, offices and green space. more: https://www.bloomberg.com/news/articles/2023-02-22/cleveland-s-cuyahoga-riverfront-awaits-its-transformation
May 19, 20232 yr Well worth going through the presentation today. The amount of trees is absolutely awesome to see. They said phase 1 is the area highlighted above will be 5 years. The focus is bulk head restoration, working on open spaces first, getting needed infrastructure in. They’re focused creating the why you want to be here before building the how you’ll live/work here Also mentioned it would be a 3 phased development

May 20, 20232 yr Just now, Luke_S said: Cleveland Planning Commission wants Cuyahoga Valley Scenic Railroad connection as part of Bedrock’s massive riverfront project Published: May. 20, 2023 By Steven Litt "Early stage “conceptual” plans for a massive downtown riverfront development proposed by Bedrock, the real estate company headed by Cavaliers owner Dan Gilbert, won unanimous approval Friday from the Cleveland City Planning Commission. ... Friday’s vote came with conditions. One of the most important is that the city wants Bedrock to continue working with public agencies to explore the possibility of including an extension of the Cuyahoga Valley Scenic Railroad in its plans. Such a connection could provide a direct rail link from Tower City Center to the Cuyahoga Valley National Park and Akron — something planners have dreamed about for decades." https://www.cleveland.com/news/2023/05/cleveland-planning-commission-wants-cuyahoga-valley-scenic-railroad-connection-as-part-of-bedrocks-massive-riverfront-project.html Cross-posting from the CVSR thread
May 20, 20232 yr I think the most interesting part of this presentation is the phasing. Particularly the first and last phases. The first phase is shown above, and as a result of going first, is the most likely to actually get completed. The last phase is also interesting to note, because it the portion least likely to be completed. Shown below is the second to last phase. The few remaining towers are the least likely to be built. I'm happy these are the last phase, because these towers make the least sense to me, and I'd honestly rather have this area as green space. Another part that struck me as interesting is the service road. It seems to follow something similar-ish to the current canal road alignment. It's interesting for two reasons, one it should keep trucks off the main road (and possibly serve as a diversion route for cars if traffic backs up on canal), and two it seems like it could be an ideal route for the CVSR. It would keep the train away from pedestrians, the riverfront, and provide it an easy route to the heart of downtown. It looks like it runs under the new tower city / riverfront extension, and they could probably build a simple station underground right there. I've had concerns before that in routing the scenic railroad to the B&O station for example the city would be overly safety cautious, adding fences and the like, and effectively create an additional barrier for pedestrians to the riverfront. Routing on the service road would eliminate those concerns entirely. I still haven't actually finished watched the meeting, just glanced through the presentation slides, but I might have more thoughts once I do.

I’m against any plan that destroys the possibility of making Terminal Tower a rail hub again in the future. Not using the RTA viaduct for intercity passenger rail is a substantial underutilization of infrastructure. I’m very thankful for all the people working to keep the CVSR extension alive. That’s the decision Greater Cleveland has yet to make when looking at a transportation ingredient to two major waterfront development masterplans. One is the downtown lakefront development led by the Haslam Sports Group. The other is the Tower City Riverfront development led by Bedrock Real Estate. Both are supported by civic organizations and all levels of government. June 2, 20232 yr Author Bedrock riverfront phase 1 uses ID’d By Ken Prendergast / June 2, 2023 Plans for Bedrock Real Estate’s riverfront development alongside Tower City Center in downtown Cleveland are rapidly coming together after recent city approvals of its development masterplan. Those plans, albeit still at a conceptual stage, provide insights into Bedrock’s desires and thinking about what land uses it wants to include in its first phase. From those plans and other new information, it appears that the uses to be included are primarily ones that Bedrock’s owner Dan Gilbert can control. June 2, 20232 yr nice. I was thinking bedrock will need to come with some shovel-ready proposals before the city commits to infrastructure money. practice facility and condos downtown would be a big win
June 2, 20232 yr They need to get a SWHQ model into those renderings, to make me happy, if for no other reason.
June 2, 20232 yr Shinola (conceptually building B) is top-notch. We stayed at their flagship up in Detroit and they've built out an exceptional brand. If they do come in I'd expect it to be one of the most popular hotels downtown.
June 2, 20232 yr Love having the practice facility come back downtown. Hated when they moved to Independence. I think they did it to placate LeBron but I really don't know. And then condos? Anything for more owner occuppied housing and if it helps the cavs sign more free agents all the better.

June 2, 20232 yr sounds like bedrock will pony up at least in large part for the cavs facility and the detroit stuff they want, like the hotel, but what about these condo towers? do they need private investors for those? seems like a lot to bite off with the low mortgage rate era well over. however they do it upscale condos is a much needed add to the residential mix.

June 12, 20232 yr Author Astro to launch from a Hard Rock By Ken Prendergast / June 12, 2023 After sitting empty for seven years, the space at Tower City Center that housed Hard Rock Cafe in downtown Cleveland finally will have a new restaurant with a new theme, possibly as early as this September. But it took an invitation from Bedrock Cleveland to consider the site at 230 W. Huron Rd. before the new restaurant’s partners decided to splashdown there. June 12, 20232 yr ^Hmm. Color me skeptical-although I am personally not a big fan of "themed" restaurants in the first place. I go to a restaurant for the food. My thought is that a good sports bar would do best in that space. Take advantage of the year around sports fans just across the street. Try to attract an after game late night crowd with an actual working kitchen that is not about to close just as the game is letting out.
June 12, 20232 yr Author I don't have an opinion on the Astro Restaurant theme, but I do find it interesting the name and theme they chose for it considering the fact that Bedrock asked them to put a restaurant there.
