Great to see but it's really sad it's so hard to make such an amazing space vibrant.  The right programming is important but we need a lot more workers downtown - hopefully after the pandemic!

I am hearing they're pushing to turn it into an indoor concert venue like Kansas City's  Power and Lights district. Quite a few concerts already lined up as part of that Rock the Land thing. Hopefully it's successful and they go ahead with that idea.

Agreed. I assume the concerts are just a temporary thing until other plans come to fruition.  There are other underutilized concert venues downtown that can accommodate these performances.

Bedrock and the city have an announcement scheduled in one hour to announce plans for 'development and investment in downtown Cleveland." It doesn't specify the location.  I'm posting this here because Tower City is Bedrock's most significant presence in Cleveland. Doesn't mean that's where the development is going to be.

So far This seems to just be an announcement that they are moving forward with planning to see what the best use of the riverfront property is… I’m a little confused with the theatrics. Nothing has been very specific. 

It's a 25-30 year development featuring several thousand housing units, millions of square feet of offices, retail. Federal funding needed for infrastructure. A 15-minute city with transit and pedestrian accessibility is desired. Market will ultimately determine the outcome.
 

It sounds to me like they want developers to help make tower city more important as a hub by developing the 130 riverfront acres into housing for ~20-30,000 people and have government get the land ready to build on. 

Tuned in about 15 minutes in so I missed some but so far semi haliarious.  First question was about a time line and answer was 25-30 years so I will be dead,

This has been a weird press conference, not worth this crazy pomp and circumstance that they've put into it but that's my cynical take.

 

Really not a fan of a lame duck mayor and administration entering into LONG-term plans.

For better or worse, this sentence speaks volumes.  It reminds me of another quote that always stuck with me by Cass Gilbert, a famous architect of early skyscrapers.  "A skyscraper is a machine that makes the land pay."

No offense, but I'm always at how many people still have a riverfront casino on their radar. That crashed and burned a long time ago.

That was very odd. All vague sort of “we will begin due diligence and surveying” to start shaping this plan. I’m still not clear on the reason for this big press conference.

Me neither. But the fact that it was held the day after the mayoral primary is probably not a coincidence -- perhaps the biggest reason to reduce the politicization of it. But there was so little meat on that announcement bone that they probably could have waited until after the November election to make an announcement. The only other thing I can think of is that the federal infrastructure bill has not yet passed, so it may also have been meant to provide a kick in the pants to area Congressfolk and Senators.

i was wondering something like that, too. Between this and the lakefront design, is it possible there is no real plan, but they see the possibility federal infrastructure money and are rushing to make plans to look more serious when applying for a grants?

So basically it's just another pipe dream.

I imagine they're going after the federal dollars that are coming. Using some of that $500M to work the transit/infrastructure side would make the whole development more feasible.

At this stage, it's as much of a pipe dream as it is a guaranteed development. But they've laid out a roadmap of their intentions, and that's all anyone can do at this point.

I would call it a slightly more realistic pipe dream than we are used to. I say slightly more realistic because at least the major player has the $$$$ to pull it off with a little determination.

I have been associated with the Chevy Chase Land Company in the suburbs of Washington DC. The Land Company was founded in 1894 and has been actively developing its properties for 128 years.  I have no problem with long-term plans, especially with a company as well funded as Bedrock..

So badass they are proposing to reuse the old steam plant!

Nothing wrong with a long term plan, just wish there was something more concrete to begin with. This sounds like its "a plan to make a plan" which is the last thing we need more of in this city. I will remain optimistic as I do think Bedrock has the ability to do something great here, just think they jumped the gun with this big 'announcement' 

The timing may also be related to the TMUD application page recently going live.

 

This would definitely fall under the category of transformational. I suspect they'd need something more concrete than what's basically a master plan to be awarded the credit. Perhaps that's the additional info KJP is alluding to. Quicken's new local hq?

Hard to make out but they did include "Transit Center" signage in one of the renderings.

And it looks like the undeveloped parcel of the Landmark Office Tower is still undeveloped!  😕

So Cleveland is going to be stuck with a casino in an historic building in the heart of downtown.  Lovely.

While Cleveland is endlessly planning, other cities are building.  😧

I would wonder if the timing isn't mostly related to the election. Clearly Bedrock and the Jackson administration have been working on this for a while. Maybe Bedrock wants some actual rough agreement signed now so they can put pressure on both of the candidates to make pre-election commitments to honor the spirit of the deal. Seems pretty rational to want continuity in government at the beginning of a big plan.

The rendering looks very haphazard.  Its just a slapping in of massings of a bunch of boxy buildings along the river. 

  I’m leaning towards TMUD and federal infrastructure with the city’s desire to see higher downtown population as the reason for the announcement. 

   This throws another long development site possibility for justice center, Cleveland cliffs, and numerous other companies or organizations.

Granted, this is a dream, but dreams have to start somewhere.  This may not be as far fetched as it seems.  Downtown still has a demand for residential that shows no signs of letting up.
