the riverfront is obvious as bedrock can't be expected to fund the river bulkheads upgrades and etc., and bedrock can't build out without that done, so yeah thats thee big one.

 

and so glad to hear cvsr was remembered there, that was a worry.

 

cain park, nasa park and van aken 2 are also very interesting and well worth it for ohio to support developments.

 

we'll see, but its all on point and very good news so far.  🎉

The next phase of Bedrock’s Downtown Cleveland Riverfront development is proposed to feature a large, 17-story entertainment complex topped by a hotel. Dubbed Rock and Roll Land, it is the largest of seven Northeast Ohio projects and is seeking the largest award possible in the fourth and final authorized round of the Ohio Department of Development’s Transformation Mixed Use Development (TMUD) tax credits.

Awesome article KJP   -  This rock & Roll Land with hotel - outside of the hotel What is going to be inside this entertainment complex. This is right on collision bend not too far from the Cav's practuce facility and Global peak performance. This is the site where you had mentioned a shinola hotel a few years ago. Is the Qucken loans office bulding still on?  - you have been mentioning  that you don't think so   AND how about the CONDO's for athletes - Is that still on?

I think Bedrock has a great chance at this.  They are a world class developer with proven results. Dan Gilbert is the greatest sports owner/job creator this town has ever seen. Such a difference from that MAGAdope Haslem who not only wants to take the Browns out of Cleveland proper but also uses his money to influence our elections. Which has brought even greater damage. Also I wonder if the entertainment component of this will be COSM which just announced Detroit as their next location.

Sounds like you guys hit it on the button and maybe even more expansive with live entertainment as well.

The theater's name appears to be about 9-10 letters....

Also an outside chance that the Dream Hotel group is involved as this sounds like something similar to those plans with the masonic temple involved. btw Cleveland is still listed as opening  in 2026 on Dreams website. Although I do believe that Shinola would be the flag.

mostly kidding - but what are the odds they marked this text for redaction but did not apply them in Adobe - just a longshot KJP if the staffer rushed the redaction and sent you the original file without hitting apply.

Dream is looking elsewhere. Live Nation has had its eye on Cleveland for a long time, going back to 2014 when Stark first sought nuCLEus.

Not rushed. I've been bugging them for months for this stuff. Ohio Dept of Development's PR guy kept telling me they're reviewing the applications for redactions.

I would be happy with Live Nation for sure. Also I hope Rock and Roll Land is just a working title because that is like Rock-O-Meter bad, or The Creation Museum bad. So if it is Live Nation how about -Live Nation Presents- or something like that. Or just  ROCKLAND

seriously - yes!

With the first phase and this new proposal bordering Ontario, I hope some thought is being given to better connecting, at street level, all this new shiny stuff with the east side of the street and the rest of the south side of downtown.  Clearly, significant thoughtful planning will be needed to do it right, as it will be a difficult task.  Ontario is basically a wide traffic sewer and not fun to cross.  The issue of course is that it is a major gateway into and out of downtown. Just narrowing it might cause a new host of problems.  I am no urban planner so I really don't know what the solution might be.  I believe part of the plan is a new enclosed walkway between Tower City and the east side, but I would hate  to see 90% of pedestrian traffic being regulated to the underground.  Also, the walkway would not be particular convenient if you are at the new Clinic facility and other southern sections of the development.

I promise you 100% this is not  the Dream hotel. Working with them on another site thats Downtown, and this isn't it.

Have they issued RFPs for architects yet?

Now that SHW is nearly completed, the city needs to get cracking on development of those surrounding parcels on W 6th and St Clair.

All these new hotels...what do the operator's know that we don't? I'd be happy to see a skyline changing hotel and call it a day. Can't get too greedy now.

Let's not make threads about massively speculated development projects that are based on the word of a poster without any evidence. 

But I've already booked a room!  I am curious though. How many floors is this hotel to be?  I think that much could be revealed

we know - intended as continuation of playful banter on the subject of skyline changing hotel development.  When it is announced as zbaris87 implies will happen I am sure it will need a thread.

Hopefully Bedrock gets the full amount for this project. The Cavs / sports hospital facility is nice, but this is more the kind of thing I was hoping to see on the riverfront. Hopefully it can serve as an anchor for the rest of the proposed apartments / residences and can help push the later phases through the finish line!

What major project that qualifies for the full $40 Million is Bedrock competing against? I feel that this is the truest definition of transformative, taking a dormant, isolated piece of land and turning it into a vibrant space. This would be the poster child of TMUD.

Yes sir, residential is gonna be key here. But the Cavs and sports facility aspect ties into what I am hoping the City comes to represent for the future: a commitment to community health and wellness.
