I believe their first leases start this July on the second and third floors with subsequent higher floors coming to market every few weeks / every month til next spring as they work their way up.

So as they do construction on the other floors they will allow residents to live there? Interesting....

They took the same approach with the hanna building conversion.

^Same with Reserve Square.

Ah so I see that this is not out of the ordinary, that's intriguing to me.

Ah so I see that this is not out of the ordinary, that's intriguing to me.

What is also intriguing is the very bad smell emanating from this building. What in the world are they doing lol. It's like they're uncovering more and more "must" and there's a neverending supply.

I'm glad the angle of the perspective on the building portion of the logo aligns with the angle of the 7. I like it.

 

People often say this building isn't the great looking but it has a certain quality I really like. I'm excited to see how the interior turns out.

Yes, this is definitely the quietest conversion of the seven 10+ story buildings underway downtown. So quiet that I checked around to see what was going on with leasing.

 

According to forrent.com, occupancy is what's starting next month -- not leasing. Is this correct?

I'm curious which downtown buildings K&D will buy from the proceeds of selling off suburban apartment buildings.

A friend of mine moves into a suite on the third floor August first. He will be in the first group of residents.

Serious question.  Based on your professional opinion, what design approach would you have taken?

Eh, it may be nitpickng but I agree with 28th. All of our most prolific downtown housing developers seem to have pretty awful taste, IMHO, but fortunately they're mostly working with existing buildings and bound by preservation regs.

I'm not disagreeing, I strongly dislike it.  To me it's lazy and not very creative for a building in that location.  That why I'm asking how w28 would approach the branding of the building?

^Understood- I didn't mean my post as a direct reply to yours.  The obvious branding choice in my mind would have been to play up the buildings "Mad Men" era origins. The logo sort of does it with its font choices, but the effect is completely ruined by the arched "Residences at."  I realize K&D doesn't exactly have million dollar listings here, but it wouldn't cost all that much to bring in just a little marketing slickness.  They obviously paid a lot for a well functioning website with great unit layout info.

 

EDIT: and yes, I realize this discussion will seem extremely silly to many UOers, but some of us care even about the little stuff like this, and if we can't discuss it here, where can we :) .

"Now dubbed the Residences at 1717, the East Ohio Building lived its first life as a modernist office tower. The K&D Group, an apartment developer and manager based in Willoughby, bought the empty building last year and launched a residential conversion that should be finished next spring.

 

The first two floors of apartments opened on Tuesday. Doug Price, K&D's chief executive officer, expects to open two additional floors every three weeks, until the 21-story building is full. Half of the 223 apartments have been leased."

EDIT: I would like to add that I'm excited for ground floor retail to be implemented here, Superior is so car oriented that it drives me crazy, I would love to see a lot more retail be built on superior, but if memory serves me correctly there isn't much retail space available do to the building that exists there, kind of unfortunate.

superior isnt the worst street- but its anti urban nature is still far from anything near acceptable for the city center. Heres hoping the additional l7l7 residents help push the balance toward a more pedestrian friendly, retail oriented street.

I agree that it's not the worst but the lack of ground floor retail space built in the buildings boggles me. The street while only two lanes each way also seems too wide to allow for a pedestrian friendly street. Just my opinion though.

Al's Deli is moving into at least part of it. There's a sign out front. I don't know about the rest. There's quite a bit of space to fill

Is that the good Al's Deli (owned by Ghada and Al) across from the Galleria? Best place!

 

And SO much better than the Al's Deli/Cafe/whatever it is in the Penton Media Bldg., run by angry siblings who constantly yell at their workers. ;-)

Hi all -

 

Yes, the deli will occupy the Superior Avenue retail space. Al's Deli isn't closing the one by the Galleria. This will be a second location.

 

K&D still needs to fill a retail space on the south side of the building. I think it's roughly 6,000 square feet. There isn't much room on the ground floor of 1717 - the floorplates are pretty tight, and the common areas are much smaller than they are at other K&D properties like 668 and Reserve Square.

First, a big Thank You to K&D for taking an empty office building and giving it new life. I have never been a fan of most of the late 50's - 60's architecture, but since Cleveland has this building, and it sat empty for a long time, K&D is doing a great job of repurposing it.

 

Thanks to Micelle too, for the great photo essay. I really like the looks of the interior choices that have been featured in her photo essay. What K&D did to the lobby  is very impressive. I really like it.

 

The only thing I'm not a fan off is the logo.

I noticed some guys scrubbing on of the black panels on my way to work today. It looked like a test cleaning.    Are those metal or some sort of stone?

I find it very interesting that K&D chose to use the original recessed entry doors on E. 9 as well as posting the 1717 sign right over the acid rain marble etched with "EAST OHIO GAS" letters still showing behind the new 1717 sign.  Yah, inside we have nice digs.  Outside, ehhh...About a year ago the recessed doors on E 9. were a major homeless area and covered in Sh*t and P*ss.  I hope things will be different now... Optimistically,  I guess this is how change happens.  In the end, this is my day-time territory and I want it to be pulsating with urban life...

residences at 1717 offer high-rise apartment living in the heart of cleveland

Downtown Cleveland's residential population has reached 12,500 people, and apartment occupancy rates consistently hover in the 95-98 percent range. As a real estate broker once told me, "That's not really a vacancy rate, that's more like a turnover rate." Most buildings have waiting lists, and new properties continue to come online each year. Still, downtown doesn't have many high-rise apartment or condo buildings like you'd find in New York or Chicago, where you can perch above it all and look down at the vibrant, busy city swarming below.

 

Yet that's changing with the addition of The 9, which Fresh Water profiled last month, and the Residences at 1717, which we recently had a chance to tour. These units are under construction, with floors 2 through 5 now occupied and a new floor being unveiled every couple of weeks. Although the first residents have barely moved into the building, it's already 65 percent leased. The entire project, which features 223 units on 21 floors, is expected to be complete by March 2015.

 

There are two commercial spaces on the first floor of the property, which, by the way, is the former East Ohio Gas building at East 9th and Superior. One of these spaces will be occupied by Al's Deli, which is relocating from the Galleria. The other space is not yet officially leased, but K&D, the developer behind the project, is purportedly in talks with various potential tenants.

^ There are some really nice, old bricks that have been unearthed where the sidewalk was torn up. I just may have to liberate them from their prison.

Forgot to take pictures last night but I noticed Al's Deli is officially open in this building and has a really nice street presence. Does anyone know what is going in the street level space on the other side of the building?

I've dined at Al's twice for breakfast and twice for lunch already and it has some awesome vibe!  The menu/food is awesome, the view out to East 9th is awesome.  I'm loving this place - what a great addition to the 9-12 District!

A majority of the side streets off of E9th are parking garage dead zones.  :-(

It would be great to fill in all those garages with retail. But even if that's not feasible check out how unnecessarily wide the sidewalks are along Superior. One can envision some pop up stores fitting there, or perhaps even some more substantial retail frontage constructed parallel to the garages.
