Iconic Skyscraper to Bring New Housing to Downtown Cleveland

Terminal Tower is a Cleveland icon with impressive credentials.

 

Work on Terminal Tower started with the second-largest excavation project after the Panama Canal and, upon completion in 1930, the 708-foot skyscraper was for decades the tallest building outside of New York. In popular culture, Terminal Tower featured prominently in the opening credits of films such as “Major League” and “A Christmas Story.” It even has its own Twitter account with more than 38,000 followers.

 

Terminal Tower is about to add another line to its resume: downtown housing. The building’s new owner, K&D Group, is leveraging federal and state historic tax credits (HTCs) to convert 12 of the tower’s office floors into 303 apartments, while retaining the rest as leasable office space.

Ken Till from @BedrockDetroit at @portofcleveland board meeting talking about May Co. renovations. Still mentions revamp planning for the Avenue at Tower City and riverfront land behind it (for those who have asked about whether possible casino sale will impact the real estate).

I don't think we need a clothing mall in that space per se. I'd like to see a smaller format big box store like Target, which could take up a lot of space. They're about 40,000 Sq Ft compared to 150,000. An Apple store could possibly do well there. There's one in Westlake, Woodmere, and Akron? A central location could do very well to serve the 100k+ day time working population, nearby neighborhoods, and inner suburbs. The space is really challenging, especially as the retail landscape is completely changing. It also has different challenges being an urban mall compared to a suburban mall, where it can't necessarily be repurposed in to residential space or a warehouse Amazon type space. Look at what Mentor is trying to do. They put in Round 1 in the former Men's Dillards. The space has a lot of challenges, but also a lot of potential.

I'm not sure what the deal is with Tower City.  It seems like they should be able to get decent retailers there now. It doesn't need to be high end. I'm thinking Old Navy, H&M and the like.

Down goes another store in Tower City- LIDS was cleaning out their location as I headed to Dunkin Donuts for coffee this morning.  A walk through a short time ago shows no hats/closed shop for Lids.

Hmmmm. Remember Gilbert has a plan for Tower City. He is supposed to announce his plans   ..... like a few months ago.

Remember He brought in Mr. Tyl to work on Tower City as his No. 1 objective.

Maybe this is the plan. Empty out Tower City. Replace it with a giant indoor amusement park. ???

Things are happening on the design end, don’t know the timeline for any sort of announcement.

@w28th That is good to hear, I hope it is will be something of significance. Tower City is an urban gem.

Here's a small but interesting and historical enhancement to the former Main Post Office building between Prospect and Huron at West 3rd....

The eagle statues once stood guard outside the 1898 Chamber of Commerce building that was at the NE corner of Public Square until about 1950. It was demolished for a parking lot last lasted for nearly 40 years (our first parking lot on Public Square!). Key Tower now stands there. K&D, the current owners of the Post Office Plaza office building, is bringing them out of storage and intends to use them as follows....

I think I've watched too much Man in the High Castle.  This is such a super cool building. Even if I'm generally underwhelmed by K&D's taste level I very much appreciate their ability to lease up buildings and get work done.

It's been offices since the early 1990s when it became the MK-Ferguson Plaza.

Is it possible to walk into the Post Office building and look around/is it worth it (are there any visible murals or anything significance)?

Depends, isn't Quicken Loans still in there?  I know they get bent out of shape about whatever mortgages they may be discussing.

No they moved to the Higbee building.

I could see the value in a streetscape project through that stretch of Prospect, but pedestrian only makes little sense. The loading docks for the Higbee building are on Prospect. Plus there are a bunch of bus stops that would have to be relocated.

I wouldn''t mind if the mall itself turned into a tech hub. What would have to happen for me is the retail shops on Prospect that are connected to tower city to be filled with at least the existing national retail inside the mall (T-mobile, Victoria Secret, Brooks Brothers etc.) I feel like they would perform much better as well.

Agreed--I'm all for traffic calming measures though

The company I work for (fairly large Cle-based GC/CM) has/had laborers at TC demo-img old retail spaces, including this past Sunday ( those of you not familiar with the Union building trades should know that Sunday work is double-time) so the heat is on to get these spaces ready for whatever's coming next; we've already been told by our superintendent that we've got more work coming at TC (not demo) later this spring/summer so something's definitely afoot down there.

I am excited to see the new project at TC.  Please keep us posted when you can.

As for what to do there, I have no real right to say.  But what I always liked about Tower City was that it was a large public--even civic--space.  Clearly they never got the retail mix correct, which is why we are where we are.  But seeing it partitioned into a tech hub when there are literally dozens of other more appropriate spaces to do that would be a loss of a civic amenity.

Why are people spreading rumors without backing themselves up with sources? This feed is a joke and I'm taking nothing seriously from it
